      That's how the process works. The designer leads the horse to water. I've fought Laurel on many, many things. She uses that push back to get a better feel. It's a compromise of giving the owner what they want but also making them aware of what they don't know they want. You don't get to see that process on TV shows.

There are so many things that a lot of people never think about when building or remodeling and they just do it because they feel it's what they're supposed to do. I worked for a home developer for awhile and they had several house plans with the laundry room on the second floor where all the bedrooms were. I used to hear tons of people ask why they did that because laundry is usually on the first floor. But it made so much more sense when you thought about it. Why have the laundry in a place where you'd have to carry baskets up and down stairs? Instead it was right by all of the bedrooms where all of the laundry was.
      Laurel had so many amazing ideas and thought processes for things that I found really insightful. I think it's also valuable to present ideas so that even if they're completely rejected, you still get a feel for the clients tastes! Can't wait to see everything come together in the end!

    People really underestimate how much Matt is going to be saving adam on this project. It's hard for them to see the full vision of the build without a 3d render. At the end of the day the transformation is going to be incredible.

    Eliminate pantry cabinets, make it just a little hallway from the kitchen to the laundry room with the hidden door still. This provides more space for the bathroom and gets rid of the pantry that they don't seem to care for while keeping their desired paths. Also, for the stairs maybe chop the top caps off like Adam said, get the neighbor or someone to make a more modern slimmer cap, add horizontal bars between the posts and throw some paint. Might be pricey still but cheaper than completely removing them. As others were saying, pitch the idea again of keeping the utility sink in the laundry room for washing the dogs instead of the kitchen sink. On the loft, the left corner that has no function currently, could that be drywalled to the ceiling to create a storage closet.This cuts costs for the railing and makes that space more functional. Then move that sim into the mechanical room to declutter the loft area. Matt, Mike, and Laurel will do phenomenal on this remodel, stoked to see the finished product. Love the videos Matt!

    The weird alcove on the second floor should be turned into a closet. Remove the railing, replace it with a wall and add a door. It will massively lower the cost of doing a railing while adding useful storage space.

      @@joshm2243 I hate to say it but a lot of houses in Florida have these weird "features". Part of it is culture, but a larger reason is the lack of basements and thus storage. Builders sometimes also add these weird areas just to bump up the square footage. This was especially popular in the 1980's

      I was thinking similar. Even just a drywall half wall for the majority of the top area would keep it open, but about 1000x less expensive.

    Love seeing the intergenerational interactions between Adam/Collete and the OG crew. As someone closer to Adam's age than Matt's it makes me feel like doing projects with my parents

    thoughts from the peanuts gallery =)
    the pantry area could double as a wine cellar.
    The coffee bar area should have the ice maker and small drawer fridge for milk, etc
    In the new entry off of kitchen, getting rid of slider and putting picture window with a mudroom seating under it for a drop off zone.
    sunroom area off the existing front door like Adam said.
    the weird corner area on the upstairs could be lined with open book shelfs.
    You could also cut costs on railings by doing a half wall on the upstairs so that you can't see into it and makes it more private.
    looking at the kitchen area again you could remove the ceiling above the sink area where the fan is if possible. That would eliminate that weird area on the upstairs too.
    Also might be worth having Adam and Collete go through pintrest for design ideas to get a better understanding if you haven't already.

      I like the idea of removing that little area upstairs, above the kitchen. It would open up the kitchen space above more and give more light in. Yeah you loose some square feet but for a better look and flow

    I’d replace some of that railing around the guest bedroom with half walls to cut cost and make it look better. Plus it makes it a little more private and gives you more wall space

    At one point matt you said the words “you won’t even need a pantry” (because of all the cabinets in the kitchen). What if the pantry did just completely go away? Use all of that space for the bathroom? I know they like the pass thru but once it’s gone they will realize it doesn’t save them all that much time. Just a thought. They could for sure get the water closet and a really nice tub/shower area.

