Great design. I would change it a little bit and put de valcony at the end of the hallway, so that it gives you the sensation of a largaer apt, and if you had a messy kitchen it wont be seen right away you and it will give you some time to clean the mess if you come inside with someboody else. Plus, it gives you the opportunity to talk closer with your guess if you are cooking something.

We should move from traditional, century old mentality. I would not recommend this design. There are many flaws in the design conceptualization. Out of box thinking - Flaws: - Parking - 10 is not enough, minimum should be 20, additional to be on Rental basis, 1st come 1st served. - Gallery is waist age of usable space, like for storage. Also the width restricts, moving large furniture. - Removal makes the living, dinning kitchen without walls. A big room, creates an open ambiance.(Reduces cost of construction. - For seniors, Escalator or Lift is Mandatory. - All car ports should be covered & Lockable, may create more storage space. - Bed room to be designed to provide spaces for functionality and not for dimensions to include + space for two beds + full height wardrobes for two adults (her & him) + cozy working space for two (remote jobs) + By the window sitting area with coffee table + Lady’s Dressing area including full length mirror, with proper dressing lighting falling on face from front. + Lots of Windows, for Natural lighting, ecological green house theme. Conceptualization: - start from basement - (100x100) for Covered Parking, Utilities, Rain Harvesting Tanks, Ecology /Green house equipment spaces, some storage. - in the center of the lot, create two storey Town houses in a pentagon form, + ground floor - Bedroom, Bathroom, Storage; + First Floor - Living, Dining, Kitchen (no separation walls), extra bathroom. + Ceiling of First Floor >> Second floor - Sun Room & or a Green house for self sustaining Organic Kitchen Garden - Spaces around & inside 2 Pentagons + Drive Ways, Walkways, Exercising Bars, lots of greenery (Nature), fruit trees, flowers, Barbecue pits, Picnic chairs, Tables. + Rain Harvesting covered drains I would think this will be Happy Community, because all amenities are included, even in a budgeted project. Good point. We actually struggled with a alternative position that wasn't in the way of the kitchen traffic. The sofa can be a single side sofa or day bed sofa so a more comfortable TV use
A house or apartment with only one bathroom should ALWAYS have a bathtub, not just a shower! How do you bath s child or soak when you have an injury/to relax, for women's body stuff or to hand wash some items (especially since there's no washer/dryer in the apartment? The windows need/should open. Most city building codes for low rise apartments require that windows open.

Hello Mohamed. Thanks for your question. For a mufuna mpola, this would cost about 450M for luxury/ premium to construct. But that cost is relative to the materials and finishing chosen. So the price would range from 280M for basic finishes to 450M for top of the range materials.
We also include offer and accurate costing document (Bills of Quantities or BoQ) upon request. This includes every possible cost you would incur and since its available as an excel document, you can change the costs based on your builder or material choice to see how much your project cost can change
This is wrong... -37 m² units devoting 7 m² to a long, useless internal corridor -full kitchen but no dining space (or say goodbye to the lounge) -bedrooms facing the street (=noise) or the access pallier (no privacy) -unnecessarily long pallier (access to units)
That's true. We addressed this with a new design that eliminated the entire corridor, has access into each unit off a central landing that has both stair and an elevator. Better space saving

The kitchen is ridiculous for this size unit. Lose the double sink and put a single one in the corner. No one wants a balcony that’s looking at a parking lot so I’d ditch them and extend the interior out; then put in a Juliette balcony for fresh air.

Totally correct. These where designed for short stay rentals like Airbnb. However we chose to have over the bathroom loft storage for long term rentals. This is available in a customised design.
Likely you are unaware of the location of this designer, many of those things you mentioned aren’t necessary Furthermore, I lived in Toronto and NYC, designers there have fit all what you said into smaller footprints than this, copying cities like Hong Kong and Tokyo 😅 Places that would make this place look large
Congratulations! You have spent time, energy, and probably some money making this video. Apparently, you ran out of money for brain power. This is a lousy floorplan. There is no place for a kitchen table, unless it is parked blocking the back door. The microwave oven is parked on top of the fridge. Most people have a hard time moving containers of food in and out of microwave ovens that are set high up. Also, it's a serious safety issue when removing hot foods and liquids from so high up. In the bathroom, only someone built like Twiggy can easily squeeze between the shower and sink to reach the toilet. This can cause full bladders or bowels to let loose before people can get to the toilet. In the bedroom, if a second night stand is wanted on the far side of the bed, or even just some room for making the bed, it would be necessary to block the bedroom door by shifting the bed over. Although the place looks nice, these flaws make the layout unusable. And please designers, put the microwave ovens at counter height. More people can reach it then and it's safer to move things in and out at that height. Also, those little cupboards usually put over the fridge are unreachable without a stepladder. Please put a drawer under the fridge instead.
