I missed living in Clayton. My house was the 2nd duplex on the left after Balboa Academy. Today it is one of my fave areas in Panama for its proximity to everything.
I'm intrigued! I was drawn to Panama City, but wasn't sure I wanted something that urban. But Clayton seems to offer the best of both worlds! Putting this one on the short list for investigating further.

Thank you to James and Yalina and PRT for an amazing video. We moved to Clayton from Canada and honestly it is an excellent community! This video showcases the area really well. The only downside to living in Clayton is that it is pricier than most other areas of Panama. However, the cost is still lower than most North American places of this caliber and the quality of life is superb.
I was stationed at Clayton in the late 80's. Never imagined that I would miss Panama so much. First return visit was in 2016. Amazed by the development of the prices of real estate.
I remember living there when it was a military base from 1996 to 1999. It was the first place my dad and I lived after he divorced my mom. He met my stepmom in panama. I started learning Spanish there. When it closed we went to Puerto Rico. Which was also nice we lived right by the ocean.

Rent for a one bedroom apartment in my area of Florida is $1,500 or more. Water is not included up here. One thing I noticed when we drove around there last year was the traffic seemed calm enough to ride a bike around the old base. As a cyclist, that was what drew my interest to Clayton. Plus the front part looks almost exactly like it did many years ago.

Great Video! Very informative. I am wondering how is the traffic between Clayton and the Albrook Mall? Also how were you affected by the last major protests a few months ago? Were the nearest grocery stores adequately stocked? I had heard of Clayton but did not realize that it had so much to offer!
It is so sad that the Panamanian government sold out that place. 😢 we fought for so many years to gain our territory back and we cannot afford to live there. I would love to own a home in Clayton. As a young girl growing up in Panama that was one of my dreams. I am retired now with US pension and social security and can't even afford to purchase a home in one of the nicer areas in my own country. Going back home after retirement is one of the few things some of us dream of 😢 but how can one fulfill that dream when the prices are just as high as here in the US??? Smh

Rents start at 900 and your electric runs 125 a month and cable/wifi $70 a month. States ate higher. That is all you pay for not gas. Water, HOA or trash.
@PanamaRelocationTour I am a Panamanian and would love to live in Clayton, but from what I heard in this video, the prices are just as high as here in the US, and it shouldn't be. We fought so hard to regain that area just to give it right back. It's so unfair that the majority of people who occupy that area are expats. Life is so unfair!! The Panamanian government needs to wake up! But that will never happen because of greed!!
@SWiseman I agree 👍 that is one of the areas I would love to live in, but it seems that I would not be able to. I am retired with two incomes and planning on moving back home, but I am refusing to pay US prices for a home in my own native country. It's such a shame 😢
Does anyone using 4/th and 20th Mech. HQ chow hall remember the plane dumping chemicals on it back in 72-73? 3 days in a row. It was a B-25 darker grey with no markings. Anyone at the air fields remember the plane?
When the US military left Panama in 1999, they turned over all buildings in Fort Clayton to Panama. Panama had an auction to sell some of the residential areas. Other building were converted into commercial businesses.
It's weird that places with heavy rain and sometimes called tropical, don't seem to be all that green. I spent 6 months in Bali and there was hardly any decent lawns anywhere and like here the trees were very brown and dead looking. Not Lush at all. In Europe we grow nice grass and plants.

If you live in a condo, prices are the same as downtown Panama City condos. But the big single family home are much more expensive than a condo or smaller home.
Compared to popular areas of Panama such as the city, Coronado, boquete etc. It's comparable in price. Being close to the city you have access to hospitals. Airports etc.

Great video, the only thing missing in that area would be a "Commissary" like back in the old days, but there are very good supermarkets in the area.

There not. Prices vary and you can negotiate
There are many areas in Panama City that are much more affordable.

Actual the prices are very similiar to city and other popular areas in Panama. Places as low as 850 a month.
