    Sainikpuri, Vayupuri,Defence Colony,AS Rao nagar, Neredmet, Malkajgiri are good areas to invest..Lot of developments in these areas now..

    The market is shifting towards actual endusers now. The new trend is to buy high to later sell at an even higher value. This can only happen with areas near to city and after March 2024 it will be driven by rental prices. They are expected to jump by 10% from January. This is leading buyers to favor plots closer to the city rather than those in remote areas. We're likely to see increased interest in areas close to the city and financial district. Mokila is classic example. Here prices have just risen due to its proximity to the city. Now it’s time for other nearby places like Kollur and Nandigaon, where there are attractive deals.

    You got it all wrong buddy. Lands there are triple registered and survey numbers keep changing. Younger generations are investing in stocks and mutual funds. Real estate is thing of past.
    Houses are cheaper now. Lands in ventures are going back to farmers and they are mostly a scam.

    Populatiin rise is decerating and most probably peak by 2040-2050 in India. But in Telangana it may peak by 2040 itself and then down trend starts. Next 5 yrs, we wilm get weak Govt. And next govt. Might not make for 5 yrs, global financi crisis 2 in 2025 and later and world war looming post 2026. So we may not see price rises post 2025, Hyderabad peaked out for this decade, so post 2030 only prices will rise.

      Jokes apart, we should be positive n believe this is the time to acquire land but don’t go too far from ring road though …after 10 years time we shouldn’t regret we didn’t buy.

      Telangana fertility rates are decreasing, NRR (Net reproduction rate is 1.2-1.3), 1 is no growth. I have mentioned based on data. Plz research ur self. Land is limited resource , population growth is one component, land price increases since last 30 year is more with monetary inflation than population growth. Ukraine war and Middle East war are indicators for bigger wars a head and China as a competitor to USA, will lead to geopolitical war games. U open ur eyes and think, connect the dots.

      @@Sripal1905 pity on ur immaturity. Plz verify Hyderabad land rates in 2000 and 2008 recession. It decreased by 30-40%. In Covid also, some areas kismatpur land rates decreased by 20%, but it suddenly reversed due to liquidity gush in the market and central banks lowering interest rates.

    Sir , At Thimmapur railway station is *Mallapur* .. just 15 kms from Hyderabad international airport.. From Thimmapur Railway station every 15 minutes local train to Kachiguda, Falaknuma Secunderabad..
    At Thimmapur's *Mallapur* there are many new ventures of British styled and US styled are under construction, *Mallapur* a Big short cut to Chegur Shanti Vanam (Asia's biggest meditation centre).. at this place full of villas, big roads, more road connectivities, City buses Bus Stop, Full of greenery and beautiful areas, full of Organic vegetables available and pure milk available..
    Currently at this area cost per square yard is very less, just 25,000-30,000 Only per square yard..
    Proposed Metro station, proposed Railway Terminal and other new institutions and Companies are very much advantage!
    This Mallapur is Not with 111.. this area is just outside of GO. 111.
    This area comes just within 27 kms from Aramgarh and 12 kilometres from ORR.
