Median price is a realtor's con. Houses in bad shape in crime-ridden neighborhoods sell for less, thus lowering the median. When it says safety concerns may cause you to want to move your choices about Baltimore, it means you don't want any house close to the median price there. Actually lots of these towns have significant crime issues. My choices would be Mobile, Corpus Christi, Pensacola, Savannah, and Wilmington. They have crime but there are good places with reasonable housing prices.
You are right about the weather in the south. We recently visited Miami, Florida and although we absolutely loved it and want to go back and explore more, it was really hot and humid. Cheers from Canada!
They clearly didn’t research gang violence. Mobile Alabama is full with gangs. Baltimore Maryland is ridden with gangs as is Myrtle Beach South Carolina. It’s a surprise me though and he did not mention Gulf Shores, Alabama, which is safe and so beautiful.
New Orleans isn't even close to the coast. Who does the research for this stuff? The closest beach is in Missippi about an hour away. Grand Isle La is about two hours away. Neither of the beaches are much to look at and the water is very muddy. There are many reasons to visit Louisiana: history, culture, food, architecture, hunting, boating, fishing, but not the beach. The closest really nice beaches start in Alabama and continue allong the Florida panhandle or you can take the ferry to Ship Island off Missippi if is open. The water is better out there.

Just make sure you don't buy in a hurricane or flood prone area. Unless you live on a houseboat, water can be really inconvenient.
And also, some counties are insane. As far as taxes and insurances go it’s shocking.
