In terms of just real estate investment prospects, Greece is in my view still better than Poland, as the prices there are still recovering. However, it is a terrible place to pay taxes. Therefore, real estate prospects + running a business, Poland does indeed rule.

Thanks for the comment! This is a real case and actually the apartment that I am just finishing the renovation :D If you mean other "official costs" such as tax and notary fee, you can imagine those cost are around 2.5%, another 3% agent fee.

One of the biggest mistakes made by people from other countries is blind faith that Warsaw is the best solution. I assure you it is not! There are many cities in Poland with a special specificity. Different city, different specialization. I advise you before you come ... check first what city is for you!!! And remember, the rental price is also different.

I personally focus on Warsaw because I want to master the market. I know that for long term rentals Poznan or Lodz can give 1-3% higher ROIs. I think everyone should study and decide as you said! Hey man! There are many nice areas, it depends on many factors. Such as: Transport, what size you need, where you will need to go often, price! Areas of Zoliborz, Wilanow, Wawer, Praga, Wola are all good areas. These are not the only ones. Are you in Warsaw currently? Have you joined our FB group yet?

Great video! I thought there was a capital gain tax in Poland in case you sell the flat in 5 years. It is 19% if I am not mistaken. That is quite a lot. I subscribed right away and joined the fb group... request pending. 🙂
I think i accepted you, reply if you’re still not in! Yes capital gains is that. Well I’d done as an individual it’s just income tax at 20 I think. It’ll be different if done as company… But still i can live with 20%
