Congratulations! My husband and I bought an existing, but run down RV park in 1984. We owned it until our retirement in 2017. In all those years, we stayed a campground with the woodsy feel and family atmosphere. We did make constant improvements and offered all of the amenities you would expect but kept the more traditional atmosphere. It was an amazing 34 years and we met awesome people, many of whom have become our best friends. I want to wish you as great an experience as we had. Good luck in this endeavor.

There was an RV park in Why, AZ, where people bought their own RV spot and could be there whenever they wanted, or could leave it and rent it out. There is an RV park north of Pierre, SD, which has rental spots for RVs, and then they plotted out a section where they sold the spots for either RV use or for building a small house, few restrictions. With that much land, you could develop for a long time into it with various programs. Congratulations! I love the idea! I almost bought a small mobile home park years ago with plans to convert to an RV park. Really hope it works out for you. The land looks beautiful!!

Our favorite campground is a former mobile home park. Lots/sites are huge, landscaped with many different perennials, trees, “streets” between sections are paved, the whole campground is on flat land, rural area, river on the west end of property for kayaks and tubing, huge swimming pool and pavilion. There are 130+ sites. On various weekends they have local bands play at the pavilion for a few hours. Owner was a former road manager for a few big name country and rock bands, and pre-COVID he held concerts on site for bands like Charlie Daniel’s Band (RIP🙏🏼) and .38Special. It’s now gated, so it feels extremely safe. A former mobile home park is perfect for a campground because the plumbing and electricity are already there. If you are every in a position to buy one, I think it’s a great opportunity 😊

@@ginger5057 It’s “Trout Run Camping Resort”, located in Wellsville, NY. It’s in the Souther Tier/Western NYS, just minutes north of the Pennsylvania line. If you do stay, I would recommend staying in sites 30 - 60’ish. The new section hasn’t had the streets paved as of last weekend and if it’s dry it can get dusty over there. I expect it will be paved soon. The new bathroom and shower facilities are beautiful. I walked over and checked them out. They’ve added a spacious dog park as well. I forgot to add that there is also a driving range (golf) and a few trails for bikes or golf carts. I’ve never seen ATV’s there, but not sure if they are prohibited. I hope so because I really don’t want to drag ours over there for our son because hearing him ride at home is annoying enough, lol. At night you could hear a pin drop, even with RV a/c’s running in the background. It’s in a valley that is a mile or so wide. If you’re on Instagram, check my page because I believe I’ve got pics of the campground on there. Pool is heated and is open April - October. April is a bit cold for me. They’ve also added fully furnished tiny house cabins. Full kitchens and baths and some with lofts. 30 & 50 amp service will full hookups. Small camp store with ice cream, pizza, wings, burgers, etc., and they will deliver to your site. Good sized laundromat as well. They also offer seasonal sites when available, but there is a waiting list because it is such a nice place. Hope this helps.

Took a look. It looks like most decisions made at a County level. County seat is Fort Payne. Check flooding very carefully. Where two bodies of water, go into one. Can be a problem. I see many full-timers being interested, as a fall back place. In case being on the road became impossible. Check availability of Grocery shopping nearby. Near mountains, so maybe snow in the Winter. The main thing, no weather events so severe to require evacuation of the area. At least not very often. If you already thought of all this, then God bless you, and lead you.

Had to stay in a hotel why? Seriously, even without a campsite, you can get water. You can run your generator. And you can dump at a park as needed, even if you're not staying there. Sometimes they charge a small fee. We have 17 acres in NC with a 3 acre lake. We'd like to make it a campground someday. We boondock 99% of the time. Who wants to be piled on top of a bunch of other people in a campground anyway? Re Thousand Trails, yeah, just like a time-share. They sell more than they have. You can always find a good spot if you plan a year ahead. Who does that?

Hey guys, we are in the middle of doing exactly what you are stating, except... we have found that buying raw land is the most affordable way to get er done for the two of us. Obviously the state you choose to buy in will determine the amount of work to accomplish your goals of establishing a land base to call home, so this may be an alternative to spending the big dollars in the campgrounds. We are developing our land ourselves and doing all the work which is why this is our best option, but the best part of our state (Texas), the county we are moving too has little to no restrictions on rv's moving onto the land while developing. FYI, we bought 10 acres already split into two tax lots for a touch over 60k, very reasonably priced for sure and a future investment. Great video like always and we wish you guys the Best of Luck in your journey.Congrats! Stay Safe. Peace.

