Tbh nakakalula yung numbers and it's scary to think how am I going to pay that off if ever I decide to buy a property. How will I know if I'm ready to buy a property? In your case, how did you know that you're ready and already capable?
One of the ways to determine if you’re financially ready to buy a property is to use the “2.5 rule” suggested by financial advisers. With the 2.5 rule, all you have to do is multiply your annual total income with 2.5. Yung answer, iyon yung price ng property na kaya mong bilhin.
So, for example, if you and your co-owner/s annual income is P1,440,000 with taxes and other deductions already deducted. Simply multiply it with 2.5 and you’ll get P 3, 600,000. Yung P 3.6 million, yun yung kaya mong bilhin. But take note that there are also other costs associated with purchasing a property so you really have to financially prepare for it before it gets turned over 😊

@@josemigueldionora237 yes, just the selling price but if you’re buying a ready for occupancy property, government transaction fees should already be included 😊

@@marjdeasis3790 just a guide if you're wondering in what price range of property can you afford. As explained, just multiply your annual income by 2.5, e.g if your annual income is 1M then you can afford (in theory) a property worth 2.5M.

Start ng payment for bank financing pag complete na po yung downpayment for the property. For example, P 5,000,000 property tapos 20% deferred downpayment in 60 months, sa 61st month start ng bank financing so dapat mag-apply ng bank loan at least three months before the balance is due 😊
