The buyer should calculate the TDS amount, which is 1% of the property value for properties valued at ₹50 lakhs or more.
The buyer should fill out Form 26QB (Challan-cum-Statement) online.
After filling out the Form 26QB, the buyer should make the TDS payment through internet banking. The TDS amount should be deposited using Challan 26QB.
After making the payment, the buyer should provide a TDS certificate to the seller. This certificate is in Form 16B.
Seller's Tax Compliance:
The seller is required to report the TDS in their income tax return. The TDS credit will be available to the seller against their tax liability.
File Income Tax Return - The seller can claim a refund or adjust the TDS amount against their income tax liability.
The due date for depositing TDS is the 30th of the subsequent month in which TDS was deducted.
Penalties may be imposed if TDS is not deducted or deposited on time.
