Some of the homes that ended up flooded in recent storms will probably end up being sold fairly cheap. Repairs can easily run into the $100k+ mark for just a basic starter house.

Eyy Travis, There are some new constructions on Katy that the builder did not compact the ground. So everytime that rain, the backyard become mud. Last weekend this becomes more evident because the storm. All fences went down because the ground on the pickets were not compacted enough.
There are hundreds of 1/2 acre lots or larger currently for sale in Houston area for $400k or less. $300k to build puts you at $700k. No need to live so close to neighbors.
Not really, although some of the posted price is speculation driven, most of the increases experienced are inflation driven (workers salaries, cost of materials, permits cost, etc). For this type of houses the $400k level would not attract any developer at all, creating a housing supply crisis.

My friend lives in sienna, and she got her new house before homes jumped up 200-300 k in value and ended up with a lot of equity. However, these suburbs are not close to “Houston” as in downtown Houston. With traffic It can take forever to get to the city. It doesn't matter with thee token price cuts. These houses are still overpriced by 150,000 -$200,000 dollars. With tech companies slimming workers it is a big gamble to purchase a house. With increases in property taxes and HOA and potential CDD fees you have no control over. I live in Montana and we have no sales tax so when there is a shortfall the money comes from us homeowners with an increase in property tax.
Lots of truth in this video! I bought my house at a $50k price cut after it was already reduced from its original price. Giant cheap sh*t boxes stacked on eachother for sure. I like his channel but he goes into the absolute most boring ugly neighborhoods across the us
boomers do
After going up 100% - the 3% decline does not seem very exciting.
Great info to monitor before buying. Also, Those areas you mentioned are so far out of Houston it’ll take 2 hours to commute across Houston on a busy date and avoiding accidents is inevitable. The crime is surreal! Have to be cautious wherever you go.
Loved the video. I'm a local, and I have been curious about our housing market. I see tons of homes being built and for sale, but online makes it seem more limited. Thanks for the info!
Those prices are like when the sneaky auto dealer gives 5k off the prices they marked up extra 10k. These discounted prices are still overpriced and gonna cost the buyer 5k+ per month.
Exactly. He needs to stop the 🧢
890k in texas bro. Good luck selling these fast
I live next to a million dollar house that just sold and more being constructed...so they do sell
We ain't got that kind of money what fools thought that was a good idea to make so many luxury communities that are far from both airports /galleria/downtown/upperkirby/med center /Montrose/heights
890k isn't what it was. Property taxes are high but other costs are reasonable. These sell fairly easily
This is where all the way overpriced homes are and this guy is a salesman, good luck.
Love the walk-about & drone view.
These areas are way out of "Houston" which makes sense why its getting price cuts. Most big/major companies are located inside 8, 610, downtown etc. Makes sense the further you go away from downtown, the more price cuts there will be.
Yeah this guys never points out these subdivisions are way far out.. i live close to 59.. not freakn by sennia.. barely seen any homes come on sale in my area.. county also published that year on year (march 2023/ vs march 2024).. prices only fell by a little.. and time on market obviously has been longer ...
What is up with the tumbleweed blowing across the road at the 13 minute mark. I lived in Houston for 40 years and NEVER saw a tumbleweed. LOL.
Dude so far away from Houston. I would hardly consider some of these area as Houston metro.
That’s in WEST Texas - 12 hours away! 😂
Toll Brothers = DR Horton = Lennar = Perry = KB Homes ............etc etc etc. go look at reviews.
EXACTLY 💯 SCAM ALERT!!! 😂😂😂😂
Bonkers! We were just looking at Marvida Trails in Cypress and noticed the softening on those new builds, as well as Breckenridge in Spring.
Last time I saw some cheap homes for sale in the Conroe area starting at 130k. They still seem overpriced since they were not being accurate with the description. Saying it was a 2 or 3 bedroom bit the 3rd room was missing, it was actually a small office upstairs with no walls or doors. The house looked like a townhome
My friend lives in sienna, and she got her new house before homes jumped up 200-300 k in value and ended up with a lot of equity.
However, these suburbs are not close to “Houston” as in downtown Houston. With traffic It can take forever to get to the city.
Also, the established Houston/galveston suburbs close to downtown have been selling homes like crazy.
Those near the water are fleeing because of home owners insurance and flood insurance.
Manvel is another area with alot of land. Mansions and huge price drops in new construction.
Property taxes are like 3.6% which is ridiculous due to the mud tax and not doable
Crazy how cheap these areas were 10 years ago. Many people I know are trapped in their house due to low mortgage rates and high home prices compared to what It was previously Even 5 years ago
your statement saids it all.. sennia is not remotely close to downtown houston as people might think.. its pretty far.. When people tell me they have to drive 45mins ONE WAY and plus pay toll.. to get to galleria or downtown.. thats way too far.. you just lost probably 2 hours of your life driving each day..