      Right? They are losing the entrance into the kitchen by making it a bar, so by the time they walk to the end, they might as well use the correct entrance to their bedroom instead of coming back through the kitchen and using the hidden door. Just dont bother, make a super master bathroom with all that pantry space. Do you want a lazy shortcut to your room for taking icecream to bed? or do you want a jumbo shower/bath, bigger sink/counters and a WC

      I'd make the pantry as a coffee/drink/toaster/appliance nook in the kitchen where they can have toaster, built in coffeemachine, lunchablesminifridge etc. in cabinets with outlets so they are ready to use. And then make the "hidden" cabinet doors from that Nook to the laundry room so it stays "clean".. it would give the pantry a meaning, Adam a walkthru and the overall kitchen a nice clean look. I think Adam really want the house to look nice, without sacrificing the ease of a bachelor pad/student dorm :) They both live on the fly, quick, easy and stylish (if it can be quick and easy)

    This lady is really focused on selling them on tiles and color pallets she found and that’s great for a designer and a couple who cares…they are being genuine in what they want and Adam even made a great point look at all the shit they have piled on the dining room table and the Amazon packages from the last video if that’s gone with no replacement it’ll cover that kitchen counter and y’all’s response wasn’t to look into removing the unused slider door and adding a half wall to window with a shelf and storage area for a dump zone to benefit the ‘clients needs’ instead more chairs for ‘reading’ the chairs will be covered in backpacks and packages and stuff because at 11pm after a long day I’m dropping my bag and going to bed

    The biggest let down for this whole process is the designer and Matt's continued use of "I want..." and a forceful sense of implying things without truly asking what Adam and Collette, the CLIENTS, want or need. They asked very meaningful questions throughout the whole kitchen discussion but were met with a lot of we know what's best for you. It's definitely understandable that Adam and Collette are not versed in home design and you want the best for them but the disconnect of what is best for them and what the two of you think is best for them is disheartening. There are huge missed opportunities in the kitchen and pantry design/layout because the layout is set, even if the designer mentions it's preliminary, they way she presents it is as though it's final and only minor revisions can be made. The way Adam & Collette use the home and its spaces may be unconventional to most but it's a huge factor in how the design should compliment them and what makes it their home not anyone else's. As mentioned in the other video the next owner of the compound is not buying it for the design of this house. Hopefully this turns out great and works for them.

      Thank you Mike for your feedback! I get how you might feel however You’ve missed the hours I met with Collete & Adam, the many emails, the off tape conversations. I’ve yet, knock on wood, had an unhappy client that didn’t love their home. You’ve got to trust your team, and that is what Collette & Adam are doing! It’s going to be a beautiful project. Hope you enjoy.

      @@cfvgd Most people that bring on a designer either are not entirely sure of what they want or have an idea of exactly what they want. In this case they definitely admitted they don't know what they want and are unfamiliar with the process which is why they have a designer. What I'm saying is that there seemed to be missed opportunities in what they were presented with based on how they said they use and intend to use the home. Simple things that they could relate to were portrayed as being overlooked. An example is the pantry, it seemed to be of no use to them now or in the future until the coffee bar was thrown out there. If they already don't use the majority of their existing kitchen cabinetry, as Adam showed in the video, and the pantry itself then you could assume there would be no need for an entire wall of new tall cabinetry plus a pantry. A coffee bar could easily be integrated into a tall cabinet and the pantry space be used for something more useful to them. Again, a huge kitchen with lots of cabinetry plus a pantry is ideal to most people remodeling or looking to buy/build a home. This isn't the case with them in terms of their use of the home or any resale potential. This is a special opportunity for them to do off the wall stuff that fits their needs and style because of the location of the home on a compound that a future buy will be more interested in regardless if this house was there or not.

    OK, am I the only one that thinks its weird that Adam and Collette keep saying that the pantry is "no mans land" and they will never go in there- but if they put the coffee maker and ice machine and drink station in there (and that's 90% of what they use the kitchen for) then they will always be in that space! lol Plus it keeps the counters in the kitchen clean and clutter free. They are so mentally locked-in to the way it looks and is used now that they are having trouble envisioning the potential of the new space.

      I agree. As much as I use my ice machine and whatever.... All of that could be shoved into the pantry. Also the sink in the laundry room being a dedicated dog wash area vs washing the dogs in the kitchen would be way better 😂

      Definitely agree they don’t seem like very clutter free couple. Everything is like function over form for them and not much vision. But Matt will set them straight, they’ll just have to adjust their living style so it’s not too hoardish and cluttered up.

    Coming from Europe, prices for these renovations are insane. Yes, we do live in smaller flats, some of us live in houses but still 100-200k is absolutely insane, I could buy the flat and renovate it for that cost. To give a perspective the cabinetry for my kitchen which is 150 sq.ft costed 1500, appliances - 3000, the whole renovation (and I'm talking from the brick walls to turn key) costed 20k.

