    If I don't have a normal 9-5 job and I work for myself. Would i need 2 years tax return to provide to the lender then to verify income?

      Hi Jesse! Great question! Yes, if you are asking about conventional (freddie/fannie) loans, they do require 2 years of tax returns, credit, DTI and verifiable income. If you are a W2 employee, you can show last 2 pay statements to verify income, and do not need 2 years of history. However, if you don't qualify for conventional financing, you can always look at portfolio lenders that offer DSCR loan products where you CAN get investment property financing without meeting these requirements.       My understanding is yes, you need 2 year tax return to provide the lender proof of income, last month I applied for a conventional loan and the lender asked last 2 years tax return with may W2, last 2 pay stubs, las 2 bank statements, my husband get 1099 and they ask the same documents, may be you can try a bank statement loan, they use your deposits to check your income, but you need 20% to 35% down, I hope this helps.
