    You will find me on my ebikes flying through town and ubering food. Lived here 40 years of my life(so basically all of it.)
    Hazelgreen only goes to Portland Road. Chemawa actually splits off and so this is why it turns into lockhaven(it is beneficial to know this because Chemawa keeps going and links to River Rd. by Safeway.)
    -you can also get on the Parkway over by I-5 on chemawa and it will zip you to river Road(not to be confused with River Rd. South, off of Owens) and downtown via commercial St. (Not sure if this was mentioned.)
    Silverton road is Highway 213
    Mission street is highway 22 and Marion street will take you out the other side of the town on highway 22
    State street is the divider between north and south(numbers start at 0 here.)
    Front street is the divider between east and west
    Cordon Road will eventually be similar to Lancaster as the farms leave
    The gangs and shootings have gotten pretty bad throughout north Lancaster(lung cancer) and in the Silverton Road area and recently the amount of trash, shopping carts, and homeless has gotten almost out of control.
    We are looking forward to the new Wunderland in the old Costco that will house a supreme go cart track!
    -not a whole lot to do for kids and hasn’t been since I was young or before.
    Salem is beautiful, but we try to keep people away by telling them it rains a lot, nothing to do, etc. Portland area is better 😉
    -edit: we also have the world’s first humanoid robot factory here that is suppose to produce 10,000 robots a year. 😮

    About a year ago I was a the local Costco here and there was a homeless man stumbling around the parking lot with a needle sticking out of his leg. Pretty heartbreaking. That's jsut where Salem is at right now

      That is heart breaking. There are no two ways about it. Oregon, including Salem has a homeless crisis. It's a serious issue that should be taken into account for all people who are considering moving to Oregon.

      Every populated area in the world has issues with houseless people and drug use. Even very small rual towns. But yes... Salem has a lot of meth heads and people struggling

    Just moved to that new development off of state and cordon. I hear great things about the neighborhood, and it's 6 minutes from my work. I'm not a city dweller, so I'm not concerned about being 15 minutes from downtown.

    Just moved to 19thst across from englewood park, from san bernardino ca. Love it here. There are a few un desireables, but nothing we cant handle.

      Oh thats a cute area of town. I LOVE the funky homes over there. They have so much character and charm.
      I know my other California peeps watching this would love to hear your insights about some similarities and differences between Cali and Salem.

    I live in north east Salem and I grew up here it’s a shit hole I remember when big lots used to be a Albertsons it was such a good place. This place didn’t get this bad until 2020 but not going to lie after the Pandemic it went down hill increase of homeless and increase of drugs and with that come stealing and other petty crimes. It’s so sad because it wasn’t this bad never perfect but never this bad. I wouldnt go by “Biglots” at night or near that area. Stay safe.

      I noticed It was getting bad before 2020 as ride my ebikes everyday. It’s all bureaucratic. This is why Keizer doesn’t have such a problem. The police are being pulled in all directions, depending on the week.

    The 20 minutes to get anywhere line killed me, so accurate it hurts.
    My wife and I moved to Salem recently because of a job offer I got. We landed in some apartments in NE Salem and I 100% agree with most of the points you've made. The driving I don't mind, I grew up in suburbia Arizona so I'm used to it and enjoy it but the dust is huge. I've never had allergy problems until living in Salem, turns out we moved to the worst (or one of) possible area in the city haha.
    I think probably my biggest complaint of NE Salem would be the... "rundown" vibe especially along Lancaster. The roads are not great, sidewalks not great, tons of cars and traffic, and lots of older unkept lots/homes/businesses. The traffic isn't nearly as bad as other towns I've lived in but it's enough to be annoying. Most of my coworkers and our friends either live in South Salem or Keizer and it truly feels like a different city when we visit them.
    We hope to move to South Salem when houses are less ridiculous. Anyway, thanks for the video!

      You're not alone my friend. We both ended up in NE so I totally get it. Moving to the wrong part of town was a huge motivation to start making these videos. I am so thrilled you found my channel and although I am sure you're familiar with a lot of the stuff I talk about, it brings me so much joy to know the video is helpful, even in a small way.
      I would agree that most people end up moving to any other location besides NE. South Salem is a great part of town and you have so many different neighborhood options down that way.
      What do you feel is the main difference between Arizona and Salem? I know there are a handful of viewers who are going to relocate here from Arizona.

