This is an important discussion. We've been programmed to think home ownership is always the best option. It's not. It might be for some people but it needs more careful thinking rather than automatically making the decision to purchase the home.

I think everyone should own atleast 1 home.
Pros
1) Provides roof over your head.
2) No capital gain tax when you sell it. (Best tax break advantage)
3) If you want to rent it, in about 5-6 years statistically yours rents will cover your mortgage.
4) Interest rates won't be 5 percent forever. Once they are lower you will see some appreciation.

I am in India, but have most of relatives in Canada. I enjoy your programs very well.
My observation, your most of programs revolve around only home ownership and related topics like mortgage etc because that is what our community understand.
I think you may start programs on other investment opportunities like shares, mutual funds, savings plans like RRSP, resp etc etc.
Let our community know little more than what they already know.

Cost of money borrowed is another factor, the down payment you give also have potential to earn interest or possible returns if invested in stocks or even in mutual funds. Also actual amount paid to bank is maximum adjusted towards interest initially and the principal amount reduces negligibly.
Renting is always better, from financial point of view.
My close friend bought a house below his affordability recently and still feel tight.

Real estate agents do ask buyer to buy, it’s the buyer who always have chip on their shoulder that they need to buy house otherwise our desi community will always consider them as a failure!.
