    I think something really important that people should know, is that you can't buy 1Euro homes to resell, renovate and just rent out as a tourism venture. The purpose of the scheme is to get people living in the villages again, so there are caveats on purchasing a 1Euro home. It's not about buying, renovating and making money quickly. It can often be better for people to spend a little bit more and not be bound by the rules of a 1Euro home, that way they can do whatever they like afterwards. I think this is super important for people to understand. :D

      Very good point. I also like to point out often that if these apartments were in areas that lend themselves to being rented with good tourist flow they wouldn’t be abandoned to begin with. Make it a place you enjoy! Thanks Marisa! - Brad

      @@RIOSALEXANDRA its a repopulation programme. it should lead to italian citizenship frankly....also i think it requires a pernament adress in italy...buy only if you really want to live there. that means you value italian heritage,culture,gastrnonomy or the italian people. i do i would probably buy that house at the end. its almost perfect...

    I DON'T consider spending 100,000Euros any kind of bargain for a house that has no land. It might suit some, but to me that's no bargain ! For people that want to live in a small Italian village & get into the lifestyle it's a great chance to do so, and these little places can certainly be very charming. Most of them seem to be a lot bigger inside than they look too. I do love all the stonework & charming doors & ironwork balconies of some of the homes - really pretty !

      After about 4-5 villages, I got the impression that you are much better finding a place you really want to be and then searching there. Most of Italy has so many places for sale, even VERY popular cities. Usually you can find a place for under $50,000 that may need fix-up, but usually the kind of stuff that most people can do solo or stuff that can be done over time. One of the biggest expenses in doing a total remodel like a derelict one euro house is where are you going to stay while it is under remodel for 6-12 months?!?
      Italy started a scheme during Covid to help pay for peoples remodeling at home and it has completely jam packed the contractors with business, raised prices for any sort of home products from solar, to wood to you name it.
      So good catch and thanks for watching the video. I will be going to Abruzzon in September because there you can find so many houses that are liveable for under $20,000 and I am taking my Brother-in-Law with me because he wants a nice houes for under $50,000 all in!

    Reminds me of the town layout in the film Chocolat. Biking would be a better way to get from village to village if you didnt get run over.
    How would this village be for a expat community? Is health care available or services for your vehicle? If you were to build an AirBnb and your own house you could really add something to the community.

    Thanks for sharing this. Do the renovations need to meet some timeframe? Or can one invest in the renovation say over a year or two? Do you need to prove some level of cash on hand or can a guaranteed income suffice to begin renovations?

      Usually it’s like a 2-3 year timeframe. Don’t think they have requirements for credit or cash worthiness. Usually you out a small €2-5,000 deposit up front.

    Great video! Is it possible to rent it out to tourists you think? I have been in LA Spezia and I saw so many Italians renting out their houses on Airbnb. I loved to city and I love cinque terre

      Unfortunately you have to live in the €1 houses. You can’t fix them up and sell them for profit or fix them up and rent them out, from what I understand. Their purpose is to get people back into the villages and they’re looking for residents not renters.

    If only we had £5000 I'd definitely buy one and live in it while Renovating it myself, I couldn't return to the UK if I had a place like that.

      Thing is every place has it's own peculiar BS - and I'm quite sure that Italy does too. There's the religious aspect of the country, then there's how it is to live in a small place where you are the foreigner - all the gossip can be hard to deal with - small places mean people are very inquisitive, and tend to be rather rigid in their views about things - that means they have opinions about what you do & will likely tell you in no uncertain terms if your ideas don't 'fit' ! I grew up in London & have seen both ways of living - small neighborhood full of busybodies as a child/teen, then snooty suburban area where nobody talks to their neighbors at all. Not sure I like either of those ways of living. Personally I need plenty of space from humans so this place is not for me ! Hope others will fix the places up & enjoy the positives tho !

    Wow! I was just in Cinque Terre and quite a beautiful area. Does anyone know what property taxes are like? Is there rail near the town? How easy is it to get contractors in and out of the property?

    houses built into the moutains tend to have significant mold issues and black mold is deadly , also radon is radon a concern in tehse stone houses. Seems like working on stone house would a dying art so very few craftsmen would be available specially if tehy busy working on other houses, and then mudslides I think would be a concer as well

      On the other hand there was no mold that I saw, and it’s been there for like 500 years already and still going strong. We’ve never had a problem finding quality craftsmen for our work and a good agent like we have there in that town would know everybody of quality and be able to help.