      @@SalemOR Besides the weather, the “vibes” for a lack of a better word, are better. The Saturday market downtown is a great example of this. All kinds of awesome people are there, there’s dogs, cats, great food, friendly smiles and even though there’s tons of people I find it relaxing. Even though I don’t know these people I feel the connection through the community events like that. It was rare to feel that in Arizona, at least in my experience

      @@damianmyers3502 I appreciate your perspective. I would also agree that S Salem tends to have more community vibes. I can't quite put my finger on it. We are social creatures and its always nice to see the city alive and thriving even if those people are strangers.

      @@SalemOR Manna bakery is our go to every visit, their sourdough is amazing if you haven’t tried it! The Marion berry twists are also my guilty pleasure haha. If they are there, “Our biz is bees” is also an incredible stall. They sell whipped honey and other honey products. The whipped chocolate and cinnamon honey they sell in combination with Manna’s sourdough is to die for

      Wow. You’re speaking the language of my household. My husband and I loooove sourdough and also honey. Probably the best combo you can get.
      Thanks for sharing. We usually get bread at Bodhi’s. Sounds like we need to switch it up.
      Our favorite stall is the mushroom guy. Throw some butter and garlic on those things and of course pair it with some bread. Yum yum.

    Just glancing through the comments. Wanted to say used to deliver in Salem and West of Commercial st. between Rural and Owens is totally a different vibe than any other. Almost like a miniature Corvallis.

    t is very interesting to hear perspectives of people who have moved here. It is true that ne salem is not the most ' desirable'. I have no other points of comparison truly.ive been here my whole life. I geew up In a neighborhood right behind lansing between lansing and Hawthorne. and now right by the fairgrounds. My mother was born here also.It's usually true that the older areas are typically the harder areas, less affluent. And get less resources from the government side of things. New schools draw a different crowd, so do homes that are newer and more expensive. So there is little that the ne salemites can do to improve this. Just a bummer. Oh! Quick tiny thing, you referenced chemawa road. It's pronounced " shemawa" like " aww" rather then kemwa'. Just a tiny note. It is I believed named after the chemawa school that is off that road. ' old Indian school road". Don't know if it's still called that may not have survived the PC cleansings. If wishes mattered, i would wish for a way to encourage the city to actually give care and attention ( money) to upkeep in the ne salem area again. The way lancaster is described is true. Wasn't always that way tho. And doesn't have to stay that way. If anyone in government reads this. Or have the mayor and governor and their whole squad come live here for 5 years. Maybe they will find the light and share the resources more equally. 😀
    Ooh, requiring the business owners to maintain and clean their property and surrounding too.

      @@SalemOR the dang school buses.🤬 ward@lancaster- those apartments from hell they will have multiple buses with dozens of kids piling off. The 3 story apartments popping up everywhere are a joke. Not “affordable housing.” They need to build more 3/2 and some upscale homes too, if the boomers don’t have the golf course homes to move up to, they never leave the 3/2 bedroom communities and they do stupid additions like $100k kitchens in a $400k house ( scary that a house in JanRee 14 yrs ago was $160k now is $440k- where are young families going to live?) BTW- best part of Hayesville/Janree- we are close to EZ Orchards and Strawberry Shortcakes👅 - other thing Salem has THE WORST FOOD- Mexican food-meh Italian food is the worst- Olive Garden IS NOT Italian food Salem! Pizza in Salem is worst in state, Oregon Pizza is worst in Country. Dominos is not pizza. Salem is fast food capital of the world, Lancaster has all of them, a McD every 3/4 mile. Salem is a mobile homeless encampment 😞. Homeless is big business in Salem. They are buying up all the motels and turning them into homeless shelters, so they can keep the homeless here forever. There are no jobs for them to do, no future. The government here is the biggest employer and they completely fail at everything they do. And lastly, I’m thinking of starting a FB page to start a pool to gamble on when Marion County will fix pothole at SB Lancaster/Sb Portland rd- that left turn everyone makes turning from SB portland rd onto Lancaster rd SB. Right there in the crosswalk there has been a permanent pothole for 15 years. 😂 BTW- best street in all of NE Salem, Ivory Way NE between 41st and 43rd. Make sure you drive down it -actually, go walk your dog down it and enjoy the view around Easter to early May, when the Tulips are still blooming and the Rhododendrons and the Azaleas are blooming, it is one of those BIG TREES lined streets with squirrels running everywhere, it’s also beautiful in Autumn around Halloween when all the leaves drop and the smell of winter is in the air, a street that everyone cares for their yards, takes care of their houses, they know their neighbors, watches out for their neighbors, security lights and systems…, I live on the Col de sac north of them and and and our street is a quiet piece of heaven, but I don’t want people driving down it 😂😂😂

