Question: if you leave a air gap between the steel roof and the foil, would you not get condensation in the metal inner surface, during winter, because it is cold outside and the warm and humid inner air inside the room will hit the cold metal roof.

The space between the foil and the metal is "outside" air. The warm-moist air inside the building will never get to the cold metal.
