    A detailed home inspection gives you a quality punch list of issues, not just what can be negotiated on.

      @@paula-yr7pp just my opinion of course but should the builder have done things properly the first time? Avoiding a long list to repair in the first place? I think there shouldnt be any list at all if its a new home and a builder with any sense of pride in their work should feel obligated to right the wrongs.

    When my home inspector showed up, my realtor rolled her eyes and said, "I'm glad I brought a book". He was very detailed, and did a fantastic job.

      Good for you! Unfortunately, I wasn’t able to be at the house when it was being inspected before I purchased it. The inspector didn’t even find things like original electric smoke detectors dating from 1993 in the ceiling. Later when I gave him my grocery list of things he missed, I asked him why he didn’t notice how old the electronic smoke detectors were. He said he didn’t know how he even find the date. I told him you unscrew the top and there’s the date. He also didn’t see the broken submerged sump pump. The excuse for everything is that whatever he didn’t catch, must’ve happened between the time he did the inspection and when we closed one month later. They love that excuse.

      @@latsnojokelee6434here in Australia the home inspector cover then selfs by putting legal waivers in the contract so you don’t have a leg to stand on if something goes wrong. A mate of mine bought a house before Christmas and the ceiling fall down a week after moving in.. Then he noticed all sagging everywhere else the inspector didn’t care

      The inspector in the US must be a lot better then the ones in Australia because the inspectors always mis many things here and they cover then selfs with making you sign agreement if they miss anything they are not lieble

    I almost bought a house a year ago.. Almost. It was bought & "remodeled" by a realtor, supposedly by professionals. I was only brought to see it at night, but I liked it & the location. So next thing I get an inspector and BOY was he detailed, & I would never have it or recommend anyone to have it any other way. That man found so many concerning, and out right negligent items.. Yet the realtor would no budge on an already high price that I was already planning on low balling. After the inspection I told him no thank you! Wouldn't want this house anyways. Keep up the good work!! The world deserves more people like you & that inspector!

      I got a quote on gutters and that is what the guy said "I am losing money here." The guy started with 6k and was talked down to 5k... I told him I would think about it...I got a second quote for 2.4k....some people really want to give you the shaft and tell you are getting a deal.

    I’ve been in the HVAC Industry for 23 years and I go into these NEW homes and I see the work done from all trades and I ask how the hell did this pass inspection. I worked at a guys house years ago who was ex military when he got out of the military He got a job with the county I believe it was long story short He became an inspector and started reporting what he was seeing out there and builders started blackballing him from jobs reporting him he ended up quitting, because he believed he was going to get beat up or harassed because he put on many reports How did this pass inspection? And he states that people are in the pockets of these banks, builders ect. It just pisses me off because this is peoples hard earned money and some people live paycheck to paycheck just so they could have that American dream of buying a house and just the quality of these homes is horrible, especially in Phoenix which they should be the HVAC Kings because of the heat that they deal with down there but yet I’ve seen some of the worst tradesmen I’ve ever seen then I move up to Preskett area and I see much better quality in a smaller town but you still I don’t care where you live. You’re going to see poor Work no matter where you go.

      I built my own house, no problem doing that in California as an “owner builder”.
      Zero subcontractors. None of those thieves and qwacks ever touched my house.

      I'm a business owner in Texas. We don't build but if a home floods, we dry it out (water mitigation) we see other companies all the time that have zero craps to give about doing the job right. THAT is why we are owners instead of employees. We still do hard work too.

      @@steveperreira5850 What's funny is is that I live in Washington, Seattle area, and as an Electrician, I was always happy to see La Raza come in to do the Drywall, Insulation, and Roofing.
      It meant that I'd still be able to find my Junction Boxes when the walls were covered and no cables were -stolen- cut.
      Whenever I saw "Muh Feller Coqk-Ayzhuns" in those particular trades, all I usually saw was nothing but Meth in Motion.
      Primo and I would smoke the blazes out of some Mota, but, "White Man's Poison" was not on the menu for either of us.
      Even though it's been a couple decades since I was last down in Arid Zone Head, I suspect it's STILL the same there.

