Although you've "winged" this build it definitely came out pretty good. I love that it has that pier look to it, it definitely adds to the beach theme. It brings the whole look together. Peetah, you've done an excellent job so far with beach town and can't wait to see it finished.
Yes it really is the best beach town, you forgot on tiny thing (Toilet) Ik you have one on the whole other side but why would you walk all the way over just to go and even if you had a next door neighbor who had a toilet it would be funny if a random customer said “Hey can I go to the toilet” “Sure leave the building, then go to the next door neighbors bathroom, we go way back.” Lol 😂
maybe for a pop-up shop you do a bread shop with different breads (craving toast at 5am sorry!) , or a pop-up shop where you could buy tropical items like fruits, smoothies, etc. also love the beach town you did inspire me for my own town I'm making!

For the boardwalk, I still recommend adding a psychic shop! I know you saw my comment, but I still think you should add it since you aren't sure on what to add. For inspiration, I suggest looking up photos of psychic shops online or looking at dishscapes amusement park, which is where I got the idea from!

Idea: make a green space for outdoor movies and picnics tables (use the inflatable tv)! Also change the roof of the restaurant to a flat one cus it looks a lot like a house and a lot of boardwalk shops have flat bulky detailed roofs
