    There is much to be said about Greenwood Ranches. These offers all seem so sweet intitally but peel back the layers and you will see something entirely different. First of all the land starts at $39,900; that's starts at $8,000 an acre. Insanity. These type of deals are geared towards people who know little about real estate especially in the deserts. These groups go in a buy large parcels for dirt prices and subdivide them. I have brought desert property actually in Kingman (the property they are trying to sell is in Hackberry which is 35 minutes from Kingman and over 2 hours to Walmart in Parker) I paid under $1,000 per acre and is virtually the same. You may want to do a little research yourself if saving a ton of money interest you. All the services they mention can be provided for under $2,000. I'm still in shock by "starting at $39,900". What is the world coming to.

      Hi Rukin, I am 33 minutes south of Huckberry. My property is in Kingman but it is 8 miles north from the center of town. Hope that helps you.

      I know. They’re making a fortune on this stuff and people are paying these insane prices because somebody is telling them they’re getting a deal. Deals like selling the Brooklyn/London Bridge

      Manny, you seem like you know your stuff. I need some advice. I live in East Idaho, early 40’s kids are in college and it’s 21 degrees. We bought a trailer that we’d like to have in AZ some place like this that we could work, ride our UTV for a few weeks at a time. How do you get a deal like you’re talking about?

    Having lived in AZ my whole life. I can tell you that drilling a well for water is no guarantee that the water you hit will be safe to drink. There are so many places in AZ with contaminated water.

    My folks bought 40 acres out near Kingman many years ago. It is HOT there. They showed you the greenest month. There is no water. You can drill but you won’t hit water before you run out of money. We knew many who tried. Water will go up in cost as the drought gets worse. It’s pretty if you like desert. Kingman is pretty far from everything really, though.

    Thanks for the information on this property. It sounds really interesting. We are full time RVers and have definitely thought about a home base. Our son lives in Las Vegas and our daughter in Phoenix so it would be a great location for us. About the weather ; I looked up the temperatures for this past summer. There were 2 days in June 2022 that were 100 degrees (dry desert heat is different than with humidity), July 9 days 100-103, August 3 days 100, September 5 days over 100, none in October, so 19 days of 100. We lived in Albuquerque, NM 40 years, it’s the high desert. The temperatures aren’t that bad, no humidity. There are nice cool evenings there too. Just thought someone out there might be interested. The water situation does concern us though. Again, thank you for making us aware of this property and asking them the right questions!! ~Janice~. 😊🇺🇸

      Indeed... Los Vegas is in danger of running out of water in the near future.
      Water is LIFE... assume nothing. The trend is a drier WEST.

    I have to post my note of caution. I followed up with this AZ outfit out of interest. Regardless of my requests, I have only received generalized but "heavy sales" texts and emails from Eric Pozniak. I can't even get a highway map of the location. Of course I also asked for a layout of the development to be able to visualize where this section of sales was going to be -- to know if there are even roads -- but got nothing. I'm left wondering if they also sell beach front property in Arizona.

      I’m heading there on Sunday to take a look at this opportunity. Sure, $8000 an acre is competitive! I’ll keep an eye out for “cheaper” more affordable land in the same area….. but, as I’ve been looking for 5 acres and more for months now. This isn’t unrealistic or uncommon.

      @@marcusaponte1287 Best wishes on your search. Keep your eyes open. I used Google maps to become familiar with the area, especially the satellite view. For the location, search for "Greenwood Road, Hackberry, AZ". Be sure to search south of the 'development', where you should easily note similar scratches on the land representing roads. Before making any commitment, be sure to understand restrictions. The seller may not be required to tell you that buildings are not permitted, or that there is no water regardless of the well depth. That's why Eric says he suggests water being trucked in. And just because there is a high-tension powerline running across the property, does not mean you will ever get electric service.

    My wife and I went full-time 2 years ago, and although we love it. There are times we wish we had a place to stay once in a while just to re-energize ourselves. We rented our house out because we didn't want to sell just in case we didn't like it. This could be an option depending on where your subscriber lives.

    Be in Kingman AZ in the summer and tell me how cool it is even at their claimed higher elevation........NO THANKS....Far as im concerned and am familiar with the area, you will not use this place much in the summer i dont care what your told ....Im not trying to sell you anything, they are....

    I would suggest that people research Kingman AZ before buying. Looks like great land, but the city itself is not great.

    I am very critical of Mike and Jen for their recent flogging of these types of projects. Pretty obviously they're getting some kind of remuneration right? 1) the prices / acre are ridiculous for the locations if you ask anyone who is familiar with the actual areas. 2) this one in particular, Greenwood Acres, is located in a county and area where water availability is just about at catastrophe level. Aquifer is being depleted rapidly by massive farming (e.g. alfalfa) enterprises, who often ship the alfalfa overseas to feed livestock; delivered water is being cut-off at the source by source owners whose own supply is running out. Best case, if you can obtain water, is that price will keep increasing. STAY AWAY FROM THESE DEALS, and Mike and Jen you should stop promoting these.

