To all people hoping and trying to make south Africa there new home please always use reputable real estate companies stay away from unknown real estate companies an make sure your first meeting is at the real estate company offices please do your background checks to see if they legit always be alert scammers will always try there luck good luck an God bless you family

This are top 3 that are vested in international market for putting together International transaction. They have experience and the know how. Also they have offices outside of South Africa that proves they have a good track record. Some of our local Agents/Brokers handle Inland transaction only.

Hey sis, I went through so much in SA this past year from looking for a place, my visa process and over two years of traveling between the States and SA. I stopped posting videos but in July because I was going through so much. I'm glad someone is really saying the truth ultimately I moved from SA back to the States in November. I was tired of all the road blocks, the bs, the so called lawyers, the so called realtors it became too much for me and I was single, not married per-say and always a target there if I'm honest. It was a money drain for me and turned out not the peace I was seeking in South Africa. God bless you with the strength to ensure and at least you're not alone sis.
South Africa is not complicated when buying property. We follow similar principles followed across the globe. Firstly, Estate Agents are the first point of call once you found something you like, Second is getting funds ready for either Cash Purchase or Mortgage Bond Arrangements, Thirdly is Conveyancer/Lawyers involved in transfer from Seller to the you (the Buyer). Once all formalities completed the house is transferred to you.
Honestly you were not prepared for the move and it showed in the videos that you posted, you seemed to be just following the crowd on youtube and when it came time to follow the process you were found wanting.
South Africa is not entirely the utopia that is shown on social media by digital nomads. Estate agents have gotten into some trouble here for racial comments and bias towards foreigners rather than locals etc. People need to do their research properly before moving here and perhaps start with a rental before buying. Because selling a home can just be as stressful as buying a home, certain people's homes have sold for a lot less than they bought. But nonetheless, welcome to SA and hopefully your "other" issues get solved soon.
Thanks for letting us know about what is going on. I was in the process of visiting there to look for a house for retirement, now I changed my mind, I will try Ghana instead.
@emeliathompson3453 I bought a house in Durban without issue. Only needed to understand how the process works. Their transfer costs are similar to our closing costs. You must must read up on the process and timelines.
Hello. The deposit is called Earnest Money in the states. It depends on the loan type so the amount down varies. Some loans require 3% of the property price. Thank you for sharing your experience.
Nothing to do with you being American, you just showed the seller that you were highly motivated to purchase and so that made them feel that they had leverage. It would have been better renting for a year or so while getting acclimated with the city/country before making a buying decision. There is a lot of supply of houses in joburg. Your relocation plan seemed very rushed. I have seen similar behavior in other A.A moving to Africa and doing things on a whim.
RE VISA: I did interview in DC South African Embassy and received 4 year VISA within 3 weeks in November 2023. I relocated here in March 2024. I am renting and would not buy here. Ive been doing missions here for 20 years. My perception seem different than many of other Black americans moving here.

If your head is on a swivel in America, it should be on a swivel here in SA. Many Americans tend to let their guard down. Have the same level of caution pls. I’m telling you from experience .

This is a very important video, and I think more Americans should talk about their experiences of being swindled in SA, to expose the devil and make other people reluctant to continue with this bad and embarrassing habit. Loving South Africa doesn't mean only telling the good story, but also the harmful things that may fester if left untreated. [I also heard you say you wanna travel, I'm saying travel to other countries knowing that we love you in South Africa and want to be with you here. Even if you find your roots elsewhere, uproot them and replant them here😂, because we love you and want to be with you here]

These are the same concerns and causations needed when buying a home in the U.S. as well. I got scammed by a realtor in America in 2008.

Sorry sisi for what you went through ngiyaxolisa but as for us black South Africans we prefer buying a land & building our dreams.

You can still sue the seller for breach of contract and pain and suffering. and yyou can also sue the agent for msrepresentation.
