      can you tell me the land that you found with the water issue. I do water studies and would like to know where that land is.

    Wish I had known this 20 years ago. At times I get really angry. I want to live as you do, but now my husband and I are too old. We do not have the physical capabilities that you do. It simply irks me to no end. Lived way too many years trying to do what society wanted. I had no idea this was possible. Now, in my 60s I feel cheated and almost wish I did not know what I now know. But, I can't get too sad. We now live on an acre of land and have a house that supports what we can do. I learned to can, wash raw wool fleece and spin it into yarn. I have so far grown my own cotton, harvested it, and am now preparing it for spinning. I have learned to weave and just got a large 4 harness loom that will be put upstairs in one of the spare bedrooms. Enlarged the garden space we have with 3 more raised beds and planted flax seed for linen in the place where I grew cotton last year. So, I am doing something. All is not lost. I will do what I can with the time that is left me. Hope I can leave this to my kids and that they will continue this life of living simply and being more self reliant.

      Barbara Rickman Look into Intentional Community. You may find a community that you will be able to offer your knowledge to while living off grid. Start here ic.org

      Thanks but I don't think my husband and I would fit in well. If we were to join or be a part of such an effort, it would have to have a very good, holy and stable Catholic community church at the center of all activities. A good priest would be essential. Without strong moral values that are truly lived in the lives of each of the persons of such an effort as IC this type of effort, for us anyway, would be fruitless. Just as a family that does not pray together, stay to geather, so a community that does not pray together, remain stable, cohesive, moral or safe.

    I think the biggest thing you forgot to say was: DON'T BUY PROPERTY THAT HAS COVENANTS ON IT!!!! It will come back to bite you. Other people who don't pay your taxes telling you what you can do with your property.

    Awesome video!!!! Jeremy I could listen to you guys all day... you both have a storytellers voice!!!! It will be 5 years in November we bought our homestead and loving it!!!! The old farmhouse is on grid, because mom's health. the barn and outbuilding were on grid ,but was vandalized before we bought the place. They took the wiring, which is fine by me, the buildings are going to be off grid anyways...i look forward to your solar series!!!!! Your journey of looking was similar in the length time and we actually drove by it often . My grandparents lived on the same road for 40+ years...lol

    Most people don't look at the entire picture when looking to purchase a home or land. They just see the superficial stuff, and take the plunge. It's up to us to do our due diligence. Utilize all the resources available to research the place your interested in along with the surrounding areas.
    We did our research before making an offer on the 20 acre property with a home.

    So happy you found such a great piece of land and the sellers would work with you. We learned Cash is KING when buying. Our sellers accepted our low offer because we offered cash verses involving a bank and all the bank's expectations of the old 1935 farmhouse. I advised others to sell your home rent an apartment and have your cash go to work for you.

    Hey y'all!
    Greetings from Central Wyoming! This video is the reason that I have the little bell clicked for notifications of when you do new videos, your presentations are reality-based, down to earth and actually helpful!
    I'm at where you were in looking for some land raw stuff, and getting my house ready to sell.
    Unfortunately, I'm physically impaired so things are going slower than dirt, especially prepping the house!
    Further, realtors in Alaska or as worthless as tits on a boar hog when it comes to providing information about raw land!
    95% of them have never been to the properties they are listing, they don't know what the taxes are, they don't know if there's water on the property, they don't know the Topography of the property, they don't know zoning issues, they don't know if there's HOAs, or if there's H O A rules in place.
    Basically they're just trying to make a commission with doing near zero work!
    Anywho, I'll be reviewing your entire Series so I can get it Foundation and how to maximize constructive ideas, and minimize my mistakes!
    I'm poorer than dirt, all my assets are tied up in this house, so what I leave with money wise in my pocket is what I've got to set up startup and live!
    Thank you so much for putting together quality videos that are actually useful! They take a lot of work to make, I know I used to be a semi-pro photographer shooting rodeos and landscapes, and Wildlife, and post-production is seriously labor-intensive!

    We were in very much the same boat. Took us FORVER to find our 32 acres. Like you said each property has it's own problems and you are fighting with 10 other people to purchase it. I would say as a piece of advice is look at them anyway because it may not be what you think is wrong. We bought what I said we never would which was a bowling alley property but it was plenty wide enough for the price it was and we had a nice 1 KM trail to a completely empty area and crown land.

