The Own-House expense should also include PMI insurance since your down-payment is only 5%. If DownPayment is 20%, then PMI Insurance is not applicable. Please include PMI insurance in your Own-House Expenses. Also, you didn't include Own-House Maintenance Expenses (like Heater A/C, Roof, Sewage, Sink breakages & Handy Man cost). So, you will also need to include atleast 1% for Maintenance Cost in Own-House Expenses. Then the Opportunity Cost. In Rent, you are paying $1300. As Mortgage payment in $1700. So, the difference is $400 per month/$4800per year/$24,000 for 5 years. If you would have invested this $$ difference in a safe Stock Market Broad Index Fund, you will get 7% avg returns. So, it would have earned $8000 market gain. Adding to the opportunity Cost, is the down payment of 5%, $10k for $200k home. Adding this $10k also counts for opportunity cost. If you have investing this $10k in Index Fund (VTI) for 5 years, it would have grown to $3k to $4k in gains. Then, when you buy a house for $200k, you will also need to pay lot of different Add-On Buying Costs like Inspecting Fees, Buying Cost, etc.. which alone comes to $8k to $10k. and then, buying all appliances for new home, comes to $5k. So, in the end, Renting always Triumphs over owning home for 5 to 10 years. And also, Home Price appreciation $$ very uncertain. It depends on the Housing Market, Demand/Supply, Neighborhood, Jon opportunities, Location etc.. It can also depreciate like 2008-09 housing market crash. It’s well explained but taxes on property tax will not make $6000 savings in 5 years . Since standard deduction is high , it’s very tough to itemize the tax deduction unless we do charity . Hardly home owner who use house as residence will credit $500 an year on tax. It’s $2500 approx. my suggestion on house buying strategy is at-least 15% down payment and shop interest rate between 2.5 to 3.5, so principal payment on house($200k) in 5 years is $78000 + $2500 tax deduction . So you can build equity up to $50k without any appreciation. Extra benefit for H4 who continues higher studies in community college will save tuition fee with in district tuition fee
Useful information for new home buyers..one thing to point out here..with the new tax law, there is no real advantage of taking tax benefit because of the higher standard deduction if you are filing married jointly..
but why do you want a sell an Asset of 2 lac dollars after a decade or 2 decades? definitely there will be depreciation right! as u had mentioned for 2lac dollars your down payment is 5% that is 10K$ ... so you will get a loan of 1.9lac dollars to be repaid in 15 years so if you calculate the interest part it comes to some 3 lac dollars for 15 years and all..( so when will you be actualy clearing)? secondly your children's education... once they go to a college by 16 or 17 years again you will be going for education loan right. ( so just like in India you have to keep paying house laon and education loan till you retire or you can finish it fast). I hear from my students who buy houses in the U. S that every 5 years they have to completey refurnish the house is it true?

That lever is red flag. When going on a vacation, if you lift the lever, it will indicate the post man not to deliver any mail. So that your mails will not be in a risk of getting lost. Once back you can lower it. The only way to check if there is any mail is by opening the box and check.
