  • Looking to live in the Mid-Willamette Valley area in Oregon. Today I will be comparing 4 of the cities in the Mid-Willamette region of Oregon: Corvallis, Philomath, Albany and Lebanon. Corvallis is the largest of these cities, being the 10th largest city in Oregon. Albany is just behind Corvallis for 11th largest, Lebanon has just around 19,000 people and Philomath is around 5,600. Each of these cities have their own perks and things for certain lifestyles.     I've lived adjacent to 2 "large university" towns, and expect Corvallis is similar in culture, price, etc.

      The culture of Corvallis is great. It being a relatively small city for a D1 College makes it a fun atmosphere. Home prices are quite a bit more (often with college towns) than the surrounding areas but a lot of it is due to less inventory. It's nice as there is a large amount of trails around town so people are always out exploring.

    How are property taxes and insurance in these counties?

      Benton County has the most expensive property taxes of the surrounding counties. Linn County where Albany and Lebanon area is definitely less overall. I believe that the insurance will be relatively the same. Depending on what part of the city you are or if you live in the country compared to in the city, that could make a difference.

    Why don't you tell them about our crime rate here in Albany? Or how the roads are falling apart and the city would rather give money to that worthless carousel instead of fixing them? You should let them know how the city 's noise ordinance was unofficially repealed and it's now perfectly legal to scream all night in a crowded residential neighborhood? Conflict of intere$t?

      I could tell them how Albany is under the state average in crime in every aspect but 1 🤷‍♂️.

      The carousel is by donations and the roads (in some areas) need some TLC (East of Hasty Freeze especially) but every town has that issue.
