Story 2 - My boss got a rural property like this. Someone started banging on his door late at night and ended up getting it open...facing a Ruger high power rifle. The guy stared at it and asked if the other guy moved with my boss saying "Yup". He started asking something and was told "If you're doing anything but leaving you are going to the morgue." The other guy walked away and tried calling police...but with getting the front door open it was considered a home invasion. Worse it was someone that just started working at a supermax...which elevated the charges significantly. Once this weirdo called police he was bent over the "fuck up your life" barrel...including his now ex-wife as it was a sign of some serious cognitive issues.
I like the one where the HOA was all bent out of shape about OP's new house color. The HOA handed them a panel of approved colors but didn't specify which was a field and which was an accent color. So OP picked a bright pumpkin orange for the house an white for the trim. The HOA couldn't do anything about it. The house was still that color 20 years later.
We rented a place for awhile, always had people who knew the owner stopping by to fill their water jugs at the hydrant. It was VERY rural, and eventually I just had to keep my 12 gauge handy and politely ask them to leave. That landlord was a nightmare too.
That seems to also be a common logic trail for neighbors. "I'm friends with the previous owners, and he usually lets us do whatever we want on their property." "I'M NOT THE PREVIOUS OWNERS!!"
Adding - And this is not their property, leave or be charged for trespassing. And if that doesn't get them to go away, call the police and have them charged.

Mold story: Okay, I can understand grabbing a tray and paying for it before examining it closely, I've done it myself. They're lucky they weren't greeted with a shotgun. I know more than a few places they would have been. House painting story: Another house painting story? Good grief! The dark green sounds a little too soothing. A nice neon green with neon purple trim might have been more appropriate. That might have caused Karen to actually move.

Mold Story: If I was OP's Coworker, when the Idiot demanded I go away and leave her alone, I'd simply talk over her, somewhat loudly saying "Your food is moldy, return it to the cafe for a new one!" and walk away...at that point, it's on her what she does...if she returns it, great, I'd give her a new one free of charge; if she throws it out, great, she isn't going to get sick from the mold but if she eats it anyway, we no longer bear any Liability if she gets sick from the moldy food because she was told about the mold and chose to eat it anyway...

Red with white polka dots would also have been nice. It happened once in my former neighborhood. House was panted red -- complaints ensued. Polka dots were added.
Police would be called day one and thy would be removed . . Phone number changed and cameras installed .