    Have you broken down South Salem yet like you did for West Salem? The one time I drove thru South Salem, I found it to be kinda dumpy (like Lancaster Rd) but I could be missing a lot that I was ignorant of!

      At the moment I have one South Salem Map video but more are in the works! There are definitely some bumpy roads all over Salem. Thankfully the city is filling in pot holes more quickly and we are even getting a lot of newly paved roads.
      Any specific neighborhoods in S Salem that you’re interested in? I’ll be making some driving neighborhood tours soon and would love some input ◡̈

      @@SalemOR - Yeah, I'd like to know where the NICER areas of South Salem are.❣❣❣
      I've lived in West Portland (Tigard/Beaverton) for over 10 years but we are considering a move to either Yamhill County (Newberg) or Salem. But so far, nothing is calling to me like Newberg does. I think Salem has some nice areas but it seems surrounded by DUMPY areas ... (except Keizer Station -- that's fabulous!) My hubby-to-be works all over the Portland region as far south as Salem (in Construction), but we want to out of the density of Portland metro.
      Wilsonville is nice, but it isn't self-contained. Sherwood is pristine, but kinda homogeneous.
      We have considered relocating out of state to Boise, but I need GREEN!
      Everything is up in the air for us at this point until some other personal affairs click into place. Once that happens, we'll know where the signs point to HOME SWEET HOME.

      Newberg is great. I think if your wanting to stay close to big city amenities, McMinnville and Newberg are high on the list for many people.
      Salem is not surrounded by much and to your point, you do have to travel to Portland for that city kind of life. Salem is surrounded by a whole lot of farms and agriculture.
      Have you checked out Silverton?

      I fell in LOVE with Silverton but it's not practical for my partner to commute...we need easy access to the corridor between Salem & Portland

    Salem used to be nice. Now it's gentrified, congested, and superficial. People moving here from out of state, namely CA, (which has been going on a long time), have pretty much ruined everything. We worked hard and saved money for a long time, but have been outbid on homes by Californians too many times. Blessing in disguise because it no longer feels like home. We are moving out of OR. Don't like it here anymore.

      Native here - i agree with you. Im finally at the age where i am thinking of buying my first home but all the average homes are now 450-500k in south salem. Its salem…there aint a lot going on here. 500k for a cookie cutter is a joke

      @@SalemOR It’s an accumulation of 60-odd-years of ugly and decaying commercial development, with low-end rentals scattered here and there. Most cities I’ve been to have a street like Lancaster. In Denver it’s Federal. In Portland it’s 82nd. In Seattle it’s Aurora. In Phoenix it’s Grand Avenue. Thing about Lancaster is north of Silverton Road it seems nice. Lots of trees. A college. Churches. Go south of Silverton and it’s almost nothing but car lots, sex shops, and poor traffic management til you get to OR22.

    Hello, I have a job offer in Salem Oregon, or Hillboro Oregon, or in Vista California. I want a place that does not have such a high cost of living for a family. I have a young daughter, what do you recommend?

      If your pay scale/salary is the same for those three cities and you’re just wanting to focus on the cost of living, I would say Salem will be the most cost effective place to move.
      I am not familiar with Vista California and it’s cost of living so for this scenario, I only have first hand knowledge to compare Salem and Hillsboro.
      Hillsboro is a suburb of Portland. If you like suburban living with a Portland vibe/flare, it can be a great place to land.
      Salem is a city and very different than Portland. It has its own unique charm but is not a big city by any means.
      Both Salem and Hillsboro are great places in Oregon to relocate to.

