You showed us a lot of magnificent houses, but this one seems very overpriced, with the high proximity of the road, in the middle of a cluster of nearly exact replicas and no view at all. Maybe this is the Marbella market, I don't know.

Difficult to find plots there and also receive building licenses takes ages there so its somewhat rare to have an opportunity like this in the market, but to me it looks like its a group of similar villas and they also have a shared pool, beside their own private pool ?! Agree with that. To me, the worst part is that there will be a bunch of villas with very similar construction (if not equal) in the same complex, so no uniqueness in design. If I had them, no way I’d pay €15M for a house that looks like my neighbors. Having said that, this is a wonderful tour and nicely decorated house.

16M is ridicolous! Even if you cross off the leading 1 it is still overprized! Small plot surrounded by streets, ugly concrete ruins and close neighbourhood looking at your dish, no privacy at all. Missing gym and sauna/hamam, domotic system didn't look up to date for a new construction. Also the area of Golden Mile doesn't attract me, having in mind what 16M buys you in La Quinta or Sotogrande i.e.

The price of this villa is probably so high due to the location, but I think it is far too expensive. Your neighbors live close to you and I don't want the view of other villas either if I pay more than 16 million euros. I am looking further just outside Marbella where I can get more land and more privacy for less money, because millionaires also want value for their money and especially privacy. The plot will not cost more than 1M, the house itself not more than 5000Eurom2. So you end up with a cost price of around 6M, give or take 1M. thats 8M in profit ?! Would be interested to know how they arrived at this price.
The house is big, modern, but plotsize is small compared to the house, there are almost no views, only from the solarium and the house is build just meters from a very noicy nightclub Momento. You would expect prices like this in Zagaleta (they have much larger plots there and super good views). Again I cant comprehend the price of this house. I would expect a 5-6M max..@user-qe5no1kq9u
The architectural features are quite impressive and i love many of the styling choices but...What kind of chefs kitchen doesn't have an oven or cooktop? and I guess you're going to have to take your laundry to the automat. The seats in the cinema are not impressive and have lousy viewing angles. The pool isn't anything to brag about. To get 1200 square meters they include the outside terraces and the garage floor, actual living space probably less than 600 Build this same home on a goodsize lot in a better location and it would be worth 5 or 6 million
The Vilas 12 development, next door to Villa Zero has, as I write this, a terraced villa for €6.5 million unfurnished and a furnished villa for €8.35M, with I'm told over €1M worth of furnishings. They look to have similar kitchen/bathroom fittings to this house. It appears more and more that a Marbella developer finishes the build and sells to an interior designer or speculator, off-market, who then furnishes the house, adds some artworks and then puts it back on the market. The price is then "blind" as it's hard to assess the true value of the property. Yes Villa Zero looks OK in a luxury hotel sort of way, a bland pallette and souless; the true price can only be what it sells for. But only 100m from the busy N-340 and almost next door to the small business/commercial centre does not seem like the location for a €15.8M villa. Then again there is an apartment in Puente Romano currently on the market for €22M, which is just crazy, but prices in Marbella seem to have gone crazy in the last 3-4 years.

Well, a buildingprice of such house will be around 5000-10000Euro per m2, depending on qualities and materials used, but then you end up at 5M plus plot is 6M, so, I see 9M in profit here.. Golden Mile is extremely expensive and very difficult to find plots to build on anyhow. I do agree that the house is extremely overpriced and I dont see where that is comming from. The basement is large, but that does not cost more than 500-750k to build.
