Cocogor Everyone situation is different. My honest advise is to rent an apartment instead of a house. Understood you may live in an apartment in HK, you are looking for a change. It is too much work to keep up at a house especially landscaping. When you move to an another country, I will suggest to keep it simple. You may a full plate ahead of you. Expect the unexpected. Once you settle down and figure out what kind of life you plan to spend in UK, you may pursue different city, neighborhood and type of residence(detach, duplex, roll house) or apartment. Stay at newer build flat will save you headache on the repair.
I would not live near by a busy street unless you plan to have your windows closed 24/7. If you have little children, I will stay away from it. There is a trade off between convenience and privacy. High rise apartment tends to be more airy and have more natural light(it is a rare treasure in UK especially during the short duration of daylight in the winter time). Natural light affects our body clock and emotion. Smaller space and single floor will save your wallet on heating and cooling. I live in a single storey house. Lov’in it. I don’t have to get down to the kitchen to get a glass of water at night.
For new immigrants from Hong Kong, apartments with decent and clean decor is better for adapting the new life. For Terrance house , you will be unhappy about doing a lot of gardening, cleaning works. And the more serious of living in old age Terrence house is the maintenance work. There are a lot of problem on the old age house like plumbing, drainage, insects.....or even bed bugs. You guys will not like to live in a old Terrence house with a lot of hidden problem and so many extra works on gardening etc
You don’t need a big house for now. You need a decent and clean apartment. May be after you settle down in U.K., buy a lot of land and build a brand new house
Colindale lots of Hong Kees staying there. Few big chinese supermarkets. Must find property with off street parking so that your car insurance will be much cheaper. During winter time, Apartments are warmer than living in landed houses. Thus lesser cost for heating bills.

There are many cases reported, some stupid airlines just put the pets in the cargo area, which have no heat. The area could have -100C or lower in these area. Some pet owner paid extra for pets transport and ended up with a dead body. Beware!

Please check with the apartment management company to see whether you can keep any pet(if your dog will be coming over) because many flats in UK do not allow residents to keep any pet in the apratment
I live in a 100 years old house before. Even have a washing machine operated by burning wood fire. There are really spooky things. Kwai lo live from birth till they die. So they're quite attached to the house.

No service cost, only paint outside wooden window frame every 5 yrs, more privacy, sleep room at garden side is quiet, may hear sound of fly inside.