      Well I mean that is kind of the point of hiring a designer right? If you only want your own input and have someone repeat that, you might as well go straight to a contractor. Designers have taste and know what workes, so as long as you give them your input and answer their questions, they will say what they would want in a build, and the end result is a combination of those two.

    For the safe room, they should consider doing a ultra secure pocket style door. If built correctly, it will be as secure or more than a framed door on hinges since it will have more points of contact for preventing brut force. They even make kits now that are electric, hydraulic, or air operated. Pocket door like that would also allow them to keep that walkway open and only use the door if they feel like they need to secure the room.
    Otherwise, good thing Matt was there to connect the dots. Feel like Laurel was having a hard time understanding Adam & Collete's thought process but Matt was able to understand exactly what they were thinking and concerned about. Kudos Matt! Looking forward to watching this take shape.

    That laurel is constantly saying “I want” & “it’s gonna be like this” even though it’s a preliminary walk through of ideas.
    It just makes the clients stand-off straight away.
    “We could” or “we’r thinking of” is a much better saying to get in a habit of saying.
    Plus it’s very obvious that Adam & Colette are mostly focused on layout & how things work like hinges first because style can be done later. It’s kinda like getting a car in running condition before choosing a body kit & sending it to paint.

      Why? We are grown-ups here. Laurel is basically doing this for nothing. When someone that takes on a project takes ownership of it, that is what any successful person wants their people to do. All the rest can be adjusted. As long as the people you hire to do things for you don't drive you off a cliff, you can always work with it. If you have to do the job of the people you hire, then why hire them in the first place.

    Having the option to keep countertop clutter in the “butler pantry” is a huge win for a kitchen.
    Sliding doors over French doors, always. French doors don’t seal properly.
    Always a sink in the laundry. You don’t want to use your kitchen sink for “cleaning” household things or tools after painting for example.
    Then again, doing what makes someone happy in their own house makes sense too. 😂

    I can see where they coming from with closing in the kitchen with the design. I am interested in how this will come together. Not that my opinion matters, but I would think from a functionality standpoint, an island parallel to the cabinet wall essentially where it is now (one level, though) would be better. The wall of windows opposite the cabinet wall could be where a banquette could be built in, given Adam’s desire to have a place to set stuff upon entry. The banquette seating could lift for storage with floor to ceiling cabinet on each side of the replacement window framing it and the banquette seat to hang stuff. The butlers pantry should be for the coffee and tea makers with beverage fridge and ice maker. Very interesting stuff! Love the creative process!

    Not even a minute in and Matt is already insulting people 😂 I love it. I didn’t realize just how lazy people are 😂 Adam can’t walk around to get to the bedroom. They can’t put a toaster away in a cabinet after using it 😂. Holy hell people. After watching the initial walkthrough video I didn’t think they were going to follow through. They definitely don’t seem like house people or “adults”. It’s more like we’re spec’ing a house for a couple college kids.

      I'm on the job, so we will get this done. Adam baited me into this idea by sending me some of the docs a contractor had sent him. I immediately called and came up with this idea. He knew how to get me going.

      I will say though it's really nice to have washer and dryer near or in your closet. It's not fun to haul laundry across the house to wash it then haul it back and hang it. X10 after you have kids and have to do that laundry for a while too

    I think Matt mentioned this is in a previous video, but should definitely try to sell those cabinets... can't tell the quality through videos but lots of good wood... it would hurt to see them go into trash.. but it might not make sense to do a soft demo due to cost..

      Cabinets are not hard to remove. It would be easier to remove them intact then demolish them and clean up a mess then have to haul it off in a dumpster. Somebody will want those cabinets. Sounds like they are going to repurpose them in some way.

    Could you just take out the railing completely and extend the walls up to the normal railing height then in the narrow alcove do what MRBenchwork said(make it a closet). Ive been to a few vacation rentals and they have done this with their lofts that are bedrooms.The ceiling seems high enough that it wouldnt be claustrophobic. i personally dont like having railing on bedroom lofts it makes it feel less private considering its supposed to be a room.

    crazy to hear theese numbers, and in the end a hurricane can blow the house. Living in eastern europe, and hearing 6k for light switches is just crazy. Don't understandbme wrong, we have high end villas here, but they're way more affordable than us prices

      Ha, ha... A Hurricane isn't going to mess with this house. Those are modular and mobile homes on the coast that are generally the damaged ones in a hurricane. This inland in Central FL. Lutron lighting is available all over the world. It is more expensive in the Europe than it is in the US.
