That house is a hidden Gem. It has so much potential. It already looks better with the upgrades, and for that price, it's a real winner. I love the floors, and in time, it will be a real beauty. It's sad about the new road being so close, but I wouldn't have any problems with it, if I was able to make it my own, and upgrade it a bit. He was calling you the "camera man" like the paparazzi. The camera lighting is about as bad as looking at a ricketty fence for 30 seconds. Show us some after remodel Vlog. Personally area looks descent by the trees and traffic, i would level it and rebuild, spend $50K and do it up, then that wife will have a home and be happy long after hes gone....

The first thing I would ask is If it has a proper title, Lots of land for sale but many homes are built on land that they don't own or land that has no title. Its nothing like buying Real estate in the U S or Europe. If their is a title then it can not be in a Foreigners name. If she decides to move her family in and boot his ass out, she can do it cos its her house. It happens over and over in Philippines.I say Never buy you should always Rent or you may end up living in a tent.

I am still confused as to what in the heck Ron is going to do with a horse. I guess the money he saved in the house deal gave him the money for the horse. Overall though that is a fairly good rate for the house and lot assuming the title is clear. It could be a nice home with a little renovation.
nice house and no need for big house but if your planning to have horse definitely you need a huge land. the owner should plant a row of banana or moringa plant in line of the road inside their property to have privacy
Your definition of nice is a lot different than mine. Some paint would really make a difference, as would eliminating the cement mix in the front yard. He has to replace the roof, upgrade the electricals, probably replumb the cr to western standard etc. Currently the house meets if not exceeds Pinoy standards, and if decides to continue to live therel- so be it. Ron's buying a horse without space for the animal is unrealistic, and cruel. Now he will lose some of the small yard and be closer to the highway. All in all after looking at current conditions,future expenditures , and close proximity to the busy highway, in my opinion it's not a deal. Best option for me would be to, fix it up,keep looking for larger, better located property, sell or rent. But my opinion is just that -My opinion.

My friend could not own land in the Philippines, but he can own a building. He wanted to purchase a block of land and build a house. He didn't trust his PH wife, so he went to a lawyer to see how he could secure his assets. The lawyer drew up a loan contract between him and his wife. The contract stated that in case of a separation, the wife should repay the complete loan, and if she couldn't her assets (the house) should be sold at an auction. They did split up and the house got sold to his new wife with whom he also had the same arrangement with. The first wife was given 24 hours to come up with the money,,, and of course she didn't have a centavo and consequently the lawyer took action if favour of the husband because of the proper contract.... it can be done.

Very good deal on the house and doesn't need much to upgrade it. As long as they can live with the traffic noise they should be fine. Personally when fixing it up I would make that back room you call the guest room my bedroom, just to put some distance between me and the road! It looks like there is an upstairs part of it but you didn't show that part.

Once you hit past 70 yrs life becomes icing on the cake.

Still, this house was owned by a woman that lives nearby. I "think" the title is clear, but there's really no way for me to be sure.

Great! I just purchased a 500 sqm residential lot at North just a few hundred meters away from both elementary and High school, nearby is a hospital and huge weekly farmers market I must say I won a jackpot for 150k. It should be 200 but it was rush sale.

Daniel Balfour, the house costs about $8 per sq ft floor area. A pretty good deal considering that the cost of the land is included in the $6500. If Ron and Manilyn decide to demolish that and build a new, well-built house, they might be spending somewhere around 30$ per sq ft. Still, a pretty good deal.
