It doesn't matter what brand of house you buy but it does matter what subcontractors they use they're the ones that are actually building the house for instance Lennar in one area might be using really good subcontractors but in another area maybe in another state they're not so good depends on the Workforce available
i just entered into contract for a new build in Hemet, Ca. I do have a realtor, so far so good. 5.59 interest rate, I got $2500 Heros incentive because we are veterans, they threw in the W/D and the fridge. they also gave us another 2.2% off the purchase price. I will hire a 3rd party inspector though. I learned a lot from my daughter and husband when they purchased their Richmond home in 2021.
We drove through an lennar in the new camey tx area. One BRAND NEW home owner bought a led scrolling board that said "beware, do not buy lennar, you will regret it." Crazy
Lennar absolutely doesn't want the buyer to have representation. My buyers agent & I made an offer on a home in the Nashville area 12/10/23. They countered, I accepted- after and only after I accepted they changed the terms. They insisted I sign the contract that day , on a Sunday , without legal review and would not budge on that. I would never sign any contract before a lawyer evaluated it. I really liked the house , but back to the drawing board. I wouldn't trust Lennar after that. Earlier in the process the location realtor's boss called me directly . I can only assume they were trying to cut my buyers agent out of the contract altogether.
My agent and I walked into the Lennar sales office back in June 2024, ready to cut a check and get on contract for one of their $1.7M homes and they said I couldn’t use my agent. We had it listed on every document from the bery beginning that I had an agent, but they told us you have to reaffirm your agent every 30 days to use one and because it had been over a month since we last interacted with Lennar we couldn’t use him anymore. We walked out and got on contract for a Toll Brothers house the very next day. Looking back, I can't believe I almost gave Lennar that much money for a non-luxury, tract home. Will never consider buying Lennar again.

We fill very stressful and disappointed. They just treat me that if I do not sign, they will declare us in default and will keep my deposit. The worse development!!! Stay Away.
They kept my deposit of $6k even after pushing out my date so many times and I no longer qualified. Also my home sat in chicken wire for months while the rest of the neighborhood progressed. I’m pretty sure I became less of a priority when I switched mortgage companies because their rates were high. Buyer beware.
I’m in Southern California. I foolishly tried to give them a deposit for $1.7 million non-luxury track home. Fortunately, they refused to let me use my agent because the enormous profits on a $1.7m non-luxury, track home with virtually no options just wasn’t enough for them. That was in June and looking back I don’t know what I was thinking trying to give them my money. We’re on contract for a Toll Brothers house and the difference in quality and luxury is night and day. Lennars greed saved me from a big mistake. I’ll never recommend Lennar to anyone after that experience.
I'm purchasing a Lennar home (Allegro floor plan) right now in Fate, TX. I'm buying it as my primary residence to get out of my apartment. However, I'm buying it as an investment property for the future. I went with Lennar because they are buying down the interest rate. I also got my new build home inspection complete and the report had a few minor things that need to be taken care before closing. Thank you for your video. So far so good with Lennar.

I guess I got lucky. I am a realtor and bought with Lennar. they offered me 6 percent realtor commission on one of the four homes left in a phase and 15,000 toward closing. Sure it was end of fiscal year and it was not the perfect sunset location but it worked for me! Great community in Florida. I think they were awesome to me and trust me i read all the horror stories. My broker said she had never seen anything like it. it was my lottery. does it matter who is building? don't know if we can or should trust any builders these days. I'll keep you posted!
If you're thinking about getting a loan from their own mortgage people, be careful. It's easy, but it might not be the very best choice. It's really important to check with different lenders to find the very best deal for you. Anyway, nice video!!
Never….Ever….Ever….buy a home without a realtor!! I bought several brand new townhomes from Lennar in 2020-2021 in Las Vegas, NV. Lennar tried to tell me they would prefer I didn’t have a realtor, I told them to “Go pound Sand”. I used two realtors because I was selling properties in CA and buying in NV. I used the 1031 Exchange program. So far, I haven’t had any major problems with my townhomes in Nevada. I believe I bought at a good time because it was before the pandemic and prior to Lennar having issuing getting building supplies. I think I got very lucky. Love your videos….very informative!!
My wife and I are in Florida and looking at lennar. Unfortunately, we haven’t heard anything good about them. So many people have issues with the quality the build.

I would stay away from Lenar regardless of where they build. If you wanted to be up in that area and looking for something I would look at Trophy, Meritage, Pacesetter.

In the crandal areas I would consider Taylor Morrison, or trophy but you probably have to come back into Forney, or there may be some options in heartland with Chesmar depending on your budget or possibly Beazer.
Welp i have 2 days to back out of lennar. In attached townhome with chain smoking neighbor and with Arizona prices lennar may be my only option with its affordability right now for a detached hme. I dont know. They got me with that low interest rate:(
Just make sure your credits from them are right. You will see a list of fees for the lending and document fees. Make sure whatever they told you that you were getting in terms of finance money is applied and that you can see how that money was spent. Also make sure you look at the Pre-paids section. This is what is funding your escrow account for like taxes, and insurance so make sure all of that is correct. Good luck and enjoy your new home!

