Really great video James, thank you for putting this together. I just have a question about the smart bulbs in the bathroom... specifically about the nightlight feature. In your experience do they work when the lights are switched off, or would the guest have to leave the lights on for it to work? I suppose you could always inform the guests that this feature exists and to leave the lights on to take advantage of it. Alternatively, you could just ad nightlights in the bathroom.

It depends on the bulb itself, but most will work whether the switch is on or off! You could always add a note in the welcome book for your guests as well.

One of the best videos on RUclips on this topic! Awesome suggestions! Where are you posting the How to Videos? RUclips? Do you create a private channel? If so, can the guests still access the private channel videos?

Glad it was helpful! I post them on Vimeo (RUclips will work fine as well though) and just set them so that anyone with the link can view them. Then I just add the links into my guestbook and whatnot and I'm good to go!

Is it possible to co-host Airbnb properties in the USA and the UK while living in Asia?

Sure! We’ve got lots of students managing properties remotely.

Actually you have some really smart tips, thank you so much. Portable A/C and heater great idea. I've stayed in Puerto Vallarta which is very tropical and our air went out, this would have been a perfect solution. I plan on running an Airbnb there, and will definitely utilize these tips. I've seen so many 5* units get shot down in the reviews because they couldn't get the A/C repaired fast enough. QR codes linked to instructional videos also perfect.

Definitely the way to go to avoid those negative reviews!
