Thank you so much for making this video!!!! Just a few questions if you can answer them. I’m planning this for Watcom County (Bellingham WA) so maybe it’s very different? It’s especially difficult since the property would not be within the Urban Village Zoning area which makes getting a permit unnecessary or maybe just easier. For JADUs it sounds like the requirements in terms of utilities would be much more lax. What would those be in general? Could I have a bedroom and a composting toilet without the kitchen and plumbing as a workaround to all the strict requirements? Would that still factor into the number of carport areas needed per dwelling? I was also wondering whether I would HAVE to live in the ADU if it’s just a room. Mostly hypothetical since this isn’t the plan I have in mind currently. I’m thinking of getting a property to rent out while I live in a DADU/JADU/ADU etc and I find it difficult to work out the details so this is very helpful!! I’ll probably think of more questions but if you’re willing maybe we can communicate offline or via email? Thanks again!

Great Video Zach! This was so helpful where my husband and I have been considering a DADU. With your experience as a real estate agent, do you know how how the addition of a DADU would impact sale of the property? Would it be difficult to sell? Are properties with rental income potential or options for multi-generational families highly sought after? Also, I've read appraisals for ADUs are often low, which can have an impact on lending. Do you know of any lenders in the Seattle are who are tailoring products to financing ADUs?
Hi Martha, DADUs and ADUs definitely increase value of a property given the rental possibility. With that said, the added value of an ADU is specifically difficult to quantify because they are typically just part of the existing home. They are not legally a duplex, so homes with ADUs are typically just looked at as having a second kitchen. This adds a little value, but not very much. Some people are able to build DADUs and then turn the two structures into condos and sell separately. That's where people see the greatest returns.

Financing for homes with ADUs and DADUs will be treated similarly to financing a single family home since they are not legal duplexes.
