My first loan signing was last week POA WITH SELLER DOCS , I've been getting a lot, but denying them I want to see what comes in and get an idea so I can study , so far so good looks like I did it right , phew! I'm a loan officer and a RE agent so that helps be a lot , but there is a lot of misc. things I can do wrong or forget , freaks me out a bit , this Thursday I have a POA / BUYER , and I have to bring a witness , this will be my 2 ND signing , I have to learn this well , it was so close by my home I couldn't say no , I'm bringing my husband as the witness I hope he keeps his mouth shut and doesn't embarrass me lol
Great content. I do POA's a lot in PA a bulk of my signings have been POA's I just did one the other day for the same company who always reach out to me for their POA signings. As far as Military, overseas, incarcerated, etc. the same applies as you stated in the video, you will have to an "Attorney in Fact" in place. this means one spouse can act as another. I do POA's on a regular in PA this is great stuff.

Hello I’m just trying to refinance my auto loan through capital one in my own name and take of my co-signer on the loan , vehicle registration and title they send me a limited power of attorney car lien registration then the 2 limited power of attorney what should I do? Because they gave me 3 different stories on how to take a person off as a co-signer , and vehicle registration and title . I looked at my title tracker on capital one . My co-signer name is on top of my name now on the title after I’ve faxed the notarized paper work I reside in Georgia. I’m so mad because I sign everything that the capital one agents people told me to sign to get his name off of there and keep my name on there the limited power of attorney paper they sent one and told me that it’s required what was asked for on the paper was state , county , registered owner and address then it got all these other people names from capital one then the second limited power of attorney paper it ask “let it all be known that such and such who resides at this address “ then it say “as his or her lawful attorney of fact to execute all documents required for only one purpose to execute and transfer or changing lien holder . They said me and the co-signer have to sign that paper work to get him of as co-signer . My name was the only one on the title on my title tracker from capital one but as soon as I faxed the papers over his name popped up on top of mines on the title for registered owners but it rejected the documents . What to do ? I reside in Georgia
It’s generally safe to have the client write it out legibly on the doc itself after when signing. You then can notate it abbreviated in your journal to save time. 👍
Great video. I’ve had a few of these as well. Not all loan signings are 30-45 minutes long! By the end of the POA signings, the signer hand starts cramping up! Lol

Did he have to write attorney in Fact or can he use AIF
I think you can only use AIF when you’re doing initials.