@@LetsLiveUpstream Happy to share... We chose to stay in the Northern end of the state leaning East to keep the trees and ground scape Green, since we are from the Oregon cascades. Each town has it's demand price and the less desirable areas are going to give you the lowest per acre price. We are still learning the geographical layout and where the landmarks are which creates higher demand. If you can find under 8k per acre, you are doing well if saving money is part of your criteria. We stumbled onto our piece and happen to hit it when no one really knew about it. We found a bargain that had a hoarder on it and passed on and we paid under 6500 acre with lots of land clearing and hopefully getting our volunteer fire department out to train rookies burning an old building down we want eliminated. The one thing I can say for sure is, the prices are moving up rather quick and what we are finding is that if interested in a plot, move quick. We have seen two plots we looked at in the last week go contingent, which says that the country will be a good investment in the near future. Happy RVing and GOD BLESS TEXAS ")

Keep in mind that, should you decide to get a loan from a bank or SBA, do NOT sell them on a shoe-string budget because they will not finance a failure. Double the amount you think you need to open and run the place for the first year and you will get the loan. Whatever of the loan you don't use for operations, you can use to pay back the loan.

Why don't you make up a business plan that includes the amount of camp sites, take the price of the purchase and improvements divided by the camp sites. Coming up with an equal price per campsite, and incorporate selling shares for ownership. The owners can either live at their campsite or leave it for rental while they travel and collect a dividend from the profits after property tax and repair & maintenance.

for anyone looking for land, I asked Realtor to add flood zones to their map overlays, a couple years ago, and they did (zillow did not). So it really helps when you're looking at a property. Some of the property might be in a flood zone, but the structures, may not, so that's important to know. You can also see if the roads in and out are in flood zones.

Played with Google Earth; the listing and the overview look good. There are a LOT of long barns showing on three sides of the property... if they're hog barns, they'll have an odor. If they're chickens, they'll have flies. Pay attention when you walk the property to smells and buzzes. The existing buildings are very appealing- looks like a residence or two would be brought up to speed quickly. Good that there are utilities available already. Watch for potential pool expense if there are leaks, of course. Lots of work, but wow what a fun project. Some hiking paths along the waterways would be really nice! I think you're onto something considering the increased RV-ing as you mentioned. If the Father has this for you, it'll happen! Blessings.

I've seen people say they paid anywhere between $3500 up to $40k for putting in a well. Hopefully it's more on the low end of the scale. I was going to do it on the cheap and run my own wiring and water and septic lines. I came to my senses after the first renter was dry camping and had unreasonable demands. If I did my own wiring and someone got electrocuted through some unforseen accident not only would it be on my conscious but I would be legally liable. Get it done by a licensed contractor. Glad you will have a campground of your own. A tip for some who are not able to find spaces along their way - often independent motels will allow folks to park in their parking lot for a small overnight fee - the caveat is that the RV probably has to be on the smaller side such as Class B or small Class C or truck campers. Of course, no use of a room unless paying regular rate for that. But some motels do allow use of the swimming pool in their generosity.

Love your enthusiasm for this new opportunity. The key is to put together a sound business plan after you have done your due diligence. There is a reason the industry says the time between bid acceptance and closing is called the extortion phase. You may have to stage your projects into phases (short term campgrounds rentals, lot sales, RV training camps, etc). Invest first in what will provide you with a steady has flow that you can grow upon.
If you have to get bank financing you may want to consider a 7(a) or 504 fixed asset financing loan program. I am in the think tank group that you need to be the 51 percent or more controlling ownership if you have the management skills to handle all of it. Investors can be structured as standby equity, meaning the investors money stays in place until after the bank loan is paid in full. The 504 loan, in particular, can go up to a 20 year amortization for the fixed asset portion of the project which can bring your monthly mortgage payment more manageable. Go to one of the local Alabama Small Business Development Centers for free advise to help you put your business plan together - they don’t do it for you, they help you along the process. Red state or blue state, you cannot discriminate with government backed funds so be moderate in your narrative. It may be with your online following you can structure something more creative with investors without bank financing but that is not always possible when you get into the $1 Mil plus size of project acquisition plus necessary capital improvements.
I am a single woman weekender camper for 16 years who also happens to be a retired SBA finance chief. Love the camping lifestyle. SBA has been financing campgrounds designed for short term camper stays for decades. They don’t do speculative real estate sales deals. Good luck.

I definitely would be concerned over how much money is needed to renovate the property. A new business would be subject to building inspections to bring it to code. Sewer and other utilities can really add up. The cost of renovation could by far exceed the cst of buying the property. I would say be careful and really think it all out before acting. I live GA. From June until January the humidity is real. I get off work at 5am and it's already in the 70s. Then add the humidity on top. Our AC stays on 24\7. Kids don't even play outside in the afternoon unless they are in the pool or shade. Thunderstorms and torrential rains do not cool it down. Snakes and fireants Beware. Life does move slower in the South and for that I'm grateful. Good luck and have a blessed day.

And you're only about 8 hours from where I'm at in Louisiana. Might have to make the trip there in a couple years once yall get it going.