    There are video cameras on all freeways and they fine you quite heavily. So get your facts right. Also 45 degrees Celsius is very exaggerated. You’ve also got a certain time in which to make them livable.

      They had talked about finding some more houses but maybe they never did. Originally they had like a dozen, but it’s now been 16 months since I made my first RUclips video about that town. You can do a general search there’s other pretty neat towns that are still trying to do something like that. But I still say instead of buying a total knock down house, find a place you really like and see if you can’t find some thing for 30 or $40,000 it’s inhabitable even 50 or $60,000 it’s still probably cheaper than bringing something back there’s just a couple crumbling walls in the roof like so many of those houses are.

    I read that when you buy these homes you can just go in and repair the home on your own. A Engineer and architect are required along with permits. Should that be true I think it’s easier to pay for a move in ready home which in the long run would save time and money IMHO🤔

      Of course you can buy and settle with permanent residency. You could be here halftime without even a visa and you’re allowed to buy any papers. But you’ll be limited to 90 days in country out of 180. Check with your local consulate to make sure that’s correct.

      No we ended up buying everything in Montepulciano in Southern Tuscany. A good rule of thumb for renovation cost if you’re using somebody is around $1500-$2000 per square meter or roughly $150-$200 per square foot free total renovation including plumbing, electrical, new roof, etc. etc. Of course you can always DIY and do things for a little less.

      The cell service was fine. I don’t think internet is a problem as the town is close to bigger towns and just 12-15 from main autostrada.

    I was with the understanding that renovation costs are much lower in Italy vs. the US. Is this not the case?

      Lots of variables. Labor cheaper yes. I can get a plumber service call here for €50…. Parts and fixtures etc? About the same. But still about €2000/meter or about $220/sq ft for full total remodel.
      And all new paint, flooring, fixtures about $30-60/sq ft. Like a light remodel. More or less. Better to get something DIY-able.

      Lotta times these things are in historical districts which is a through the Italian government or local government have restrictions on doing stuff like bigger windows. But usually you can do the insides like you want as far as renovating and fixing them up. Just nothing that could be seen from the outside. But it just depends on the exact situation of town.

    Yeah but how much would one cost that does not need anywhere the amount of work this one requires in similar towns like this? $100-150k sound like a lot to me in a town that looks pretty much dead.

      I’ve been commenting on some of my newer videos that I think that the one dollar or one euro deal isn’t the deal that you would hope it would be. I think in a laddies Township and find something decent for $50,000 that you could move into with simple changes like new paint or a new kitchen counter etc. The price is so high because things in Italy are expensive right now, as far as remodeling goes. And also because you basically have to build a lot of these things from the ground up. Look at my video on a Santi Cosma.

      Probably not more than $100 a month depending on the size. That was the average bill for an 800 square-foot apartment we have in Tuscany last winter. I think it’s more that this town is still coming back, being discovered… It’s not like the old days when you had to live and work in this town, now it’s just 20 minutes to tons of other cities and an hour to places like Lucca and Pisa. 🤷🏼‍♂️

      Few hundred. Remember that with cars anymore these are like neighborhoods. You can be to a town with all services in 15 mins.

    mate,there is no ocean near Italy, what was your mark on Geography, and since you are in Europe, temperature should be in Celsius, 45 celsius is quite hot , not quite cold as you said?

      I think most people got I am talking about salty water with a beach. However good catch on the temp. I am trying in most of my videos to state it in F and C but sometimes I forget to do the calculation when I am talking without a script. Same with Km and Miles, and same with Euro and Dollar (which doesn't make that much difference, like 10 cents in this case. Anyway, Thanks for Watching and I will try to up my conversion skills!     If one buy's one of these houses and is not an EU citizen anymore (Thanks Brexit!) what kind of visa would one need to come and live here ? does the cheap houses scheme do anything to help with the case for getting the necessary residency etc. ?