    Mohave County allows short term RV camping on your land for up to 14 consecutive days! You can also spread that out over several weekends, so long as it doesn't exceed 30 days in a calendar year. This is a typical Arizona land scam.... $40k for 5 acres is very over priced. the land taxes mentioned are not on a $40k lot, but on the lot before it is sold. Plan on water haul, wells start at $25k and go to $50k if you strike the first hole. Septic systems start at $10k and go to $25k. Count on lot assessments for utilities. Trash disposal can be a problem so plan on hauling out what you bring in. There are fire season restrictions. KRMC is just a glorified urgent care center. Most of us locals are scared of the place. Plan on going to Vegas or Phoenix for medical care. Starlink is the only way to go. local phone company only at 1mbs while Starlink runs at 50mbs... Land in AZ doesn't go up, often goes down.... sorry....

    I had the introductory visit with them and the dealbreaker for me was that you cannot live on the property year-round in your RV. You have to leave after nine months. Is that the case where you are Mike and Jen?

      No. Our 5 acres in Middle Tennessee have no such restrictions. We're there now, in fact. We can stay as long as we want, whoever we want, in our RV, in a cabin or bardominium or whatever we want should we decide to build some time.

    The diesel production in the US is actually up, what they left out of the article is Energy Traders are selling and shipping to Europe. The AZ properties look very interesting could be a good spot for those of us in the northwest to winter.

    I lived in AZ the past 20 years. This is a tough area to live in where these "ranches" are located. Ask lots of questions and go see it in the months you want to be there. Kingman is not a destination, go check it out for yourself. It is very hot and dry there.

    I have a comment. I have heard other people talking about the diesel shortage. What they are doing are extra easel is being shipped to Europe. And as long as we're making production we should not have a shortage. Of course diesel is a byproduct of gasoline. So if we're short on gas then we will be short on diesel. I drive a semi truck and have not had any issues getting fuel in the southern states. That's normally where I drive. So I'm not sure if the diesel shortage is real or a scare tactic. It's always good to be safer than sorry though. Thank you for your video have a blessed day

      Jessica - check your facts. Diesel is not a byproduct of gasoline. Diesel and gasoline are products of crude oil.

    What about the water situation. Cost of drilling a well? . Haul in water? I would think hard before investing in Arizona RVLand. Are septic tanks available.

      I heard the cost of drilling a well in AZ will be about $30k or more. He stated 4k gallons of water will cost $ 240.00 by tanker delivery.

    Lots of land in any state depends where one purchases it, typically rural areas are cheaper. Evidently water is a problem, drilling and finding it there in Arizona. Like they say why Phoenix is over populated and the other cities are a lot smaller in Arizona. Why there's lots of snowbirds. Anything over 100 degrees is extreme heat. Your electric bill will be sky high. Why people stay in Quartzsite in the winter time, it's free for 3 mths.

      The salesman said there was contractors for septic.. If the ground is tested to show it will absorb liquid, then a septic tank and drain field can be installed just like any place else in US.

      You have to install those yourself. You are buying RAW LAND at very inflated prices.

    Please do more research before spreading Fox News misinformation . 21 days is not an uncommon storage amount. If you look at the previous 10 years you will see the up and down quantities. This amount is the amount we have available if every source shuts down. Telling people we are running out of diesel causes a self proficiency.
    I appreciate everything you do for everyone. 99% of what you share is fantastic. Keep doing what you do best.

    Around William's, Bob Well says you have to pay a permit fee to camp on your own land for 6 months.Then move out. After you already bought it. I don't think think so, then all the thiefs if you leave anything behind.

    Just a word of caution. I have friends that bought a place in Kingman Arizona and one problem that they've run into is that the Contractors have two different prices. One for locals and another for Californians. I'm not sure if costs could be higher if you're from a different State than California. I do love what I'm hearing about this place. Wish I had the money to purchase property myself.

      IF you own property in Arizona then you are NOT a Californian, you would be a Arizona resident.

      @Janet Folkerts yes, but their primary residence is still in California, and when they attempt to hire a contractor, they have found that contractors tend to give them higher bids because they are from California. They intend to eventually sell their California property.

      IF there is no HOA why would you have a monthly or annual charge ?...You are buying land without a HOA there should not be any monthly or annual charge. I once owned property and there was a annual fee for volunteer fire department that of course I paid in case my house ever caught on fire. This property has county maintained roads, that means ambulance and other county services are probably available.
