Live in McKinney. It’s all confusing to me. According to prices on the top sites like Refin, realtor, and Zillow…. Our home value has dropped 15-20% since its peak 18 months ago. So I’m not understanding the year over year price info when in fact prices up here are way down from their highs. Hard to figure out the true values these days. Especially when I have a custom home with a ton of upgrades that can’t be compared with any local sales. The market still sucks here.
2022 was a very strange year in real estate. If you were to look at pricing from Jan - June there was an incredible spike in prices. Then everything change with the largest spike in interest rates in the shortest amount of time....market activity virtually ceased until Jan 2023. Prices adjusted 5% up to almost 20% depending on your neighborhood. But the interesting FACT is that looking at the median prices, the home value in December 2023 were still above December 2022! The home price increase seemed humungous from June to December....making it easy to forget the even bigger increase from Jan - June. Since then prices "stabilized" for the most part. The County / zip Code percentages you see are reflective of 2023. A year of basic stabilization. 2024 is anticipated to be the same working our way back eventually to the standard 2%-4% per year that has been historic for decades. For the "MOST" part...prices had gone up steadily from 20-21. The first six months of 22 they literally spiked....way high. From June they fell quite a bit....but when they leveled out...it was "Above" where it had begun in Jan. 22. Everyone remembers the great fall. Not many remember or were aware of how high and fast prices went up from Jan-Jun 22....It was huge. Check this out. Look at median price and make sure you have 3-5 years on.