    Been looking for property too, and when they come up they sell fast! Just went to see 160 acre parcel yesterday, was going to call realtor today, checked MLS and it's already sold. I've been checking a couple sites as well as Kijiji. I see lot of land in organized township but only want unorganized as the taxes are lower and you don't need permits or have to worry about bylaws and stuff. Dealing with municipalities and their petty rules can suck, they are getting almost as bad as HOAs these days. I think by next year I might actually get a realtor, try to find one that specializes more in this sort of land. I've also found that finding anything water front is near impossible. I think they just sell so fast they never make it on the market. I still need to start working on making myself a passive source of income though, as until I have that I will still need to keep my house and keep working, and the property will just be a camp. But it would be nice to eventually break free of the system and have more time and money for myself. Living in town costs too much because of the taxes and utility bills so all the money I make goes towards that instead of hobbies.

It is a positive light at the end of a very dark tunnel to have a process and a glimmer of hope from people who have gone through this and have a list of things that worked for them.     Your family gets an A+ ! Camps with acreage are a great way to start out. Our current raw land was a wedding present from my brother-in-law.That said, we had to pay to have it surveyed. There were conservation covenants to clear up. So watch out for those! We had to be X number of feet away from a protected stream and X number of feet away from a land trust.There was extra paperwork involved, in order to bring in the grid. The electric company required the wires to be underground. They determined a safety hazard in using overhead voltage near our farm log landing. We were zoned Agriculture in a small town, so I'm not talking residential codes. After a year of planning, all is well...

    Great tips :) Question: did you guys test the water quality before buying? I had been pondering if buying land next to ag corn fields would lead to well water being poisoned by runoff contamination....something to consider as well.

    Really good info. We have found wonderful properties that were vacant but tied up in family disputes. And you are SOOO RIght about google earth. Sometimes it is clear to see why people are selling their property 🐓🐓🐓🐓🐓🐓🐓 and the listing may provide an aerial photo that is many years old. I believe dedicated internet connection will soon have much better options for extreme rural areas. Thanks ❤️

    Do you ever worry about medical emergencies being so far from town? That's my biggest worry living far out. How do you prepare for that?

      Your questions are good ones, questions that too few people consider. As thorough as Jamie & Jeremy appear to be, I'd surmise they've given due consideration to medical emergencies. Nevertheless, I'd truly be interested in what they determined & how they may have adjusted.

    I'm right at the NC VA state line and it seems everyone is looking for the same raw land that I have in mind, and it all seems over priced. Google Earth is my best friend when looking at all these properties too. I'm not giving up and one day I will find my little piece property.     Congrats guys! We had a similar story. after a year of looking over 3 states and visiting several lots, we finally found our 20 rural acres. you don't need a realtor for a basic homestead and if you are trying to do it on the cheap....well, be creative. we considered property ranging from 1 to 20 acres. from small towns to totally off grid. it all depends on the life you want/need to live. it is a learning process.....and a lot of that learning is about yourself....     Please consider building on a south to southwest slope, you'll be out of the harsh north winds in the winter and your animals will thank you! I made a mistake 45 yrs ago and opted for the "house on the hill" , regreated every since.

    HI, another great video with some great advice for people looking to do the same thing as you did. I would also add things like how far away are the nearest police / fire / ambulance, if you have an emergency how long will it take help to come. How far away is the nearest hospital, nearest school etc. Being a very practical person, how far away is the nearest building supplies store and how good is it.
    I suppose the weather is another factor that needs consideration, do you get snow in winter, if so what sort of amounts, do the roads get ploughed. During the summer how hot does it get, is there a risk of forest fire.

    This is extremely timely!!! We are in the process of looking for property. Unfortunately, we are not young and we have my father with us. I'm afraid it would not be good for us to go off grid, so I am also looking for access to electricity. You confirmed my suspicion that real estate agents were not too anxious to help with land purchases or even lower priced properties. We are looking at a cash purchase, but not a large sum (only 5 figures, not 6). I had contacted an agent and I got the feeling he wasn't thrilled about my criteria. And yes, I have been looking in all the same places you listed. However, we are several states away from where we want to end up, a good 8-10 hours away. We can't make frequent trips to check out land. Have been debating on placing an ad on Craig's list for the area with my criteria. We need to be out of here and set up in our new home before winter.

    These tips are very helpful, thank you! My own list so far has been 1) No CC&R's/HOA's, 2) No easements, 3) No restrictions on building types or animals, 4) No retained seller rights or clauses (a timber clause, for example, gives the land seller the right to come back and harvest the timber on the land you bought from him), 5) backed up to DNR/BLM land, and 6) No water restrictions. I know it'll be akin to finding a needle in a haystack but I cannot in good conscience compromise any of these.

    Yep. We found our homestead/farm on Craigslist as well. We watched for months and when our place popped up we had a deal on it within 24 hours. Excellent video and great information... 100% agree with you on not settling on a place that does not meet your criteria. Be patient and wait!

