    What about insulation? Do you feel that insulated walls, roof and floor slab(if necessary) should be included in the cold shell condition?

      Sometimes - it just depends on how you want to deliver it. Usually, no, because the tenant will need to run wiring / plumbing through the walls and the insulation could get in the way. Same with the floors

      @@TylerCauble but to deliver a code compliant shell, doesn't the shell need to meet the minimum energy code standards per the local jurisdiction?

      I'm not sure what you mean - could you please clarify your question?

      I would imagine that someone could refinance the expenses by adding this to the HUD, but this is only if the owner made a non-traditional purchase and waited until the build out before doing the refi, something like that perhaps?
