      And that chart you showed at 5:13 is a great example. Look how steady things were until about 1980 and then the trend was straight downhill until President Obama came into office in 2008.

      Very true! Reagan’s policies continue to transfer wealth from the middle class to the billionaire class. Prior to 1980, those in their 30s controlled 21% of the nation’s wealth. Presently, those in their 30s only control 4.6% of the nation’s wealth & this share continues to shrink. We need to bring back democracy. We need to pay closer attention from whom our politicians accept campaign donations as that is whom they serve & that is where the nation’s wealth will be directed.

      You still have to pay property taxes and the homeowner’s insurance. With the inflation increasing, you will still need to find money. You still have to pay car insurance and car repairs. We will til we no longer can. Retirement is not going to be enough.

    I am 55, single and no kids. Been working 40+ years and never made a lot of money...and still don't. But I always lived within my means, paid cash for "wants" in life or didn't buy, made meals in bulk to freeze, have a reliable, inexpensive vehicle that I keep maintained, bring my lunch to work, drink wine out of a box (LOL), and the financial cut back list goes on and on. Today, I am debt free, own my house and throw most of the money I make into my savings with a couple of home improvement splurges a year. It's been a long and hard road and will continue to be, but if you have the discipline and determination, you can get ahead and in a better place. Some people have been cruel saying I don't have a "real life" of going out and spending my money on entertainment, expensive clothes or trips, but I don't give a rats ass what they think. I have shelter, heat, food and enough money in the bank to spare no expense on my cats vets bills if needed which is what is most important to me. I think I am pretty fortunate. :)

      going on vacation is so overblown its not even funny. Sitting in a crammed seat of an airline, chasing around luggage, hotel room, car rental, people trying to rip you off everywhere. There is a channel where the guy does walkarounds at famous tourist spots. For example, the roman colloseum and there are people all over the place, yet nobody is even looking at it and its right there heh.

      Hmmm Im seeing more young woman succeeding and breaking barriers. White men are floundering because they had felt privileged and became lazy. Im an old man have 3 adults 32 & 31 young men and 1 30 yr old daughter. Daughter corporate focused f/t p/t side hustle strong followed a very specific path. Young men struggled cause they played beyond means. They are settling down but I see they need to be around much younger woman as they are as mature as them at 10 yrs difference…

    could survive on about $900 a month, paid off house 17 years ago, paid off car etc, 39 years have done 99% of Maintenace by myself, zero debt

      ​@rubicon3416 it's possible in areas of SC. My county, Abbeville, has low taxes. I live quite well on a 7 acre plot in the country. House, truck and land paid for. Just have to pay the dastardly property taxes..but it's pretty reasonable.

    The big equalizer is debt. If you are completley debt free (like we are). And only have living expenses. 70K a year goes along long way.

    When i was starting out, my parents criticized me for saving and not spending and according to the government i was the type of person who was stalling the economy because i was not spending. I replied, that it is better for the bankers to pay me rather than me pay the bankers. I no longer heard any criticism. Not getting married and not having kids helped with my early retirement. I have owned a number of homes.

    It took me working, investing, and saving until I was 55 years old to retire debt-free. Living below one's means is paramount. I have always driven practical cars without bells and whistles. A/C and tunes are all I needed. Make a timeline from today to your 65th birthday. If you are not on track make the appropriate changes. YOU are the only one you can count on. Taking care of your health is above all. STOP all the bad habits this year, exercise and eat right. Good health is cost-effective in the long run. Buying things you don't need with money you don't have will result in problems.

    When I was 19, I purchased raw land and a used travel trailer to live in that I parked on my land. On the nights and weekends after working construction for my boss, I designed and built my home with my own hands and without hiring any labor to help me. I purchased that property debt free and also built it debt free. As a result, I've been debt free my entire life. All of the money that I make goes into precious metals stacking. I like silver much better than gold due to the gold to silver ratio and the mining ratio.