There is one thing hkers need to be aware you guys want to buy apartment within over 18m apartment blocks. Make sure the sure you ask about fire safety as there is a new uk legislation around fire safety towards over 18m which also applies to recently built development. This is based on what happened at Grenfell Tower a few years ago, which is the reason for this laws. Ask the agent about whether the building has had an EWS check? Which is a safety check. If not yet when will they carry out the checks. This legislation came out early this year.
Do you have to pay £2000 ( x3 ) every 6 months to renew your Visas ? Good revenue to finance the failing UK economy . Hong Kongers will need to work much harder in UK to cover the Visa fee .
I lived in Cambridge in the past and did not like it. The centre was full of expensive shops catering for tourists and nothing for ordinary working people. It was also too small and always packed, with lots of tourists and beggars. The university had a chokehold on the city - if they do not like something, then it simply would not happen. I was looking at moving away when my previous employer made me redundant. I got a new job in the silicon roundabout area of London. At the time, I thought: fast train to Kings Cross and 2 stops on the Northern line to Old Street, can't be that difficult right? Big mistake! In reality, door to door was nearly 2h each way. To add to the fun, trains were constantly delayed and standing room only (unless you get to the station 20 minutes early) and the tube was packed, and missing a fast train means a half hour wait for the next one. To stand a chance of actually being able to squeeze into a tube train, I had to get up at 06:00 to get the fast train at 06:45, arriving at 07:40. In the evenings, I would be lucky to get home by 19:30, assuming no train delays, etc. I finally decided to move after 3 months of this routine 5 days a week, and losing 10kg in weight. I know that trains are even more unreliable now, following the Thameslink project in May 2018. Honestly I cannot recommend Cambridge as a commuting town. There is not even enough housing for those working in the local high tech companies, let alone London commuters!
@@andyyu5957 : Well, to be fair. Most people who lives in Cambridge would get off on any of the stations before it reaches London. Esp those who works in the (financial) City. They take the Liverpool St route, and not the King's Cross one. Nobody uses King's Cross. Seriously. For me, I lived on Hill's Road (CB1) to commute to Great Chesterford. When I am done at work, I go down to London either to the theatre, or to meet my sister for a break, dine, then come back home, even before 9pm. 10 min walk, then I am home. There are cheaper shops in Cambridge, you just have to know where to go. i.e. Grafton Centre. And then in the middle of the city centres are your decent Sainsbury's or M&S. Big Tesco near Cherry Hinton. A chinese and a separate Korean supermarket on Mill Road. Plus a kind of Turkish/ Middle Eastern supermarket which stocks all the cheaper condiments which you would find in Malaysia... Yeo's etc. Curry paste. Coconut juice. etc etc. Honestly, Cambridge is very liveable. I say this with a comparative angle. (Just like, Western foreign food is more expensive in HK. Cos a lot is imported in. Swings and roundabouts.) You can eat Italian very cheaply in the UK. Have steaks and vegetables, quite easily. And salmon, or fish. Fish is not too pricey in the UK. You need to find a good fishmonger. On the weekend, the middle town centre is the fruit and veg stalls. The open market. Then you have cheap Fopp. (CD and DVDs). There is a Wetherspoons for cheap meals. A cinema. Buffet places for fixed dining near the cinema. John Lewis' is a bit pricy, but it has your usual bits and bobs which is cheaper. i.e. Buying sewing machine and make your own clothes. lol... Cambridge is the absolute Middle Class lifestyle ! Big Metropolis-esque like HK, it is not. (This place has people leaving their garden's fruits or veg on their front door for passerbys to collect...) This is how country-esque it is. There is also a small farm with a cow there as well. Lol.... Near the riverside. If you are between 21-30, then yes, you may find it boring, but if you want a job, and a semi-settled life, like 25-40, then I think that this is doable. Cos as you say, it is so small... So, for first time parents to do weekend outing with kids, to drop off in all of the above location, is very feasible ? (10 min from house to school. Can you do that in HK ? Honestly ?) To do a full shop, (Food and DIY, and gadgets, and haircut) by walking within a mile radius is kind of rare in the UK. There are lots of parks for kids. So weekend football, or weekend picnic with friends, and let children run around or play games is quite popular ? Very safe. In the summer, they have country fayes. Housing is an issue in Cambridge, but that is why you need to "know people know people". ;) You can live there for around 4-5 years, work your way up a middle-tier ladder, then leave to another location for managerial or director role already. This is why you have to consider what you are asking of yourself. No point letting a house to tie down your career path, no ? Europe is already a high-income country, so it is not like the mainland who is trying to build up to that level. It is going through another cycle already. So, this is why people would mobilise a lot more. Live where there is work etc. Or regeneration etc. The thing with HK is that, people do not downgrade. i.e. Sell and reduce overhead costs. This is a common thing in the UK. Change from big house to small house, and move to a more retirement area etc. Away from schools. Then let other families move closer to those schools etc. This is why housing do not have that big boom and big bust like in HK. (Or, at least, it should not...) UK runs along the economic cycle... businesses would literally relocate to make the figures work. So you do not tie yourself to a location, you chase where the business is.
During pandemic time, choosing independent house may be safer than a flat in a apartment building because you don’t share the entry door & elevators by having a door only you will use.. less risky to share virus

I think they should go to Cambridge, to be honest... cos it is green, plus it is small, and there might be jobs for Coco Gor in tech. He said he left MS. And MS has an office there. I like the Golders Green one. Cos that area, is indeed more family-friendly. Commutable to green parks as well, and more family outing events. Plus the schools are nearby. i.e. Within walking distance, if he looks around and check from house-to-school ratios. Can do without an actual babysitter or part-time nanny. More common for kids to walk to school up North. Not easy in London. So this is why people class those areas as family-friendly. It depends on if the council support more houses like that. Most kids come up North for uni, to have a better work-life balance in the end. Easy and walkable.

你看的區份是2010年后、倫敦市北部最大型住宅計畫區。而我看到面對有大草坪的應該是西南方向、是好的坐向呀!但是注意如果你長租或; 買房 (flat) 的每年額外費用 (约800多呎計)、Ground rent 約HK$4千多、council tax 约$17,000、service charge 約$40,000。
自住選擇排屋主要省略service charge、但日后如果想租就麻煩些、怕租霸、因為沒有管理處幫忙。
第二間3:50整體唔錯 位置絕對靚..個大草地絕對正..
唔好諗個啲有花園..個啲要打理過先住得人..打理少一陣都煩..唔打理又煩