      @@reynaroble8566 look at Silverton or Mt. Angel. Still close to Salem, small town vibe, less of the meth heads. For some reason they don’t hang out there. 🙄 Yes it takes 15-20 minutes drive EACH WAY to get to I-5 , which is a good thing😂. I like Mollalla too. Both have good schools. Less crime. But you better like farming communities because you are surrounded. You learn to just plan ahead and leave early, slow down and relax. This isn’t the Bay Area and high stress anymore.

    The true divider of North East and South East Salem is State Street not Center Street, so your red line is off about a mile to the north. Chemawa in Keizer is “sha-moww-a” not “chem-ah-wah”. I hear so many people get it wrong because Google Maps says it wrong LOL.

      @@dartanyolivingston7037 I was simply demonstrating the correct pronunciation to inform and educate the public. The names of streets, towns usually represent the history of the state and regions of the areas of the people that inhabited land once before.

    I'll start believing in your analysis of the livability of North Salem and Keizer when you learn how to pronounce the name of the road that runs past the Indian School. After five years of working with property, you should know.
    I happen to like North Salem for its ethnic diversity and its ease of access to downtown. I find some of the objections to it a bit "classist." Yes, it's a less wealthy area, with all that entails. But you don't have to worry about snobbishness-- it feels down-to-earth.
    North Salem and Keizer are a lower-middle and middle class areas, with pockets of poverty. There's a lot of older homes close in, with newer developments on the outskirts. You need to see the neighborhood to see if it works for you. This is true for South and West Salem as well-- the good and bad areas are very close together. Some close-in neighborhoods, like Grant and Englewood, are very charming and affordable. Highland, where I live, can change street to street. My house is in the area you suggested was somewhat of a food desert-- we have a decent Fred Meyer nearby, but the Winco in Keizer is not a full Winco, it's a Waremart. This is annoying to North residents.
    Be aware of the schools. Admittedly, there are some to be avoided in North Salem, though North Salem High is not one of them, despite its reputation as the "ghetto" school. Its gang problems are not nearly as bad as Sprague's, strangely enough.
    Keizer is not part of Salem-- it was a city formed in the 1950s in order to save the area from the higher taxes connected with Salem. It doesn't have access to Salem's excellent public library, unless you pay a fee. The services and roads are not as well-supported, but there are many pleasant, wooded neighborhoods and of course the taxes are lower.
    Lancaster Drive and River Road are what are known as "stroads"-- an awful combination of street and road, mandatory thoroughfares with strip malls and congested traffic. South Salem has its stroad along Commercial St SE. While there is some problems with crime in the apartments just off of Lancaster, it is hardly unsafe and doesn't compare with the problems with 82nd Avenue in Portland.

    Great video 100% avoid North Salem. I've lived in really bad areas of Philly, Miami and LA so I never really felt unsafe living in Northeast Salem because those places were much worse but it was just so dingy. We also had tons of neighbors who would leave their giant dogs outside 24/7 even in bad weather so they would bark nonstop, we ended up needing to sell for a loss to get out but to me it was worth it to find somewhere better. We moved out to Silverton last year and I love it.

      Silverton is such a great hidden gem and very charming. What prompted you to move to Silverton over other areas in Salem?

      @@SalemOR You are so welcome. We toured some places in West and even South Salem. I found some things I liked in the new constructions happening around the Gateway area but in the end found a waterfront property in Silverton ie actual property line defined by water and I just had to have it, another bonus here is no backyard neighbors.
      And you right it really is a hidden Gem. Very low property crime which can be annoying in other areas of Oregon, plus its not to small you still have a decent enough selection of restaurants shops ect. Also Oregon Garden and especially Silver Falls park are amazing also for someone into cars that 214 loop through the falls is probably one of the nicest and most fun drives in Oregon besides the coast, cheers!.

      I can't blame you! There are some great homes on Silver Creek. My husband and I love going to the Noble Fox just because its right on the creek and always so relaxing.
      Did you have a chance to go to the concerts in the Oregon gardens this year? The Oregon Gardens will be featured in some of my upcoming videos. I am always surprised how quiet it is there when we walk our dog in the evening.

      I moved to S Salem in 2019 from Portland. S Salem has its good pockets but still a lot of trash areas. People in Salem talk highly of S Salem. But it's reminds me of a medium area you would find in Tigard or Beaverton. People hate on PDX. But at least there is something to do and good food spots in Portland.