      You are very wise. I am also debt free, and most of my retirement money is in precious metals, that I have in several locations. Cash is trash, but I have a good emergency fund, so I don’t have to touch my metals. I will cash out my silver for gold, when that gold to silver ratio gets to the right ratio.

    My parents used to tease me about my “sock” money. The money I made doing chores or babysitting, cleaning houses. If I had “sock” money, it had to go for school clothes, etc. Being poor, I HATED IT with a passion. The one goal I had was to buy a house. Bought first house when I was married and 22 years old. Sold that one, bought one in a nicer neighborhood. On and on. Bought a property right before a crash. The area took very long to recover. By that time, decided to just keep it as rental income. I didn’t get any handouts either. Just saved and worked.

    I am a senior on tiny pensions and the only thing saving my sorry butt is being debt free. It was a long journey of being super thrifty but I’ve now been debt free for five months. It is amazing that now I actually have “extra” money each month. This hasn’t changed anything as I put away money every month. I’m not sure if my 23 year old car or my roof will be needing replacement first. I am very grateful to have had thrifty parents. Lucky me.

    10+ years of experience in my field. Can’t even land an “entry level” position. Been working several part time positions since I was laid off in 2020 and it has absolutely decimated my savings. In debt for the first time in my life, and it’s already swallowing most of my take home pay. I can’t imagine how difficult it could be for others.

    My father gave me a lecture, when I bought a higher end telephone as a junior high kid, “Champagne tastes on a beer wallet” and that stayed with me. Now living in a paid off house of my own doing and not freaked out by inflation.

    I came to this country as a teenage refugee over 30 years ago. My salary is about $75K, I have 3 months of emergency fund, I contribute 16% to my 401K, I owned my home outright, no credit card debt and I drive a 17 yo car. I truly like being financially independent. Thanks for this video 👍

    Scary reality check Michael. When I started watching I had zero, zip, nada. Thanks to this channel I paid off all debt and I started living far below my means and have saved about 30% my take home pay for three years now. It's not a fear free environment, but it is a terror free environment. I figure if I started up social security (I am old) With what I have accumulated, I could live for about two years. I am going to keep slugging... and drive my 2016 Kia Soul until the wheels fall off, just like the Greatest Generation would have done.

    In 2007 my husband & I bought our first house for $250k sold that house before the housing boom & now that same house is worth almost 600k! We couldn't afford to buy it back even if we wanted to.

    Ive worked very hard and finally retired. I won’t buy drinks and junk food at convenience stores because it’s a waste but I see many people, most have nothing, buy that stuff for their whole family all the time. It won’t change .

    I retired @39. (Currently 56)
    I've never questioned my relative position as compared to... the Average Person.
    ALSO : we - 2 grown adults, live just fine on $42,000-$48,000 a year. You need very little when you are debt free and haven't got decades of Stupidity to pay back.
    Our peers/friends are hard at work - earning $80,000 - $150,000 per household ... and struggling.
    Debt and poor financial discipline's a motherfucker, folks.
    Stop doing that.

      We purchased in 2015 and in 2021. We got lucky, I know it. There is no way we could have bought a house in a good area nowadays with the crazy interest rates.

    What you said about calculating the real cost of owning a home is something I keep trying to explain to my family but they do not understand. I'll buy a house when the prices come way down, it just doesn't make sense to do so at this time.

      Your family is correct. In the long run, rents will be higher. In the 90s apartments were $500, now they are pushing $2000. Lots of mortgages are much lower than today’s rents. Living in a paid off home is even cheaper.

    Great video! I needed this advice years ago when no one talked about it!
    Why do they teach things like calculus in high school yet miss teaching classes on financial independence and security? Why they won’t teach budgeting, knowing about stocks and bonds, or compounding totally escapes me!

      Should have just just asked a teacher or spent time in the library.
      There are personal finance books for kids as young as eight years old….with pictures.
      I have been saving and investing since 15.
      First book I read was by Jane Bryant Quinn.