      Truth. I used a sewer inspector recommended by my agent. Waste of money. Approved the sewer and a year into owning my property the sewer backed up on me.

      My agents inspector was really good, but I also walked around with him and was family friends with my agents, so he probably got me his best inspector.

    Yeah when i bought my house i used the many small items found to negotiate fixes on the big items i wanted fixed. Houses aren't perfect, but new Houses shouldn't have more problems than 35 year old Houses

    I don't care what the builder or anyone else says, they can complain all they want, I would most definitely want an inspector to be as detailed as possible! Even if I/the builder end up with a list of hundreds of issues, I don't care as long as I know the property has been properly and thoroughly inspescted! As others have said, if you don't get a detailed inspector, any problems you find yourself are your problems from the point when the inspector leaves onwards.

    I love that when I bought a home my inspector, appliance store, former renting company, and guys at Home Depot all said they do good work.
    Inspector came back and told me the house was great! Minor cosmetic issues and it was done.
    Really glad there are proficient home inspectors keeping people honest for people like me who don't really know better.

    It’s also a good idea to get the main waste pipes scoped. This literally can cost you thousands and thousands of dollars if there is a problem. This goes for new construction also.

      Years ago, I managed an investment condo in a residential tower that was new and still under warranty. The tenants complained on multiple occasions of sewage smell. I came through and checked all the plumbing locations, but could see nothing. We luckily also had a professional building manager with whom we coordinated a plumbing inspection… they ultimately found one of the line was not actually connected below the unit’s floor. In fact, they didn’t even line up! 😮 Every day I chased after the building to get that fixed before the warrant expired.

    First time buyer. Mobile home all we could aford. We were told we had to wave an inspection save us money. Wish we would have gotten one, probably saved as more than our mortage in repairs. We only live her 2 years so far out of 15. 😖

    If you do NOT get a home inspected, then ANY and all problems are PERMANENTLY YOUR PROBLEM. And WITH that comes the COST of any and all repairs that could have been exposed by a home inspection.

      You are WRONG. Problems come up all the time even when you had an inspection and a ‘good’ builder will remedy them. If not, you can take them to court.

      @@glasshalffull2930 If you do not get a PROFESSIONAL LICENSED INSPECTOR then on the papers you sign you WILL have to reject the proposal for an inspection. This makes it YOUR PROBLEM. Sure, you CAN take them to court. And the realtor will provide the documents that YOU signed that say that you REJECTED an inspection. Then it's CASE DISMISSED. How many houses have YOU purchased through a realtor ?

      @@c.blakerockhart1128 This channel, CyFy, deals exclusively, as fa4 as I’ve seen, with NEW home builds. Inspection or not, on a NEW home build there will be problems that A. The good builder will fix B. The court will decide. On a previously owned house, it’s like buying a used car. Buyer beware. However, many states have enacted disclosure requirements on used houses. Seller fails to disclose a known problem and then you have a suit, inspected or not.

Inspection or not, with new construction, if the builder screws up a good one will fix it and a bad one can be sued. States I’ve lived in have a full disclosure document regarding know defects. Inspection or not, if the seller falsifies information, then they can be sued.

    People don't just pay for a product, they also pay for a standard. When that standard isn't being met, then people aren't getting what they paid for. It's one thing of an inspector is being ridiculous, it's quite another when the inspector is being thorough because he understands the issues that may arise down the road.

    Oh, I WANT a detailed home inspector. If I'm paying this much money for something I'm going to be using for the rest of my life, I want to know that everything's copacetic, esp. when it comes to wiring and the bathroom, the roof, everything. My brother recently got a house built and because of your videos, I knew exactly what to tell him to do to make sure he got the best home made, what to look for. So thank you for your videos. You're providing a great and valuable service, and your due diligence, if it has not already, will probably save at least one family's life.

    You did not just say that. A home buyer is paying close to $300 a sq ft and they don’t want a detailed home inspection. Work for your client. Been doing this 23 years, over 17,000 inspections. I tell clients that EVERY issue we find on new construction is a FIX except for shrinkage cracking in concrete. EVERY issue. It’s a brand new home. Do you drive off a car with a new car with only 3 tires?