我會先租Colindale的apartment, 之後再慢慢睇其他盤。如果買house, 可以睇睇new build, 倫敦周邊都唔少選擇, Surrey, Kent都唔錯。大草地,如果加埋coco就完美了!
以前起屋仲未識偷工減料,連啲做磚物料都好過依家新嘅,啲磚硬好多,所以先至能夠維特過百年。如果搵啱裝修師父,啲內部裝修應該唔會有太多問題。我同意樓上講的舊屋通常係喺啲比較好嘅地區,就好似香港島中環中半山你唔會見到新起嘅納米樓一樣,大部份都係過千呎嘅幾十年前舊豪宅。如果Coco哥先租後買佢係應該租啲新起嘅apartment然後慢慢揀間外圍近倫敦地區嘅屋仔,因為長遠唔駛俾管理費同塊地係永久業權。
第二間合適啲,有埋傢俬唔洗煩,個景有好👍仲有太陽照射間屋,無咁易抑鬱,同埋望著一片綠色嘅草地,小朋友都會開心好多;至於排屋萬一隔離屋有火災,就燒埋過嚟會好危險⚠️

For 生活來加拿大,for Margaret 讀書,我想英國好些,多出名大學又近歐洲。但為安全計,還是租住condominium 好些,適應了再慢慢决定住那裏。不喜歡英國又長又窄又斜的樓梯,好恐佈和危險。Good Luck and take care!
香港好多老婆出外工作,用開工人,去到英國要自己打掃煮飯湊女,真係又係另一考驗,做多幾年就習慣,不過好彩Coco哥都肯做。英國d樓雖然大過香港,但好多只得2房,其實寧願有3,4間細房,好過2間大房,CoCo哥生多個就又要搬,亞媽亞爸過嚟瞓邊,有間書房都好。

Coco 哥,移居外地,有能力的話,應該住獨立屋(detached house),在港已住慣Apartment 應該轉換環景,空間大些,前後花園,夏天可種菜,就算同太太有意見,一個在樓上,另一個在下層,可以冷靜下。我在90年代移民多倫多,初期都是租Apartment ,後來買了獨立屋住到現時,地方不大,兩層不計地庫祇得約2仟呎,屋與樓真是不様呀!

如在英國打工,靠打工收入應該要有幾錢月薪才有能力租2萬蚊樓?因收入越高扣稅越多。
差唔多係情侣兩人各搵£3000(如果一人搵錢,就要£6000),以前part time過地產一排,credit check 時租金同人工既比例至少要1/3先會批(唔合格既可能要一次過比足半年至一年既租)
小朋友話要走就走,内裹有些異样有問題

先租Apartment待你們適應環境才住House,若House隔離鄰居有小朋友才會令Margaret喜歡,這House花園完全沒有打理,住House人多才好,有寵物同Margaret住才好。

唔知而家租屋嘅practice係點,租金係咪包差管(council tax)?十幾年前租過一個one-bedroom apartment, 月租£675,council tax為£150左右(仲要係鎊對港紙@15嘅年代),由租客負責,council tax相對租金比例比香港的高。
一般租成個單位既係唔會包council tax。由於council既洗費係由council內既人口分擔,所以倫敦或大城市既council tax好多時會比小鎮平,因為人口比輕密集。我london兩房都係£110一個月,朋友住woking兩房要交成£280。

十幾年前在Manchester市中心一幢全新樓租了一個高層單位,到租約完結後agent hold住我嘅按金先知有council tax這回事。昨日好奇上網查過,當年租過的小單位council tax已升至£2,1xx一年。
@@ezzysime9726 噢,你其實都岩,council tax 係跟物業值分band, 由A至H,一般細或平既單位都係A或B,物業越貴(大)會比越多council tax ,但呢個係同council下既分佈。唔同council但同係band C有時可以差成個double,所以好多時睇樓會先問左地產間屋咩band,上council查左價錢先租。