    Michael, FL law allows a homeseller to make $250K in profit before they must pay any capital gains. (Last I checked.) And Rudy Giulliani is happy that FL law also allows homesteaded property to be non-bankruptable.(So he is able to keep his FL condo.)

    4 years away from retirement at 39 years old. Every day I’m thankful that I joined the military at 19. Get that retirement and some disability (thankfully I’m not too bad off) and I have a post Army job lined up.

      I know a lady that is 100% disabled veteran that was a cook & never served in a war but gets 4k a month for 4 years of service because she claims ptsd. I think they need to re-examine people because I'm surr there are others that could use that money more.

    Wow, I didn’t know I was in the 8% club. I love my 2010 Ford Focus (59,000 miles) and my little 2 bedroom house in the hood. I laugh at the people driving their fancy new cars, which a lot of them can’t afford. I also laugh at the people who are mortgage poor. Financial peace is worth way more than all that stuff.

      The rich generally don't. My brother and I used know a very wealthy surgeon that we used to go to breakfast with once in a while, the man would never buy a newspaper, he liked to read it but he would never buy it, he would wait for someone else to finish reading their newspaper and throw it away, and then he would pick it up and read it! My brother said to him once "Lee, why don't you just buy a newspaper?" and he said "If I buy a newspaper every single day how much will that cost me a year?". Everything that man did was business decision... EVERYTHING.

      Most people I know that are in the 1-2% drive nice cars, but dress cheaper and don't dine out that often. They know the value of investing money and having it silently work for you rather than showing off.

    You can sell your primary residence and be exempt from capital gains taxes on the first $250,000 if you are single and $500,000 if married filing jointly. This exemption is only allowable once every two years. You can add your cost basis and costs of any improvements that you made to the home to the $250,000 if single or $500,000 if married filing jointly.

    If you buy a house and it cost you 3000 a month for all the expenses like taxes, insurance and maintenance, then you rent the same house and the same neighborhood for 2000 if you stick that $1000 difference in the bank every month, you will come out ahead after 5:10 years. That's the way it works

    My in laws 'boomers' worked full time and over time at a factory and eventually retired from it. They saved over $300,000 ...and that was over 15 years ago. Im sure they have more now. They retired about 8 years ago. I dont think our generation will be lucky to have that. It sucks!

    I think the rent vs buy thing is more trying to unravel the mindset of ”housing as an investment" instead of as shelter. To me, buying a house is about controlling the cost of shelter over a long period of time. Right now, its cheaper for me to rent than buy. I'm taking time to get my debt in order and get in a position to buy a house.

    Living large in Ohio home paid for. $3000 a month retired. $2400 property taxes, $1700 house insurance $500 total utilities. All good . 500 to 600 leftover. Rents here cost 700 to 1000 a month for a older rental home or 2 bed apartment. Rock on Florida and California!😂😂😂

    Retired, 56, excellent health and health insurance, no debt. Live well within my means! I actually retired at 36 in Hawaii after working construction and commercial fishing. If you can buy or build in an upcoming area, you can sell for enough to pay off your mortgage or reinvest. Flipping just a couple houses can set you up for life.

    You forgot rich parents, that puts you ahead of your peer group. All my peers living the good life have rich parents that bought them a house and give them a monthly allowance to raise their kids. Most everyone else is living paycheck to paycheck and can't afford to have a family.

    I'm the first one to admit that I'm not a finance guy although I've never been in debt. But I promise you nobody cares what cars you drive. And the people with these luxury cars don't have any clue what they're buying. I have saved countless customers by getting them to downgrade to something reliable and not flashy.     My monthly expenses are super low because I don't earn enough money to afford an apartment or a car. So I have $3k saved, but that varies quite a bit depending on emergencies, and motorcycle repair costs. On one hand I'm doing well. On the other hand I'm impoverished and one step above living on the street.

