United own all the land around the stadium with the exception of the road surface of Sir Matt Busby Way which cuts through the land owned by the club, and United Road which goes under the North Stand, and they own everything to the sides except the railway lines upto Railway Road on one side, and upto Wharfside Way on the other (the dual carriageway). They own the land at the back of the stadium with the exception of the railway goods yard including the land currently being used by the freight terminal which doesn't have railway lines on it and own several of the buildings which are leased to various businesses which I believe includes the large warehouse currently used by Daytona Karting, and much further back than the rear car park, into what is known as Trafford Park. The club also owns the majority of the houses on the North side of Railway Road. The land was purchased in the 90's before the club bought the land at Carrington with the original intention being to flatten the land and build a new training complex to replace The Cliff in Broughton. The land at the back is where a proposed new stadium would be built, or in the case of redevelopment of the current stadium where a new training complex/reserves/women's mini stadium (20,000 approx capacity) would be built. The Freight Terminal is due to relocate to land in Weaste in the near future, at which time United have first refusal on the land at market value, to be determined by a process of multiple independent valuations.
