    我去过这里,以一个中国人视角来看,这里只能说是非常经典的中国地产商的项目。由于过去几十年中国高速发展,地产商都有些思维定势:拼命往高,往大,往豪华里建,而不考虑自身的实力和周边地区的实际情况,这个项目就是很好的体现。这个位置在新山是不错,可是新山根本没有那么多消费能力和人气,这个项目你会发现商场建的很好,可是商场内部门可罗雀,也几乎没有任何商家入驻,整个商场开了的只有少量临街店铺。临海的栈道乍一看建的不错,可是只管建不管物业,维护的很差,想必其他物业管理也不会太好。整片区域建的又高又大,歌剧院白象工程,可实际使用和居住的人我看不到总量的1/3,因为新山根本没那么多需求,而新加坡到新山这里,新加坡段如果30分钟(离通道比较近的情况!),过关平均1小时,走到这里走回家大概20分钟,单程都要接近2小时,真不知道如果不是特别穷为什么要这么折磨自己。😅总而言之,虽然我是中国人,但这个项目我看真不太适合投资,地产商也在摆烂,国内都一团糟,更处理不了马来西亚这一个小项目了

      这种思维定势是因为他们觉得周边总会发展起来的,现在建多一点建豪华一点以后用得到,这在大多数中国大城市(也是他们开发的主要地区)的市区或近郊都算符合规律,但这其实不符合发展速度慢和人口数量增长有限的地区

      本来招商这个事情,就是看自身的沉淀和关系,一个中国地产商,没有关系,和马来族比较生疏,招商本就困难,只能找一些华人店铺,更别说建了那么多商铺,都不知道给谁用,大部分空下来实属一种必然。

      90年代的深圳, 上海浦东, 比新山还差。
      RTS通车后, 会有所变化。不能跟浦东和深圳比, 一,二倍的增长会有的。

    I stayed there (phase one) for a month, most of the shops and retails space are closed, like a dead town. If you are thinking of buying for investment, be aware that under Malaysia law, only can sell the unit for 1 million ringgit and above, Malaysian family will not buy because they can buy bigger landed property at much lower price, foreigner will think that it is too expensive for a small unit. Think twice before you commit.

      By the time RTS is up and running, u want to buy already too late. R&F princess cove will be advertised as "Woodlands extension and living in a condo for the price of a HDB". Is always those who dares to take the risk being rewarded. So when RTS is up and running, will the price of R&F princess cove adjust up to better match with nearby Woodlands Condo which is just one MRT station away? So if u bet so, then chance for u to buy lo.. easy.

      good investor normally consider 2 main factors,return of rental and increase of price,currently rental price 1200-1900 per room consider very high in JB.

    I been this place last Friday..the mall is really a killer..many shops actually left and didn’t reinstate into the former condition.location wise is very good. This place will boom into another 3 to 4 years time when RTS is up.

My own expectation of a good infotainment channel is that there could be some text and tables show some of the facts and figures such as during nearby price comparison, proximity of amenitites etc. This can increase different visual effects and achieve different impact when data are put side-by-side. Just some suggestions to help improve if possible. Thx.

    实话实说,作为中国人,在新加坡已经有两套公寓了,我很想去大马买房,很喜欢。但是去马来西亚绝对不买中国开发商的房子,坑😂

      你在新加坡能买公寓 在马来西亚可以买半独立式的屋子了,完全不需要考虑公寓

      I was there before to look at the condos, was rather sceptical why many of the units on the blocks are vacant. The shops and restaurants are also not operating. Only saw the supermart selling rather high ends groceries and also 1 optical shop opened. Also a sign board offering rent-free for I think 12 months on the shop in the mall. There is also pasar malam on the atrium. Other than that it is rather like a ghost town especially during weekdays. The only advantage of getting a unit in R&F is the proximity of being able to walk through the bridge form the second level of the mall to CIQ and hence to Singapore and vice versa.

    其实,在马国任何地方买房子,只能有一个目的。就是买房子来住。如果想买房子投资保值的话,就真是要三思而后行了。虽然这些物业外观很美,环境不错。但是没有什么增值的可能,那就免谈了!原因很简单,虽然这地段非常靠近新加坡,但是它终归就是新山,不是新加坡。两地的优势与价值根本就是天地之别,不会相似,不能相比。😅

      从wooland north LRT过来, 五分钟过关五分钟车乘, 走路过来十分钟。二十分钟, wooland condo 最少新币1300每平尺, 马币近5000, R&F马币1000不到一平方尺。二十分钟, 价差五倍。

      @@mingwu1133除非上夜班还是工作时间和人家不一样,如果是高峰期的话怎么可能5分钟过关😂想象一下大量的人在1、2小时内要乘坐rts,rts是lrt规格不是mrt,载客量有限

      如果两地相隔不远,来往方便,优势相近,楼价又怎么可能会相差五倍这么厉害呢?我有一位马国友人,一家人在新加坡生活。他在新山关卡附近买了很美的公寓,收租几年后,迫不及待立马买掉那房产,原因是他的公寓管理很差,不过5年之间,各处都残烂不维修,破旧不堪!公寓外观有如十几二十年的旧楼宇,看了非常生气!他等了很久的时间,才有机会把房产卖出去。经验告诉他,想投资置业千万不要去新山买房子。

    Semi-D 3層樓合并 健屋局準証書稱双間屋 樓下及二樓打開 裝有電梯,泳池16’x46’還有按摩泳池Suana 房,健身室,換衣室,魚池,水果園,花園 室內大約七仟方呎 地段大約拾壹仟伍佰方呎後面政府空地大約有三仟伍佰呎左右明年要賣
    電费及水费及門牌,地稅是二張單,更宜很多