      Not sure about the UK, but from America we can stay 180 days out of the year but no more. And if you take residency, it can cause all sorts of tax complications. For now even though I’m buying two properties I’m keeping my US residency.

      No, Chris, buying property will not help you get residency in Italy. Anyone can buy property, but establishing residency is a separate process.

      Erm no, I would very much like to still be in the EU. But 'thanks' to many of my compatriots voting to leave the EU in a referendum 6 years ago, for us UK citizens this is the new reality. I guess my comment 'thanks' wasn't quite sarcastic enough !

      Hey Kathy!
      It’s been two years almost since I posted this. I think they have run out of participants willing to release their homes to the city.
      That being said, you can travel to these towns and always find places for sale. They may not be one euro, but they’ll be in functioning condition and the price difference between one euro and something for 40 or €50,000 that’s in functioning condition is negligible. It cost so much money to bring a €1 house back.
      Try using Idealista.it and do a property search in the area you’re interested in. Just remember that there’s 10 times as many properties available as what you see online since those are usually presented by a realtor.

    Thanks for the info, it would be nice to have further informations on this. 100-150K for renovation seems way too much for me, can you do the renovation yourself or with your own team once you bought a house like this? What are the rules for the purchases? Do u have to live there permanently or can u use it as a holiday home, can u even rent it out? Any visa or citizenship required?

      Depends on size and job done. Remember that in many cases the entire mechanical systems including water, gas, electric and sewer have to be rebuilt. Plus floor and walls. But yes you can do a lot of the simple work like painting. My main reason for putting this specific pricing is because I Think that a lot of people think that they’re going to get handed the keys to a livable house. Also, the Italian government started a program for renovations a couple years ago. They pumped so much money into the renovation economy all across the country the prices have skyrocketed on materials and workers are hard to find right now. Maybe in a year prices and inflation will have cooled.

      @@richardstoker4963 You could put out an advert as a house sitter or pet sitter or offer to maintain and handle the property in the off season or for many people who have not been able to travel & attend to their holiday homes. I live in Spain and am sure that if you have a small pension to live off of then you can mutually find an arrangement for taking care of someones property or land. I am willing to come to an agreement o my 3 bedroom apt. in the province of Malaga.

      Hi! At this point the Village as exhausted the available properties they had to sell. Remember that buying a really beat a property as often more expensive than just finding something that’s reasonable not too far from the sea. I recommend using Idealista.it for doing property searches because they have a “drawn area on the map“ feature that allows you to just make a circle or any shape and you could run it all along the coast but just a little bit inland and get a lot of listings. Put in a price range of zero to 40,000 $ and see what comes up. I just did a video on buying one dollar homes. You should take a look at it. It’s not all it’s cracked up to be.

    Renovation will cost 5-600 Euros per square meter. Double that for extensive renovations.
    These costs assume that there aren't major undetected problems and that you'll find a competent and honest contractor (which in some areas is next to impossible).
    If you need to go to an Italian court of "justice", you'll never see your money again. EVER!

    Originally, I was interested in this region due it’s ideal location but then I read the houses are too expensive and I should look further south like Sicily. Just wondering if having a look at Pignone is worth a visit before I try buying something in the south. Thank you for sharing. You have a new subscriber.

      You might try looking up the towns in Lazio. There are at least three towns that are talking about or doing one dollar homes. And remember to, you can always go there look around and find lots of houses that are for sale by owner that are going to be in decent condition, where you could live right away without having to buy a complete train wreck. Watch the video I did on Santi Cosme. I walk into what is a one year house in the very first part of the video I believe . that would cost a ton of money to bring up to livable condition . but I see houses all the time in my travel center fifteen to thirty thousand euros that are quite livable and quite nice in areas adults aren’t so far removed is the interior of Sicily . the town I just mentioned is only an hour south of Rome by train and only twenty five minutes from the beach . good luck !

You’re right, I’m not looking for a renovation project but something I can move straight into. I knew that wherever there would be many 1€ homes, I’d be able to find something in my budget. It’s been my dream to stay in the Mediterranean since I lived in Spain back in 2006. I’d love to have something nice but the Chinese government recently forced all schools like mine to close so my budget is limited. I just need to find a decent house and a way to get my dog, fox and other things out of China. Thanks again for your advice and hope to see more of your videos.

