      A slow change to the condo HOA rules vs drastic changes requiring unnecessary constant engineering inspections. Get rich quick for engineering companies. Our HOA went from $1230/mo to $2865/mo. Crazy.

    Yes, someone will come to help you...when you pay that assessment. That is how the world works. You need people to do stuff for you, and you must pay them to do it. When my house needs repair, I don't get any grant money from the state.

    Florida's harsh environment of heat, rain and wind ensures that condo buildings deteriorate at a very rapid pace. It's even harsher along the coast with the salt air. Most owners can't (or won't) pay what it costs to keep these building in tip top shape.

      You nailed it! Property isn’t cheap to keep, and now all of these boards have gotten caught with their pants down. I guess it was easier than pissing off the residents by raising the HOA fees to cover actual cost. Pay now or pay later.

    What are condo owners going to do in five or ten years when the buildings need more repairs and maintenance? These 30+ year-old buildings are maintenance nightmares. Major repairs, special assessments, and increasing HOA dues will be never-ending. Best to sell out the entire building now to a developer.

    Condo owners should just sell and live like the rest of us that rent. They refused to pay for maintenance for 30 years. Condo prices need to come down. These folks likely have hundreds of thousands of dollars in equity in their properties, don't free too sorry for them.

      I'm in a condo for 32 years in another state, left Florida after hurricane Andrew. My HOA is $225 a month. Florida has many water and weather challenges which should be no surprise to these women. They weren't kidnapped and forced to live here, they made a choice and now want others to pay their bills for them.

    These people refuse to pay the maintenance needed for condos in Florida. Insurance should be high and HOA fees should be high. These people shouldn't get assistance but should be made to pay for the maintenance that they refused to pay for decades.

    Had they raised the HOA fees yearly instead of keeping them low and under funding the HOA reserves they would not have to pay anything today. There fees are doubling because they are finally having to pay catch up for years of poor management and not raising fees. In Florida they should force HOA to raise fees annually at least with inflation to stop this happening in the future. The reason they are hurting is not the government (who is trying to insure the safety of its residents) . Its the poor management of the HOA themselves.

    I can’t afford to live in FL. So maybe it’s time to move where you can afford to live. It’s called being a responsible adult and making wise financial moves. Don’t buy condos if you can’t afford to pay HOA fees. Anybody that’s complaining should have been more thoughtful about their finances.

    I have exactly zero sympathy for the condo owners who have been negligent for decades. Those high HOA fees are because they chose to neglect routine maintenance on their homes for decades. Now all of a sudden they’re being required to pay to fix their roofs and keep their buildings from falling down due to a lack of maintenance.
    A lack of planning on their part is not an emergency on my part. If those condo owners would have funded their reserves all along they’d be fine. They’re in this situation because they said, “I’m going to let the next owner deal with the leaking roof. I’m not paying to fix it.” every single year for decades!

    You pay association fees, each and every month for maintenance and then funds are allocated for such things as roofing and balconies…
    Where are the funds…
    Make sure special assessment fees are in your association rules ..
    Bylaws, etc.

    More time means kicking the can down the road. Too many HOAs have insufficient reserves. FL coastal environment is brutal on structures necessitating more upkeep.

    I left Florida after hurricane Andrew and moved to Sedona, Az. My HOA here is $225 now after being here 32 years. Florida has so many water and weather related challenges. I've never been in a bad storm since leaving there.

    So it's subsidy that has to be constantly replenished. Not all condos "kicked the can down the road" but why wasn't the new state law written in a way that grandfathered in the well run condos to begin with?

    The news stations are the real heroes here, bringing attention and light to the issues Floridian homeowners and renters are facing in this state where every insurance company and HOA have become predators. Who suffers? The very retirees who came to this state or live in this state for an affordable life.

      Really my home insurance went down so my mortgage went down by $72 a month this year. Maybe it's where they live or what kind of home they live in is their problem. I'm not having a problem at all. Even my car insurance went down and I'm older and retired.

    Never ever in all my decades of living in Florida have I ever even thought of living in a condo. The idea of paying for a condo and for people to tell me how to live and people all around me drives me crazy. I don't live in an HOA in my neighborhood either. I love the freedom. And I love saving the money. And I never thought any condo living was pretty. It's like staying in a freaking hotel or an apartment. Yuck.

      That's your opinion. I have lived in other countries and many other states in Florida is paradise. It is Paradise where I live I love my home I love the area I live in I have no problems here I am very very grateful. And no HOA and no stupid condo. I own a nice older large home with property and a big fence. And I just go 5 minutes away to go out and play on the river and 20 minutes to work so no issue for me. Or my spouse or my children.

    It just seems like they expected a huge amount of changes, in a very short time. Changes were needed and reserves did have to be mandated and written in stone. However, this was a drastic evolvement, for which few could have been prepared. Are corporations expecting to get buildings dirt cheap???

    Florida use to live off of the backs of Seniors being a low tax state with no income tax. Seniors paying property tax on their home or condo subsidize the local schools. Seniors need only services like fire and police, roads and parks. The Seniors will leave and have to go back for affordable housing in the rust belt or northeast. If you think we have a traffic problem now in Florida, just wait when everybody has to go to work in the morning.