    I have worked in construction since the 1970's. I became a custom cabinet sub-contractor in 87'. The biggest problem I see is lack of oversight by the general contractor. An outstanding home can be built with a super low bid as long as attention is paid to the construction detail. Any home can be diminished or ruined by inattentive subs. Large home builders pay far less attention to their projects than ones attended to by an individual GM.
    Hire the best inspector you can; you are making the biggest investment in your future!

      Even if you buy a new condo, you’ll end up doing work. Friend of mine just bought New construction condo that came with a one car garage. Turns out the builder doesn’t finish the inside of the garage. That’s your job. For only $10,000 to some local company who does that work.

    Why not? My father got burned on a house that claimed it had a 4" brand new well installed and the home inspector missed that it was a 2" that was so old the pipe rusted through and it would never pump water ever again. He bought it in the winter time with 2' of snow on the ground so it was all hidden in the yard. The electrical also had wires stuck in places where fuses was supposed to go which the inspector also missed. Every realtor has a home inspector on speed dial and with extra cash, anything can pass.

    I would also want a pre-drywalled inspection. Why are there so many cracks and broken welds in windows and sliding doors? Along with cracks in sinks and tubs.

    When I bought my little house back in 2001, 690 ft.² built in 1900, the inspector took three hours. I’m glad. He looked at every inch of it. Top to bottom. Crawled around in the crawlspace, etc. And I’m glad he did. He didn’t find any major issues, but at least I know he looked.

    My house was built in 1900. When I got it inspected the guy told me that it would still be standing in another 100 years. He said the new homes that he was inspecting would be falling down and probably gone in 50 years. You’d think if you’re buying a brand new home, everything would be good but it’s not. Most of them are pure crap.

    My sis, her hubby hired an inspector when they bought their first house. I asked if I could tag along. After he was done telling them everything he found, they went over questions. I asked “what about the valley/depressed area over garage, leak in skylights, live electric wire in basement ceiling, floorboard braces not attached, dryer hose FULL of lint”. He asked me to show, he added to list. “How did you see roof issues from ground?” As of course I was not using his ladder to get on roof. Sis, her hubby realized they could have saved $$$ just having me do it. But you are detail orientated. Definitely good choice to hire.

      i do that for friends and family from time to time. some are so into the "OMG! it's our dreaaaaaaam house!" mindset that they don't even see the most obvious problems that will bite their financial arses quite hard later on... 😑

    I inspected (walk-thru) a new condo unit for a property management company working with new client. Since I would’ve had to manage unit and the issues down the line and the unit investor was going to closing, I was tasked to document all the concerns. I’ve done punch list reviews, so cracks and peeling veneer would be of concern, as would a hole in the floor among other things. My report was a dense single spaced 1 pager they could bring to closing - my boss got upset at me for finding so many problems. 😨🙄

    Surprise surprise...another Board meeting next month for another couple of complaints.

    You want one that is sufficiently detailed to look at where the problems lie but don't worry as much about minor details. The cracked door is important. The drawer being microscopically out of alignment is for the homeowner to decide to complain about, not the home inspector.

    My home inspector did like, nothing at all. None of us found the hole behind a mirror hanging on a door until months later, etc.

    So you spend hundreds of thousands of dollars having a new home built ...
    Why wouldn't you want an independent building inspector to come out ...
    And point out all the shoddy material ,workmanship and builder cost ,short cuts ....
    And deliberate damage and sabotage......
    Forcing the builder at thier cost to fix or place all the things mentioned in the report .....

    CyFy..you should do some proper videos, to inform everyone. These shorts are ok...but most don't even tell the viewers the whole story and are hard to understand. You'd be making a bunch of $ too..and helping a lot of people.

    Man i wanna be paid thousands to scoot around knocking on floor, put sticky tape on everything, and complain. Sounds great, until the home owner shows and asks weird questions like "Who are you" and "How did you get in?!"