How is it possible you ask? It was already $400,000 overpriced 🤣
🤣🤣🤣 I set myself up on that one
Those houses are worth 300k to 375k at best .. 700k is covid buffoonery!!!
$175k houses all day long...
At least!
Scam
Unfortunately, most of the houses are still at the high price with $100,000 price cut!!!!😢😢😢
That humidity is nuts!
I hate it 😅
I know San Diego is expensive. The one thing I don’t have to worry about is humidity.
Arizona is great. Hot and dry.
Humidity is tough.. We opening back up in The Bay area! Time to head back soon! Cheers.
what are you talking about maybe a few days after it rained but it typically super dry. Plus we have mountains, no tornadoes and rare floods. We have beautiful Northern AZ 20-30degrees less in the summer 2-3hrs away. We have Vegas and Socal within 5hrs
My understanding is that Houston floods on a cloudy day.
Interesting. My 1st time watching you. Liked the video. Can you do an update video on these areas in 9 months?
I’m sorry I stopped the video after you listed areas no one wants to live in
Love the video and information, but the city of Houston is in Harris County. Houston County 1:13 is over 100 miles north of the city Houston, Texas
I still can't believe I just saw a listing on this video for a home smaller than mine listed for triple what ours appraises for. I knew the market had become a little crazy around here, especially for Houston, but that is insane.
I'm glad.
They're building houses, but d*** Everything is unaffordable to regular working Americans. The average income is not a 100000 a year, but these houses are at least half a million dollars.
Even with one making that much a year these home prices are out of reach.
These houses were $2-300,000 in 2013 for 4k sqft, 3k sqft $150-200k.
FYI: Builder Reps do NOT have to be licensed agents. They also do not have to get Realtors! Therefore no CODE OF ETHICS to be followed
True... they are employees.
Looks sus....
Fun Fact. In Texas, even you buy a home for 500K you will notice that the appraisers are quick to revise your appraisal value into the 600s. In that range your are paying 10-11K in property taxes.
Been seeing some new construction over in 3rd ward lately. You should do a walking tour video over there😂
Ikr?? 😂😂😂😂😂😂
hmmm. do we really want people in our 'hood'?I keep asking myself, why so much building?where are they coming from? what jobs are going to support this? gentrification for sure. lets hope there are some strong community groups and civic leaders to keep the interloop growth under control. measured progress. This is coming from a girl with many years in Cali but strong TX roots - native houstonians and native texans. food for thought.we call it the bayou city for a reason. those ins co thinking historical flooding in the making and taking those risk calculations seriously.😅
100k off of already inflated price. heck go into the city and check out the Houston Heights McMansions. and also Montrose . gentrification etc. the real action is inside the loop.
Thanks for the intel
Damn, Houston traffic is getting bad 😢
There goes the neighborhood 🎉🎉🎉🎉
I lived in West Houston, Katy from 2011-2017. The growth and housing explosion was something that truly can’t be described. And still growing as evidenced by his visit!!
still massively overpriced. Also, who the hell wants to live in a house with neighbors 5ft on each side of your home? LMAO.
future car hoard overcrowding situation...
Ridiculous 🤣😜🤣😜🤣😜
Stucco on wood framed construction, in a wet and humid environment is a really bad idea. Wouldn’t buy one of those homes at any cost. Bonkers
Well that’s how it’s built
Only under 100 k 😎
🗑️🗑️🚮🗑️🚮🗑️🚮🗑️🚮🗑️🚮🗑️🚮😂😂😂😂😂
i heard about housing market will crash but so far it's still going up at least in the Bay Area (silicon valley) of northern california.
I live out by the Katy area and I'm happy to say that it is still possible to buy a reasonable home in Houston. Our home was new construction in 2002, 3100 sq ft and we paid $175K. We are just a bit north of I-10, so commutes are not bad either. Today the home is worth $340K according to Zillow. I can't imagine paying 400-700K for a similar sized home in these other subdivisions that are even farther out in the suburbs.
The tumbleweed going down the street was a nice touch
Lake Loraine sub division has 3 homes for sale. It’s one road in and out. No traffic in the neighborhood. Homes are in the high 300-500s.
Last savings & loan crash all those homes sold for 70,000 to 125,000 and that was in katy tx right now those homes are 350,000 max 3 hours of travel time from downtown houston
We have been informed that by 2028, we will have 25000 new homes on FM 1486!😢. THIS IS INSANE-deforestation at a crazy rate! FOR WHAT?
There are homes almost as big with bigger yards selling for 200-300k in other neighborhoods. I think I would be way more interested in one of those.
10606 never buy a home with the bedroom over the garage. You can never cool it enough.i bought a townhouse and sold it because of the heat. Phoenix,Az..