    When my husband and I were searching for property, we came to realize the "ideal" 10-12 acre properties were way overpriced because they are parceled out to "horse people" anything around 20+, $/acre dropped dramatically. It's pretty cool how much our story is similar to yours. Guessing it's the norm now!

    Hi, I just have a question for you, maybe a tip for a future series? For a beginner homesteader, what tools do you suggest buying? I have a toolbag, and have only a few items, saw, hammer, screwdriver.. Bought a waterhose on wheels today.

That's the place that I was hoping to find!! ;-) I too am hoping to end up in or around the foothills when the time comes for me to get out of CT and onto my land.     I can't begin to tell you how much I appreciated this video. Granted my situation in Italy is uniquely different than yours, but the goal is the same. I have been looking for a larger house with land to grow food and spring water so that my son and his growing family can live in it with me with privacy to spare. I also want to be in a hilltop village near mountains similar to where I am now, but closer to my favorite cities that have all the art and culture I desire. I think I have found the house, but my problem is selling the home I'm in. It's been listed for 3 years. It's in an ancient village of stone houses, completely renovated and has views to die for from all the windows that face south. Garden is nice too. So when I started to get discouraged and really tired of the constant unsuccessful searches, it dawned on me that it was all about timing. So hopefully, now that I have found a house that looks good to me (and requires significant renovation, hence the right price in my modest budget) I am trusting that my house will sell soon. Thanks so much for the inspiration. This is a grueling process and I hope I never have to do it again haha.

      It can take forever and be very stressful but you just have to take a deep breath and keep working on it. It is a major decision and life event so doing everything you can to make it happen correctly pays dividends. Perseverance. 😉

      CiaoBella hi Ciobella, have you considered contacting Real Estate Agents in UK for example. It seems many people are interested in buying property overseas, particularly of unique style. They even have TVS shows about this. Or even somehow put it on the Internet? Good luck to you and your family.

    What is more difficult is if you already own rural land with a standard house that we want to convert to off-grid... Where to put panels so that they don’t get stolen in a crisis situation (or during vacation!) and figuring out how large of a system for an already wired home...well, you get it.. We need a minimum 12 Kw system with a five day back up battery system. Best of luck, we’re in an area that we sold our in-town property for over 5x the actual market value within six days of listing it. So we bought our rural home cash with enough left for improvements and more to buy treed land with water further out so we have a tree source on at least 50 acres for a resource in logs for our lumber mill. Fun eh?

    That's awesome. I'm so happy that you guys were able to find the property that works for you. My husband and I are in the depths of house hunting right now and it's a frustrating situation if you're looking for a homestead property. I'm at the point where I just want to get land and build a house, but my husband's health situation won't allow us to do that. So we continue to search for a property with land. Wish us luck or pray for us.

    Realtors and the MLS are not long for this world thanks to the internet. Home inspectors need to enlist real estate attorneys and combine their services. It would cost much less than what realtors charge.

    Hi again! Your place was well worth the wait! The very best parts all the water sources and the trees for fuel or whatever else. Great info for those that only think you need a realtor. Your huge blessing was to find not only a property you really liked but to find sellers that would be patient to wait and work with you. Been there done all this but it's really special when all parts of the deal come together like yours. So happy for you folks. Well worth the wait!! Enjoy!!

    The tools you used to assess the land sound incredible! That will be invaluable information for me very soon, I am looking to buy some land in the next year.     Just found you in my feed. Everything I want you mentioned for example, like minded neighbors. A trucking buddy of mine heard me talking to someone about politics and came to me afterwards and said man you don’t want to be near the city, you want to be farther south in Potosi Missouri. I can get 100 acres for what I would pay for a house in St. Louis county with all that HOA crap 💩. So I’m also looking at your other videos to get ideas for my land. One thing I noticed is some places didn’t convey the mineral rights- no way I’m going for that!

    I just don't understand, never have, how you keep calling your property "basically raw land". It has a very livable home on it, power and water (not sure if it has a septic or not). That to me is developed property and ready to move into and onto.

    How did you even find out the water was contaminated on one of the sites' you investigated? I'm not sure that would come up in asking a county property assessor office. And you would need to figure out how to find out things that might not show up.

    All great info, I didn't hear anything about above/below ground mineral rights. That can be a deal breaker. Above all, research, and be patient when it comes to purchasing land. Someday.... someday!

    How do you make sure the owner to owner deal is legitimate? My worry is that someone could scam you if you aren't very knowledgeable about property contracts. Would the real estate attorney be involved in that process as well?

      Yes you can have your attorney draft the purchase agreement to make sure everything is legitimate and legal.

      I watched your video on cookbooks and laughed at the PA Dutch cooking. I grew up in rural York County. I despise scrapple and not liking it seems to be some of sort betrayal of the culture.