    I have a hard time listening to someone claiming professional "expertise," who repeatedly can't pronounce "Chemawa Rd!"
    Also, North/NE Salem officially extends South to Center St, not North of 4 Corners...smdh

      Since the previous commenter didn’t actually let you know how it’s pronounced, Chemawa is pronounced “shem-ah-wah” :)
      Chemeketa also gets confusing for people, that one is pronounced “shem-eck-eh-duh.” Hope this helps! As a Salem native, I think you’re doing pretty well breaking down our city!

      @@longhairpaul my last name is one of those ones NO ONE can properly pronounce, not even members of my own family, I’d cut her some slack. Someday you should call the tribes office, and then on a different day, call again. They even pronounce it differently, depending on the person. 😂

    Wow. All I can say is you seem rather snooty. You have been here for 5 whole years. I imagine you fit very nicely in your South Salem neighborhood.
    Thank you for your critique of my part of town. I am old and I have lived here when North East Salem was a semi-rural area with tight knit communites. Just so you know, Larry Epping and Chuck Sides are responsible for all those strip malls, and the traffic and the cheaply built homes jammed together as closely as possible. I remember when one could drive from Four Corners to Portland Road in about 10 minutes.
    Since the 1980's we have the highest concentration of apartments in the city of Salem. East Salem is the designated "poor" part of town. Salem practices economic apartheid.
    Somehow between the developers and the businesses, Lancaster and areas close to it are in Marion County. Businesses do not want to pay taxes to the City of Salem. It makes the owners of those strip malls you dislike more money.
    In the 1970's it was deemed to be "affordable housing." This means we are basically ignored. There are properties that have been labeled for parks for decades and have not been developed.
    North East Salem, east of Lancaster used to be a rural community. People had live stock and horses they road down the streets. The lots are bigger and the homes smaller.
    And a note, you seem to have never learned about Oregon's land use laws that protect farm land. Corden Road is the boundary of development. Farmland can not just be divided and built on. It preserves the land used to grow those berries you like and all that dust that comes with them.

    North Salem gets a bad rap. It doesn't help that many social services are in North Salem, as West and South Salem seem to block those needed services. We live in the Grant Neighborhood, just north of the downtown/Capital Mall area. It is filled with many historic and well-maintained homes and is extremely walkable with great transit access.

      @@SalemOR I like to focus on the positive. It is walkable. My three kids walked to Grant Elementary, Parrish Middle, and North Salem High Schools. The Salem Saturday Market is a short walk, along with Downtown and the Capital Mall. We know many of our neighbors and look out for each other. We have several bus lines, the 2,3,9,13,19, and 23. We have well-kept, owner-occupied homes, particularly between D and Market, Capital, and 5th Sts. The mail is delivered to our mailbox on our porch. Most of the garages are behind the homes accessed via alleyways, keeping the historic feel of our neighborhood. The only 2 negatives are 1) the homeless are in the area due to social services being available to them on the edges of our neighborhood, 2) We must pay the city an annual fee for a permit to park in front of our homes. Parking is limited to 90 minutes to keep parking available due to the proximity of the Capital Mall. As stated, we do not have driveways. Luckily we can park our two cars in our garage, other neighbors are not so lucky. There are times we cannot park on our block, let alone our house. But I would never live in South or West Salem. I prefer the feel of a historic neighborhood vs. car-centered sub-developments with HOAs.

    I grew up in North Salem, In moved my family to silverton 6 years ago and im glad I did. North salem is a shithole.

      @@SalemOR the homeless people and drug use I know a lot of it is mental health but I have many stories of run-ins with the unhoused people in Salem. I used to work as an asst. Manager at the 7/11 in West Salem and I could tell you ssssooooo many stories of what they would do to me personally, or the store and even other customers. They would leave feces on parking spots because I asked her to stop panhandling, it was a corporate order not mine, or the guy who set some bushes on fire and almost set the store on fire because I couldn't check his lottery ticket at 3:30 a.m. or the guy that pulled a machete on me because he grabbed the wrong water and it scanned more expensive by 19 cents. I could write a book. I don't know how to even start solving this issue, but this was a major justification for packing and moving to Silverton.

      @@SalemOR yes there's a lot of shopping, if you ignore the negatives north Salem is beautiful especially lake labish village. I used to live there as a teen.