    I was debt free at around 45, I am 54 now and I have a few things to thank for that. I always worked when I could although I rarely enjoyed it as I am a plasterer. I always saved what I could and was never flash in any way and I always excercised on my own in the evenings so even though I qore cheap cloths I at least lalways ooked alright.
    I bought a little MX5 last year with cash as a well done to myself so that I can enjoy some trips through Europe in the summer etc. Can't help but smile when I think of some of the comments that my old cars have had over the years from people with big bloated lease cars.
    It's gone midnight and I have work in the morning but I haven't set an alarm as I will get up when I get up, start when I start and come home when I feel like it. I'll keep working but it's easy street from here with my little Mazda and by Billy Idol CD.

    Paid off home in 8 yrs. Purchased 120k now flying off shelves at 500k. Im old & divorced did this before to include multiple rental properties. I don’t play, no vices and keep my zipper closed. I work hard (physically and mentally) and I love the businesses I operate and work in and on… find what you love work hard. Most importantly watch ur vices i see that as the number 1 downfall in life…..

    16:00 Paying $1900 in rent will become $684,000 after 30 years and that’s if the rent never changes. In the 90s an apartment could have been rented for $500 which is impossible today.
    Renting long term is basically paying for everything for the landlord and then some. They pay for insurance, property taxes, maintenance and a little extra for the landlord and the property manager.
    At the end of the 30 years, renters will pay more than the homeowner while the homeowner gets the retire with a lower cost of living.

      I agree. I have a mortgage on a 3 bedroom house. 5.8%, mo rtgage with tax + insurance is $615 a month. In Iowa. Taxes are deductible. Very very grateful to have a house. I was a landlord of a cottage before. NEVER EVER AGAIN!

    High paying dividend stocks. I made over $600 in dividend payments last month. Also have a very nice Government pension and will get Social Security in a few years if I want to start collecting early. For most out here I think Dividend payments & Social Security are the best way to survive!!!

    Regarding your question about what’s the difference in renting or coming out break even after ten years of owning a home is…you break even! When you rent you get NONE of your money back over ten years. It’s all gone! But if you sell your home and you break even then you just lived ten years FOR FREE!

      Exactly. People who bought 10 years ago are definitely living easier than renters today. Their payments are much lower than rent today.
      I know 2 people who had mortgages of about $900. One is still living there and the other sold in 2020. The one that sold in 2020 regrets selling. Landlords in the hood don’t even rent for under $900.

    In the late 1970's thru the 2,000's, us just reaching adulthood baby boomers were all about materialism. We confused the images we saw on TV as a normalized reality. Who of us _Didn't Want_ that Brady Bunch house? Along with 6 kids, a stay-at-home mother...and a live-in maid, all _Comfortably_ on one guys salary. The Cosby's Mom, who was a Lawyer that _Only_ worked 9-5 and came home energized enough to handle 4 kids. Those sweet apartments in Friends, The O.C.,etc. All of this (and the advertising) told us we couldn't be happy unless we consumed.

    I know personally 10 people who has to file bankruptcy in the last few months I have had to take on mowing jobs and small engine repairs and washer and dryer repairs just to make it.

    In your 10 year comparison story of buying vs renting. If you break even on your house after selling and subtracting property tax + maintenance, then what you're left with is 10 years of free rent essentially. It still pays to buy in that scenario.

      Those are just words. And words are cheap. Do it in real life and see if you end up with 10 years of free rent. It’s a risk and sometimes it can pay off and sometimes its doesn’t. It’s a decision you have to make. Make sure you analyze and do the math.

    $2M for a crappy house with a one-car garage? Screw that! Debt free here (do have mortgage, but it's going away later this year pending sale of a rental), $1.4M net worth, high school/tech school education. Feeling very fortunate to have made mostly good financial choices thus far. It's a giant casino we're all playing in and the house has the advantage. The average guy/gal is holding on for dear life and that's about it.

      Even then, property tax is essentially renting the ability to live there or else the state will kick you out and sell your home to someone who will pay the rent... I mean tax.
