If u invested in these areas appx 10-15yrs ago, especially during the last property boom years 2011-2015, even today, u might not turn a profit or meaningful profits after selling (nett all selling & holding costs). Whereas if u have invested in outside City Center areas especially those places where there are High local demand (Both SG & KL/JB) 10-15yrs ago, high chances u are sitting on nice paper gain & if u wish to sell, the demand is high (Mostly genuine own stay demand).
