I am an agent in Houston TX. I work with investors. I provide them an accurate ARV so they don’t take risk when buying a property. I give them contacts of local hard money lenders, contractors, cleaning people and Title companies in Houston. Once the house is remodeled i find a buyer or tenant in 2 weeks.
I own and manage all operations of 6 mill in properties I’ve never ever met a buyer agent that has any clue of what an investor mind set is if they did they would buy the deal themselves. I won’t work with an agent unless they have rental properties.
I refuse to invest in a market where I know so little about it that I'd need the services of a buyers agent to find and vet deals for me. Having said that, I certainly see value in their services when selling. I'll gladly pay them a commission for bringing qualified buyers and strong offers.
Experienced agents are valuable. We’ve got almost 20 years in the business. I’m a top agent here in my area. A national company is considering buying us out or merging….. 40 doors $12 million in sales 2023

I have told many clients that if you don’t buy this deal that I will. In one case the guy who didn’t and I did is still whining that he made a mistake. We have a fiduciary responsibility with our clients over our financial best interests.
I totally disagree with James. I do not see a move up in commissions. If anything they will go down a bit. The big change will be removal of agents / brokers who provide little value. If you increase your rates, you will eventually start losing investors.

Would I have to put that money in a stock or something else?
