Congratulation Kelvin and thank you for the educational video because though I consider myself an investor with a bit of experience, I learned something from you. One question: your 5 recommendations are all property stocks although they are ‘diversified’ in terms of type of tenants, what are your reasons for not diversifying with a mix of manufacturing, biopharma, technology or commodities etc?
For dividend stocks, i prefer to buy sg dividend stocks. Normally reits will give better yield. For oversea stocks, right now I'm focusing on tech stocks. I didn't diversify because i felt that i understand the companies enough to not need to diversify away the risks

hi Kelvin, I would like to ask... normally how long does a company pay out their dividends after announcements, and does it directly go into the linked bank account or goes through the route of CDP then into account? normally is this automatic or do we have to fill up a form to indicate?

- For 2021 2Q dividend, they announced 5 Aug, record on 13 Aug, pay on 26 Aug. So it's within 1 month
- if you are using cdp linked broker to buy, you can specify where you want the dividend to go. Otherwise for broker like tiger broker, it goes into the tiger broker's account

Over the long term it has been going up. The past year dropped due to the pandemic, so i would expect it to continue going up after this event.

Hmm.. it is definitely stable but the dividend yield is too low in my opinion. An alternative is to pick the top few stocks in STI ETF to get a better dividend yield.

Thanks loads for your sharing. I am very keen on your REITS sharing for Mapletree Logistics and Mapletree Industrial. The prices of both shares have dropped since your sharing in Nov 2020. I wonder at today's ( 14/4 2021) price of $1.97 and $2.83 for ML and MI respectively, will it move back up soon or in 2021?
I can't predict short term movements. I only know they are good companies, and stock prices for good companies tend to go up over the long term

Hi Kelvin. Thank you very much for your videos! This one in particular got me interested in investing in REITs to build passive income. I got a few questions that I hope you can help me with. One is whether there are anything I should look out for when buying foreign REITs listed on SGX. Next is whether foreign REITs listed on SGX pay dividend the same way (the dividend will go into my brokerage account directly)? I am currently looking to buy Prime US REIT and Cromwell European REIT hence these questions came to mind. Many thanks in advance! :)
Just apply the criteria to see if they are good or not. But from what i seen, the foreign reits were not as good as local reits, not too sure why. The dividends will go into your bank account as per usual

Yea, it sort of only keeps up with inflation only. So my range is around 2.5% - 6%, any lesser than than i'll ignore

It depends what are looking for, if you want very very stable very slow growth company, haw par is good. If you want consistent, fast growth company, haw par is not ideal

Yup you could if you want to. I feel that stock price and dividends will reflect the company financials over the long term. My method to find good companies based on increasing stock prices and dividends, most of the time, you'll be getting good companies this way.
Let's say if a company is good and making money, over the long term, the price will go up. Conversely, if the company is bad, over the long term, the price will fall.

Capitaland stock price is flat for 10 years.

I would factor in inflation. Lets say a stock doesnt raise dividends n stock is the same for 8 years, after 2% average inflation, its as though the stocks are reducing dividends every year
