You didn't talk about electricity bill differences between rented 2 bhk 1000 square feet vs own town house 1700 square feet. If you add that it will make further more difference

When you buy home from Realtor make sure what major repair-will b done please minor things make sure realtor say and get it done. Handing over we thot they ll do proper but without cleaning or removing things they gave. So tell ppl how to deal with this. Complaint details. This may be useful for many new buyers. Don’t put all money in home as u might have some major purchase of washer dryer fridge or any repair.
Pl talk about what all to look for while buying a used house? Like roof, plumbing works etc, do we have to check them or will the inspection procedure itself cover that as well?
You are right . Budget is first thing to decide based on salary . Payment , property tax and insurance should not exceed 30% of salary . Make the calculation based on 15 year fixed mortgage rate and that helps to build equity .

I recently bought a home and we were lucky to get a realtor who genuinely looked out for our interest (there were situations when the realtor said no this house is not a good fit for you based on the criteria we had in mind and the offer price etc.,) While many people simply look for how much the realtor gives back to you (portion of their realtor fee), don’t just use that as a criteria because a good realtor can go a looong way. While the 1-2% return looks nice, the amount of time they spend with you will be less, the attention you get will be less, and several other items to consider.
