Guys hi. Please keep in mind that the airport is not just a civilian airport someone is used to. It is a military base for Greek air force as well as a pretty big nato base. So as you can imagine the airspace above will be a lot noisy considering that f16’s are taking off and landing all the time. I actually have my family house nearby. It is a very nice area bit if you can’t withstand the noise you should consider again.

Raul, be careful that it has a right-of-way to your property. You NEED to have your own access to your property from the road, otherwise there WILL be conflict with the other owners!!! I was born in Apokoronas Fones and have four properties and two do not have access from the road….. therefore not buildable. Also the property MUST be in the municipality to be buildable, A civil engineer is needed to get permits , etc… at a cost around 12,000-19,000 eu, my fees were 16,500eu for permits. The permits can take up to one year, mine were 16 months…, after all deeds were completed. Prayers for you both, very admirable…!!! We will be visiting in oct for a couple of months and would like to meet for tips,

Crete has millions of plots and wonderful places! Don’t rush it and if you buy do it in the winter when there’s not much demand and prices are very low
Something I usually take into account personally is if food delivery is possible. If it is too remote and you want a pizza it will be a mission for you to get something that you want quickly. For everyday life living far away from even a super market or a pharmacy is a pain..

@Sunpire Hello from Sardinia guys ! I Soon will be there back in beautiful Greece. Usually, something around 10 minutes drive away from central town is a sweet spot for keeping budget relatively low and also having the ease to get in town quickly. (Even on a bike).
@Sunpire nope I am based in UAE and work 2 months and then 2 months off all year round on rotation. We come to Greece and Italy every summer . The yacht is one of the top 3 biggest in the world.
Make sure you have a complete access road for your property otherwise you have issues, and you need to make sure u are easy accessible to delivery such as food, Amazon, etc. And biggest one is permits. Love to see updates of what you are doing.

Also, the broker's fee is too high. In the future if you want to find out about the good and bad of each village, just go to the local kafeneio (coffee shop) and ask the people there- I'm sure they will let you know about all the good and bad of living there😉. We've been to Heraklion a few times, it's much bigger than Chania, but we love it here because the beaches nearby are so beautiful! How are the beaches in Heraklion area?
@Sunpire It's the largest city in Crete and has more city vibes than Chania or Rethymno... If I knew this before I would definitely choose Chania too- it was a very spontaneous decision on my part to come here for family reasons... The beaches are OK, but nothing like Chania... You've made the right choice in my books!!!😁

If you finally decide to build a house in the countryside, it is best to prefer a prefabricated house ... You will save a lot of time, but I believe also money ... There are many pre-fabs and I think it will be more economical ...
@@Sunpire There are many throughout Greece...But since you are in Crete, it is better to choose a good local company....CRETA prokat has very good reviews ( 4.9) from its customers but there are others...like Kambourakis prokat who has good reviews too ...( 4.5)

Hello lovely people!! In my opinion this land is only for use to be a farmer for sheeps and goats!😁😄 I would prefer land near to a small town than you have easier acces to shopping etc.
I am not an expert but i think 29.000 or 30.000 for land of this size 30 mits away from the city is very expencive. A Spanish guy that i know bought an appartment in the heart of the center of Heraklio for 17.000 , he had to renovate it but that didnt cost him so much money. Renovations in Greece are quite cheap. I renovated my appartment for just 12.000 everything new . new floors new big pergola , new kitchen , new bathroom, new windows ,new doors ,new furniture new electric operators, new airco

@@Sunpire Based on what u're saying you guys are located around akrotiri peninsula, i stayed there once, very close to Tersanas beach (super underrated beach). Anyway, what i wanted to say again something someone already mentioned in the comments which is - go ask around local tavernas and little stores if someone knows someone who is selling an old house or plot, often people wouldn't mind selling but they can't be bothered to list it, or they are "i'll list it tomorrow" and never list it. You could ask around taverna Irena/Irene, there are some shops around it too. Also if it helps, when i stayed there i didn't hear the planes much, but that doesn't mean you would not be bothered by them. best of luck :)

as a local i suggest you search more, take more time, and keep learning. one other thing you can do, is go to a village καφενιο, coffee shop and ask the locals there if they know of any οικπεδο(buildable plot) not χωραφι(farming field), this way you are not limited only to real estate agents.
Why not to build a camper van or something like this use it for more awesome content + travel around Greece make nice money because this content sells well and its awesome and then buy and build wherever you want ?