When I was still living with my parents they bought a new house and my bedroom was over the garage. The first morning my dad opened the automatic garage door I jumped out of bed and screamed because I thought the house was falling down. I occasionally spend the night there in my old bedroom and thankfully they got a newer quieter door mechanism but it’s still loud enough to wake me up. And they have luxurious thick carpet. Can’t imagine if it had wood floors. And it is the hottest room in the house.
💯
Haha "See that forrest over there? They're gonna DESTROY more earth and BUILD MORE over there!" 😅
These homes are so massively overpriced that a $101,000 price cut is a joke. I hope these builders have to eat these houses.
I live in central Texas. New home sales are down 39% since 2022. Overpaying for a home could easily be financial ruin for most.
Redfin shows prices currently at record highs nationwide, PPSF.
That's because they keep editing the record price downwards. The true record was on their June 23, 2022, housing market report at $399,998. The current "new record" 4 week rolling is slightly over $384,000. The difference is $15,000.
Also Lennar selling homes at one price then increasing price when they put it on pending/undercontract
I livd in Pearland, a little south of the Med center. We have very good schools all the way from Elementary to High school and House's are still selling, obviously not like a few years ago amid the bidding wars, but houses are still selling....
Love to see your muddy boots on the ground. Shoot some video of the traffic driving to these places.
You couldn’t pay me to return to Texas where I was born. No thanks. I prefer cooler temperate climates and specifically, far from the West Coast as possible after being in Los Angeles and learning about Fukushima and the long-term health problems resulting from anyone facing those regions.
What area are you in now? I'm over LA too, even though I was born there and will always visit. TX is a damn dumpster fire and my family has owned land here and Louisiana for centuries....sharp decline in quality of life especially after this recent storm and current heatwave
Houston is a shit storm
Hell yeah it is. I’ve been here my entire life of 52 years. This is the last city or area I’d moved to in Texas. Can’t wait to retire and haul azz. I’ve traveled all across the USA. Everywhere I’ve been blows this place away.
fantastic content! well done.
@11:09 nice big truck and Challenger payments to boot!
Houston was “over” for me once Katrina aftermath happened.
You're right! Katrina blew in all that trash from New Orleans and surrounding areas into Houston.
Yup it was great city before that.
Ironically New Orleans started to improve after Katrina
@@kevinsmith8115 Storm flushed the toilet literally!
Yeah, it went down the chitter quickly after importing the Sect 8 people. It’s an immigration war zone here. I’m from here. I don’t recommend it to any American.
But I don’t want hoa
Live in an HOA, NEVER!
Fair enough
Never again, we are in one now. Wish we could move.😢😢😢
@testyterminal-bi5kj You'll never make it where I live in rural USA then lol. We have old trucks THAT RUN, we have tractors, we have other heavy equipment. Live in an HOA never!
@@lindajohnson. If you can bail, look into a USDA loan. they cover areas of like 30-35k and less populations.
@@lindajohnson. By doing that, all the funds you WONT be putting towards and HOA, That can go into extra payments on your principal and toss into savings.
Houston', we have a problem🚀
They're building these enormous homes for families but the trend is that Americans aren't getting married and having families. Would love to see the demographics on who is actually buying these.
They are packed in like a can of sardines. Horrible, you couldn't pay me to live there.
You are SMART!!!! 🤓😜🤓😜
I absolutely love the boots on the ground videos.
the problem in taxes or Huston property tax is very high and is unaffordable for elderly who do not have savings nest or high income, 350k house you need at least 1k for tax every month , so you should have net income over 7500 a month
Travis... what is the cost per square foot. That is more telling. What is the quality of the home: ISHS Fortified Gold certified? Energy STAR ZERH certified? How resilient are the homes.... if they are built to low standards... well why would anybody buy them?
i envision the streets there filled with resident car hoarder cars so i cannot turn in my driveway without backing in or some other kind of vehicular contortion...if the prices are still elevated over the prices of the last 3 years, it is not a fire sale...end of story...
Getting rid of homes then singing “all my exes live in Texas”
Let's go!!! Happy Sunday brother
It was the last house standing, located in a great community of homes up to million dollars, close to downtown, close to a school, events, and paid off within 15 years. Selling is tempting for what homes are worth right now.
Not a real estate expert nor professional but people need to think small in the bust is my view/move dowtown have a 2nd home on the Gulf Coast that can work as a rental say in Galveston etc.
Is it possible to pay 2k a month for mortgage and everything in Houston these days .
Aren’t the property taxes there the highest in the United States?
As a Houstonian and someone in lending, let it all fall down!
Edit: the homeowners who bought at higher prices are part victims in the loss of value and they can convince the bank on a short sale. Rapid appreciation only had one end result, rapid deflation.