Have you guys considered when you get the campground up and running, having somebody (or you guys) put in a long-term RV and run it like an Airbnb so people can get experience staying an RV before they buy their own.
My husband and i would stay just to see if we like the idea even if we don’t intend to get an RV. Some use airbnb but to have different experiences.
And that actually may give you guys some extra income as well. I love your RV training camp idea! You could totally have a contracted counselor in the area for mental health checks and pre RV personality inventories.

How about making it a co-op with HOA fees going toward maintenance. You could pre sell as many lots as you need to rehab the facilities with early purchasers getting in a a reduced price, then once fully rehabbed the price for sales would be higher.

Escapees have a series of “co-op” places. You can live full time OR have the co-op rent your site when you are traveling. I have access to 5 acres in central Alabama. I lived in Huntsville during my 10 years as a “rocket scientist “. I have handyman skills PLUS I know the reasons for the building codes. No shortcuts for me! I have my own tools!

You offer one of the few realistic tips I have seen. Escapees is one of the very few good places and contracts and the only I am familiar with. I would avoid all others as unknown. And see you are much like me. I was a Physicist and Rocket Scientist most of my working life. I have the tools and knowledge to fix anything myself. Though here in Costa Rica prefer hiring others and teaching them and loaning or buying their own tools so they can go into business on their own. My photo here. I was 73 years 5 months and some days old when taken. In Panama I get the Jubliado 20% discount as they think I am over 50 but under 60. At 60 I am entitled to the 40% Pensiado discount. Good enough. I perfer they think I am under 60. And to others you can see just how happy I am. Pura Vida!

Huntsville AL, Space Center worker there? I suppose my biggest space gig was Morton Thiokol in Utah building the Space Shuttle Rockets, Trident III, MX Peace keeper, and SHRAM missiles. But had many other high level jobs. Known as Chief Metrologist (not to be confused with a weatherman) and also several times as Vice President of Operations for several AeroSpace Corporation. With the ability in all to put over 50,000 into the unemployment line in minutes. And not even the CEO could fire me as my skill were too unique. If I did quit, it always took at least 8 to replace me. And still I would get calls and letters to return. At least one time they were hunting me down to get me back by force. Ah, those were the days. Now I am retired no need of additional income, free of all taxes. And living free with a wife that loves me, she and family and neighbors think of my almost as a god. As to that I once gave some money and cement to some men in Nicaragua. They built a statue of me, got it blessed by the Arch Bishop/Cardinal of Leon. And placed in Parque Central.. And note I have been an unwavering Atheist since age 6. Same Arch Bishop performed my Church Wedding. knowing all this. I was offered sacraments but declined. My wife and I gave away 96% of our combined incomes to Children's Charities in 8 countries in 2020. That other 4% is plenty. Not that I am any Bill Gates, but we live well on about $40,000 (or said to be about half the average income of couples in the US. But doubt the veracity of that( and in reality between $800 and $1000 monthly and still enough left over to travel the world 3 months a year. No children no relatives except my wife. Had I had children I expect he or she might have destroyed the world by age 18. As I was building rockets by age 8. And terrorizing. At age 11 found a missile I made had penetrated the roof of a Buic Special nearly 4 miles away. I was on my paper route. Returned and attached a note saying Sorry, Misguided Missile. That ended my rockets in the city. I would ride from then on 25 to 50 miles out on the desert to launch. But it continued until employed to do what I most liked. The best enjoyment and highly paid for it. And to think age 2 to 17 I grew up in an orphanage. Yeah anything is possible. Go for it!

I carry 100% Heath Coverage to 10 Million Euros with a 100 Euro deductible costing 108 Euros a month. Good in 244 countries. One of the few not covered is when I am in the US. Not good in North Korea, Afghanistan, Iraq, Syria or Iran either. But this is less than the 80% coverage on Medicare B that is good only in the US. I last paid $375 a month in 2010. And I actually pay rent and all utilities and internet on the savings. Medicare never covered my biggest concerns of the two AK bullets in me, one next to the spine, the other in my right kidney. Nor all the titanium hardware in my arm since 11 operations between 1972 and 1974. Like a Timex Watch I take a licking and keep right on ticking. Doesn't stop me from mountain biking in the Andes or bench pressing 110 kilos.

Lessons I learned in life is if you pursue money, money will evade you. And when you have lots of money and possessions it will become your own prison worrying about losing it as well as fear of all that are eager to take it from you. I have none of those fears. And giving away over 96% of our income gives a good feeling. Living on $800 to $1000 a month here about 25% above the national average. Our surviving income after giving the rest away, about $40,000 supposedly less than half the average of couples in the US. But still enough left over to travel the world 3 months a year. And some of that goes for those $15 food packs feeding 4 for a week I give away every week. Bad part is they weigh about as much as a concrete block without the two holes. And I am on foot or bike. Haven't driven a car in 9 years. $11 a gallon for gas while taxis get subsidized gas for around $1.70. No comparison. It is far cheaper just taking a taxi.