Think outside of London like Cambridge. It's super for family life. Both apartments and houses sizes are super.
I agree. They look like they fit Cambridge. Small town, and commutable to London. Some people think it is too far, but it is fine...
I lived in Cambridge in the past and did not like it. The centre was full of expensive shops catering for tourists and nothing for ordinary working people. It was also too small and always packed, with lots of tourists and beggars. The university had a chokehold on the city - if they do not like something, then it simply would not happen. I was looking at moving away when my previous employer made me redundant. I got a new job in the silicon roundabout area of London. At the time, I thought: fast train to Kings Cross and 2 stops on the Northern line to Old Street, can't be that difficult right? Big mistake! In reality, door to door was nearly 2h each way. To add to the fun, trains were constantly delayed and standing room only (unless you get to the station 20 minutes early) and the tube was packed, and missing a fast train means a half hour wait for the next one. To stand a chance of actually being able to squeeze into a tube train, I had to get up at 06:00 to get the fast train at 06:45, arriving at 07:40. In the evenings, I would be lucky to get home by 19:30, assuming no train delays, etc. I finally decided to move after 3 months of this routine 5 days a week, and losing 10kg in weight. I know that trains are even more unreliable now, following the Thameslink project in May 2018. Honestly I cannot recommend Cambridge as a commuting town. There is not even enough housing for those working in the local high tech companies, let alone London commuters!
@@andyyu5957 : Well, to be fair. Most people who lives in Cambridge would get off on any of the stations before it reaches London. Esp those who works in the (financial) City. They take the Liverpool St route, and not the King's Cross one. Nobody uses King's Cross. Seriously. For me, I lived on Hill's Road (CB1) to commute to Great Chesterford. When I am done at work, I go down to London either to the theatre, or to meet my sister for a break, dine, then come back home, even before 9pm. 10 min walk, then I am home.
There are cheaper shops in Cambridge, you just have to know where to go. i.e. Grafton Centre. And then in the middle of the city centres are your decent Sainsbury's or M&S. Big Tesco near Cherry Hinton. A chinese and a separate Korean supermarket on Mill Road. Plus a kind of Turkish/ Middle Eastern supermarket which stocks all the cheaper condiments which you would find in Malaysia... Yeo's etc. Curry paste. Coconut juice. etc etc. Honestly, Cambridge is very liveable. I say this with a comparative angle. (Just like, Western foreign food is more expensive in HK. Cos a lot is imported in. Swings and roundabouts.) You can eat Italian very cheaply in the UK. Have steaks and vegetables, quite easily. And salmon, or fish. Fish is not too pricey in the UK. You need to find a good fishmonger.
On the weekend, the middle town centre is the fruit and veg stalls. The open market. Then you have cheap Fopp. (CD and DVDs). There is a Wetherspoons for cheap meals. A cinema. Buffet places for fixed dining near the cinema. John Lewis' is a bit pricy, but it has your usual bits and bobs which is cheaper. i.e. Buying sewing machine and make your own clothes. lol... Cambridge is the absolute Middle Class lifestyle ! Big Metropolis-esque like HK, it is not. (This place has people leaving their garden's fruits or veg on their front door for passerbys to collect...) This is how country-esque it is. There is also a small farm with a cow there as well. Lol.... Near the riverside.
If you are between 21-30, then yes, you may find it boring, but if you want a job, and a semi-settled life, like 25-40, then I think that this is doable. Cos as you say, it is so small... So, for first time parents to do weekend outing with kids, to drop off in all of the above location, is very feasible ? (10 min from house to school. Can you do that in HK ? Honestly ?) To do a full shop, (Food and DIY, and gadgets, and haircut) by walking within a mile radius is kind of rare in the UK. There are lots of parks for kids. So weekend football, or weekend picnic with friends, and let children run around or play games is quite popular ? Very safe. In the summer, they have country fayes. Housing is an issue in Cambridge, but that is why you need to "know people know people". ;) You can live there for around 4-5 years, work your way up a middle-tier ladder, then leave to another location for managerial or director role already. This is why you have to consider what you are asking of yourself. No point letting a house to tie down your career path, no ?
Europe is already a high-income country, so it is not like the mainland who is trying to build up to that level. It is going through another cycle already. So, this is why people would mobilise a lot more. Live where there is work etc. Or regeneration etc. The thing with HK is that, people do not downgrade. i.e. Sell and reduce overhead costs. This is a common thing in the UK. Change from big house to small house, and move to a more retirement area etc. Away from schools. Then let other families move closer to those schools etc. This is why housing do not have that big boom and big bust like in HK. (Or, at least, it should not...) UK runs along the economic cycle... businesses would literally relocate to make the figures work. So you do not tie yourself to a location, you chase where the business is.
倫敦啲樓真係勁,係其地區供屋既2,3倍.不過香港人鍾意倫敦鍾意apartment. 認同初到埗先租,不過之後買屋抵好多.
coco gor May i know would you look at Dartford area in Kent that is outskirt of London? Apparently, grammar school is quite good over there .
During pandemic time, choosing independent house may be safer than a flat in a apartment building because you don’t share the entry door & elevators by having a door only you will use.. less risky to share virus

Hi Coco Gor! With a small family like yours it would be more ideal to buy a house rather than a apartment in my opinion. I think it would be much better for Margerot.
I think they should go to Cambridge, to be honest... cos it is green, plus it is small, and there might be jobs for Coco Gor in tech. He said he left MS. And MS has an office there. I like the Golders Green one. Cos that area, is indeed more family-friendly. Commutable to green parks as well, and more family outing events. Plus the schools are nearby. i.e. Within walking distance, if he looks around and check from house-to-school ratios. Can do without an actual babysitter or part-time nanny. More common for kids to walk to school up North. Not easy in London. So this is why people class those areas as family-friendly. It depends on if the council support more houses like that. Most kids come up North for uni, to have a better work-life balance in the end. Easy and walkable.
