Dear Jasmine, thanks for this wonderful video, about so-called "affordable" homes! Affordable is a very relative term of speech! What is affordable for a high earning person, is totally out of reach for the "ordinary" working population! I live in Germany and have decades of experience about various house designs and their costs. Unfortunately, flat roofs have proved to start leaking, very soon after the heavy rains have tested them, as the roof drainage needs regular maintenance since the self-cleaning action of a sloped roof is absent on a flat one! Most houses look nice and inviting when new! But to decide whether to buy a house or not, should be determined after a few years service, without any problems in any weather! Good luck with all your projects! I so much would like to come to Ghana, but cannot afford it!
Living in Northern Scandinavia, I'll second that, and add snow to the equation. Having a brand new, but small 30 sq/m roof makes it less of issue for me, but the ~3 degree slope is flat enough for me to go for building a roof terrace on top, and divert all precipitation before it touches the roof, for the exact reasons you outlined. If I buy a small house in Ghana with a flat roof, I'll definitely make a roof terrace if the roof is flat. ,,, also, best view on the plot is above it 😏

My father was an Architect in Germany and he designed houses with integral greenhouses, which generate heat, when it is most needed and also give you the look of plants, even if you live in a town! There are so many nice solutions, which need not cost a lot, but, most modern Architects prefer to design "Show-houses", which cost lots of work and money to maintain and, once "the novelty" is worn-off, the owners often want to move into easier to look after houses.
Glad they enlarged the layout, that guest bathroom was tight, Aunty might get stuck! Awesome planning for inverter and water backup, then no noisy generator. There must be a massive market for affordable solar power/battery storage. Love as always your personal touch Jasmine.

I doubt this price range is affordable for the average Ghanian if no mortgage facilities based upon their average earnings are available. It seems all Africa is building to attract foreigners/Africans abroad earning western salaries, and just like in the western Countries the local people get priced out of a comfortable living in their own communities. Very sad.

Good evening Jasmine, the houses are lovely and the ultra modern finishes are spot on. The floor plans are nice, but the kitchen and baths have an opportunity to be fixed. The space is too small. I am American living in the states and of course our homes are bigger and more spacious. I would purchase any of these homes and the prices are dirt cheap! I realize not everyone can afford and I wish they could! Great job young lady, in the future you will be living like this!

Hmm Ghana real estate asem, this property is nice but wasn't stated in Tema where not fan of. Average Accra salary is GHc 21,000 cedis ($4,600) and if this basic house $76K or 440,000 +++ cedis hmmm the well off can afford to buy, so just exclusive for those with $€£ smh.... But yes oooh very annoying when they quote in dollars as then more for those who worked abroad so its have & have nots! Accra with gutters, health infrastructure, electric issues not yet on USA level where I live so these prices don't fit to me! I visit GH yearly and my family owns in airport area but I am not pressed to buy in Ghana in future with such disparities.
These homes are nice clean and fresh! However it may be affordable for a few well doing Ghanaians and many of the diaspora. I don't think the average Ghanaian can afford. I stand to be corrected!

Its because the cedi keeps depreciating and hence when the house is in the market for too long the developer loses out.
The cedis is worthless.