Every time I go to a small town anywhere in Italy there’s signs for sale on properties. That’s the best way. People don’t understand how much money is gonna take to complete the rebuild a one dollar property.       That was close to two years ago. Sorry but I think they may be out. It was a small village. But try www.idealista.it and search that general area. Generally houses that are €1 need a TON of work. Try finding something for €25K that ha running water and electric that functions and a roof and you’ll be in a better position anyway.

      There’s one very small market, and there’s a pizza restaurant that we saw that had a fresh menu outside, but there was also a VENDISI for sale sign on the door. I tell everyone remember, the best thing to do is to take a trip around, and don’t forget to look at houses in places where there’s more infrastructure because I think you can find a really nice apartment for $30-$40,000 that’s already fixed up and livable In many small towns.

As I’ve traveled more and more, I’ve come to the conclusion that in most cases people are better off searching an area that they like and trying to buy a low-cost house that’s in livable condition.       It's actually the "Ligurian Sea" which popped up in the video in text as well when I said "ocean"... There is also the Adriatic Sea, the Tyrrhenian Sea, and the Ionian Sea surrounding Italy. But I was talking for 5 minutes straight off the top of my head and I when I said "ocean" I just meant a place with a beach and salty water and pretty big fish. I'm a little sad that of all my info in the video that was your biggest takeaway.

    Why all you americans go so crazy for cinque terre? It's just a nice sea town like other thousands in Italy. Btw if you really want to enjoy Italy and spend small money you should go to Calabria, Apulia or Sicily.

      Money doesn’t get much smaller than €1…. I guess all the world (not just Americans) like Cinque Terre because the coastline, the five villages, and the surrounding hillsides are all part of the Cinque Terre National Park, a UNESCO World Heritage Site. Vernazza is a member of the I Borghi più belli d'Italia ("The most beautiful villages of Italy") association.
      So the ability to buy into a village at any price, let alone very reasonable prices regardless if they are €1, is pretty amazing.

      I hope you like the south of Italy! That’s where most are (or were).
      I feel a smarter option is to buy an inexpensive home that is in a place where you want to be. Find a smaller town with some services. There are tens of thousands of homes under $40,000 in Italy in all parts of the country.
      Use the online property sites like idealista.it or homepal.it and search where you want to be!

      Absolutely... I actually said in the original video after I said "Why would anyone ever leave here?" I said "because there aren't any jobs". I cut it out because it sounded bleak...
      People forget that rural Italy in the 1950's and 1960's could easily be considered 3rd world living. Many places without running water and bathrooms etc. No work. That's why millions left for the US and elsewhere. I may catch hell for this reply but it is the truth. There are a reason why to this day they have so many abandoned homes in italy.

    Don't believe these prices. A quick search across the various estate agents sites will reveal the cheapest these houses go for is around €40k. Not sure why this guys is claiming you can get these homes for €1. Maybe he's just want to get his you-clicks up!

      Go on the towns website and see the information. What agent is going to list a $1 house? Get $.06 in commission?!? The TOWN runs the sale from properties it takes back from owners who want to get out of tax bills they will owe and because they aren't coming back after Immigrating. Google "1 Euro homes Italy". There are about 30-40 towns doing it at least. Some even offer monthly stipends if you open a business etc... Check it out and believe it man! It is on the website I list in the video... While you are on RUclips you can also search one euro homes and a ton of vides of different places will come up! Thanks for Watching!

    The commentary is an oxymoron, the legal stipulation is that the property you decide to buy cannot be ‘ converted ‘ into a holiday home. That would be too easy, and b&b status is also not allowed. Period.

      Beyond that possibility, I think that it is better to start with an inhabitable apartment that you can greatly improve with simple painting, flooring type renovations AND be able live in it at the same time saving tons of money. Plus the fact you can find very affordable apartments for sale in all parts of Italy that aren't a complete redo from ground up... Move where you want, not where there are a few cheap houses. After seeing a bunch of these One Euro houses, that is my take away!
