- Signature Global City 37D, Phase 2- is a project in village Gadauli, Sector 37D of Tehsil and District, Gurugram, Haryana. The proforma agreement for an apartment or "independent floor" in this property is very dicey, and it indicates a number of half-legal shortcuts being taken by the builder.
Signature Global's real estate project at Gadauli Sector 37D, Gurgaon requires you to sign a tripartite agreement, and not just Signature Builders Pvt Ltd. This agreement has many features that would reduce the usefulness of this contractual document in court.

Great great information sir. DDJY floors are being sold in Gurugram like hot cakes. There are some murmurs around something fishy in agreement but nobody is disclosing. I am wondering how do banks treat such projects and agreement for loan.
Garuli village PANCHYAT Sarpanch must take action on builder. Fraud ramprashata and signature both using road with farmer. Villagers road and sewage nala of gurgaon open and smeel overflow rain water other issues which are serious concerns
Shop bhi hai unki alag khanai hai shop side gate closed by hsiidc. Roselia 95 main road entrance block. It was leased by Signature to Show main gate entry which blocked after lease over.now hsiidc also locked the gate towards Garoli village side and sewage Nala road already small in size bad smell .
Sonu is the builder representative in court and Abhishek Dubey is their so called lawyer who gets the paperwork done in tehsil shen you go for BBA.
I don’t understand when they have RERA verification done already then how come authorities are not raising these concerns over multiple parties, layouts, common areas etc…
What buyer can do here?

SIGNATURE, they have charged me maintenance charges even without the flat is ready and sending me offer of possession. I have faced issue in SG 92, charged me the maintenance charges for a year(2024-2025) without even getting ready. So MR. PRADEEP AND LALIT ARE ALL FAKE. Pls be mindful before doing business with them, starting facing issue from one month APRIL 24.

What is the need to trust any builder? There are plenty of resale properties available. The sellers may be actual users or investors. Go and buy from them after doing due diligence.

isn’t this common practice in all low rise society .. specially Smartworld to start with.. any reason for pointing a specific one
DLF has not done anything on their terrace rights. It is accessible for all. may be the same reason that terrace can't be made private.
Many builders are doing the same, selling terrace. Not sure in future there may be solar panels n one cant use terrace.
Now someone has registered a case against them, I bet in next 1 year people will start receiving notices