Yes there are several other builders that are doing things like that right now. Some builders doing 12k in closing cost. One I know is trying to close a community and doing 15k or a buy down to 4.99. Other one doing 25k on certain homes. There are deals and resources out there,
Got 4.75% fixed rate, 10k in closing cost assistance and new washer and dryer on top of their already included kitchen appliances. Currently under contract with them

I agree 100%. Some builders talk about it but few execute well. I think for them to do it well it has to include a kitchenette style space and at least a 3rd car garage option.

Lennar wouldn’t let me use my agent even though he was listed on every single document from the beginning. They said you have to “reaffirm” your agent every 30 days to use him. They dropped that on us the day we walked in to hand them a check and get on contract for a $1.7M house. I respectfully grabbed my agent and walked out. You don’t go to court without a lawyer, you don’t go into surgery without a surgeon, and you don’t buy $1.7 million home without representation. We literally walked up the street to Toll Brothers and got on contract the next day for a far better quality home at a lower price. I would understand Lennar‘s position if they did that on homes selling for $400k-$600k because the margins on those homes are probably very thin. But $1M or more for what’s essentially an assembly line house you can’t customize?!? It feels like you’re being nickel and dimmed, and you’re just left wondering “where else are they screwing me?” Big turn off. Will never recommend or attempt to buy a Lennar house again.

Never use Lennar Homes and Mortgage. Our family had the worst experience with Lennar Florida Naples. Lennar purposely failed our mortgage and took our 10% deposit. Lennar put our Naples house on sale now for the bigger price. Never ever use Lennar!
A lot of people lie on during the mortgage process. Just because you got preapproved doesn’t mean u will get the loan. In the underwriting process they literally find everything and if they feel like you can’t afford it they will reject your mortgage. They are actually doing a favor. Coz if u can’t afford a house you should never be on the mortgage. I know for a fact you guys lied about something in your loan application coz they don’t reject for no reason

While I’ve found your videos to be insightful, I thought the “smoking” comment was a bit distasteful. I understand this is not a formal platform, however, that may be something that could be either left unsaid or behind closed doors with an interested party. No worries, just an observation. We ended up choosing a Highland Home in Monterra. We are looking forward to being in that subdivision, as everything we’ve heard concerning it sounds phenomenal. We do have a real estate agent, though, as we totally agree that you need someone well-versed, in your corner, when it comes to those types of transaction. Much respect, keep up the good work!
What people fail to realize is that the increase in property taxes and investors buying single family homes is NOT an accident! Property taxes are a huge part of state revenues and families have limits to how much property taxes they can afford and if foreclosed on then the state looses revenue. Large scale investors, in theory, can pay higher property taxes and can weather the economic storms better than families so less risk of foreclosures. The increase in property taxes is the government trying to force existing homeowners to sell their home to an investment firm.

There are many local, smaller builders that are extremely trustworthy. I wouldn't trust a national chain as far as I can throw them though.

I’m buying new in San Antonio, great job so far. VA would back most of the old pre owned of fixer upper. So not much of a choice.

Next Gen is a fantastic idea. I wish more builders adopted this.

Hi Zak, I recently started watching your content, and coincidentally, are building a home in one of the communities you’ve featured. While I’ve found your videos to be insightful, I thought the “smoking” comment was a bit distasteful. I understand this is not a formal platform, however, that may be something that could be either left unsaid or behind closed doors with an interested party. This is coming from someone who has never owned a Lennar home, nor have any intentions of purchasing one. Just some constructive criticism. Best wishes.
Thank you for the comment and feedback. I respect your feelings on that. Sorry that came off as distasteful that was not the intent. It was meant to be more of a light hearted feeling of making a joke about paying them that much money for what is their quality. Just trying to be authentic in my thoughts and personality. What community and builder did you end up in?
No worries, just an observation. We ended up choosing a Highland Home in Monterra. We are looking forward to being in that subdivision, as everything we’ve heard concerning it sounds phenomenal. We do have a real estate agent, though, as we totally agree that you need someone well-versed, in your corner, when it comes to those types of transaction. Much respect, keep up the good work!
What people fail to realize is that the increase in property taxes and investors buying single family homes is NOT an accident! Property taxes are a huge part of state revenues and families have limits to how much property taxes they can afford and if foreclosed on then the state looses revenue. Large scale investors, in theory, can pay higher property taxes and can weather the economic storms better than families so less risk of foreclosures. The increase in property taxes is the government trying to force existing homeowners to sell their home to an investment firm.

Lenar Homes are, very cheaply built homes today. Paper thin, falling apart at the seams, a complete rip off.
Long term, quality matters. Today replacement cost are soaring. Avoid Lennar!
Lennar- omg please don’t get me started. One of the biggest regrets we had owning this worst home in life. Everything replaced in 3 years. Go for Perry, David weekly or Toll brothers. You will regret buying lennar 😂
Lennar quality is also very suspect

Nobody fits into their tiny hellish floor plan hobbit holes with bathtubs the size of a wash cloth and doorways narrower than a chicken bone

What are some better options for the same price point? Looking for something below 260k north of Frisco/ McKinney area.
Don’t buy a home from Lennar please it’s my 3rd year in this house they robbed us blind for a horrible unfinished trash home !