    Stayed at a Phase 1 Studio unit for nearly 2 months for holiday, it's not bad as a weekend house for Singaporeans. Even though most shops are closed (mainly due to Covid) but the management did not shut down any portion of the mall or closed a single toilet n kept the mall aircon tehemp and mall cleanliness at good standards which is pretty impressing to me. I believe it will revive when economy turns better, esp after the completion of RTS.
    By the way, directly opposite Phase 1 across the road (using the link bridge to cross), there are 5 coffeeshops below a small hotel there. The food offered there range from RM7 to RM9 or so n most of them are pretty nice, esp the Hainanese Chicken Rice, Braised Duck n Beef Noodles etc. Jalan Wong Ah Fock is about 10 to 15-min walk from Phase 1 buildings.

    Phase 1 目前 Resale value, 实际 Occupancy Rate,集体诉讼事件,申请破产事件,等等。。。如果加上这些内容,应该会更加中肯。。。只是我个人愚见!

    自己可以住为佳。但我觉得没有太大的伸直的机会。除了可以出租但回报也偏低。我觉得作为自用为上。投资为下。我希望也可买一间自己住和过着半退休。

    这个项目很不错但是最大的问题屋子的差价根银行差了15到20万左右。一买就亏钱还要给管理费。再讲很多扶手电梯早上也没开要人爬楼梯上去。介绍顾客买的时候讲到很好但是买了过后讲扶手电梯是广场的跟屋子没关系。我记得我的脚车买了2天就被偷在R&F 去ciq 的那条桥上。当我去管理城问可以看电眼时就讲这条桥是由mpjb 管的。我去到mbjb 时讲是R&f推来推去。租是可以但是讲要买真的没有这个值得去买。

    知道你们努力地要制造一个不太hardsale的影片,所以杰克才一直用问问题的形式去引导Winnie说。但是如果可以更做足功课一些会更好。尽量避免用“这个” “这个” 来形容,直接说出 “洗手台” 或者 “有收纳功能的洗手台” 之类的 会比较展现一些专业度。 加油💪

    新山房地產都喜歡用"靠近新加坡"做宣傳, 現在很多人都知道兩邊生活狀況天淵之別, 感覺有欺騙之慮. 另外過去很多中國公司擺爛的工程害了很多人, 對中國公司的工程都不想投資了.

    每周过关必堵,新加坡这边通关15分钟搞定,长堤不堵的话,正常等车下车另外15分钟。马国关口那就看运气了,周五的下午堵到天荒地老,一两个小时算好的,我们通常带个小孩,走APEC和family的通道,有时10多分钟,大多数时候是2个小时起步。开车就更扯了,新加坡通关都需要排至少一个小时。长堤还需要看运气,80%情况是堵的,大概率整个通关3个小时起步,回来新加坡更是是噩梦,下午5点在路上排队9点到10点能出新加坡关口就幸运了。基本我看到长长的队伍,就先去吃个饭,8点多再去排队,大概率12点左右出新加坡关口。
    再说这里地段不错,还有个电影院,下面还有卖折扣衣服鞋子的店,但是大多数店都关着,或者没有进驻,晚上的时候有些小的移动摊贩卖东西,附近有蜀国烧烤和火锅(我就是专门去吃这个的,味道特别辣,我一个成都人吃那个夫妻肺片,把我辣惨了),周边大多数地方晚上不亮灯,感觉黑,无安全感。吃完可以让店家帮忙叫个类似导览车的电车送到公主湾一期的边上那里,一路很黑,到了后自行走去CIQ回新加坡。

    Don't mean to be cocky but the furnishings and fittings really leave much to be desired. They look like those old condos in SG from 1990s/early 2000s. Interior designer chose very cheap furniture. Even our HDB flats look better. What a pity for such a grand plan. Reflects the developer's aesthetics and budget.

    最近一直找不同的kol猛推逼貴園和富力的project就知道發生什麼事,住了四年都拿不到分層地契還被百多人集體訴訟,雖然他自稱沒破產,但是在廣州欠人錢沒還,給人申請他公司破產確實鐵一般的事實。
    這裡還有一樣也是出名的跳樓聖地,那天晚上只聽到有人大喊一聲,然後 然後人就沒了,已經不懂是第幾個了。
    以上所言都是我晚上睡覺夢到的。。。

      新山是很多地, 可是靠近CIQ和新加坡的地, 就很少了, 因为只有这条causeway. 如果巴西古当, 等其它地方再建二, 三座桥连新加坡, 那就不一样了。

      大马年年换政府,RTS会不会烂尾是个问题, KTM如果经营的好,根本不必要建RTS.

      普通新马来回的马劳不会坐RTS的,因为在新山坐新加坡的巴士170根本不需要另外给RM6的RTS车费。

      笑,富力分公司欠两个供应商一点材料费,就要求申请富力破产,而且中间牵涉到的细节你都不了解。你知道不是因为材料质量导致的结款纠纷?很多人断章取义,就到处造谣说要破产。哪家大的公司没点诉讼官司?

    这开发项目被称为马来西亚国门?!开发项目里的规划建筑设计及密度那么高,很不适宜购买为自家人居住,买了后出租给在新加坡工作的人群还可以,一旦开发竣工居住单位卖出到50%将会有很大竞争租金就开始下降到仅仅能付每个月的贷款。
