500,000 properties are listed in the UK and it is illegal to make these changes. I rent out 3 listed properties and because they are solid stone and use an oil boiler they are cheaper to heat than a new build with a high EPC. You can do an online course to be an EPC inspector, just do your own and give yourself an B

Try and find one that has done a few on the street if you can mate it helps… also if yours is not out of date then it might be worth doing a few things like bulbs etc, so you can say you’ve made some updates.. as he may wonder why you getting new cert

If the Renters Rights Bill is introduced next Summer it maybe in about 12 months time we will first see the stories of some tenants being priced out the market completely or regarded as too high risk in order to find a rental home. Labour is now in power and no need to think of votes too much, rather policies that will properly work. You talk so much sense and sad that Politicians seem not to want to think these matters through with any common sense.
Great tip about the EPC, another clue maybe that some EPC assessors require payment up front. Whilst I've no issue that with regards the funding of it, it could provide a clue that they have been met with a lot of unhappiness in the past by whoever has requested that check. But agree there's very different interpretation of how EPC's are assessed.
From what I heard this will impact 2.5 mil properties
