The DFW PLANO area is the most forward thinking area I have seen.
If I were to live in this area, this area would be on the top of my list to check out. So modern, plenty to do, and quality of life looks amazing.

From 2024 US News high school ranking ( Based on test score, not people's opinion ) just came out, Lexington community near-by Indepence high school is ranked ahead of LoveJoy high school which used to be no. 1 high school in northern Dallas suburb. 3-4 other Frisco ISD high schools are just one or few spots behind LoveJoy high school. All Frisco high schools are ranking very good, 5 or 6 are excellent!
US News US high school ranking usually means how many of this high school graduates will go to USA most prejudice universities!
* A new "Whole food" store is planed at the southeast corner between Custer road and I-380.
* Heritage high school closer to this community is also ranked very high.
* A NewYork popular firm recently rank Frisco as the most expensive city ( not a community like highland park ) in Texas!
* Frisco's middle class income is ranked no. 8 in the USA ( Most top 10 cities are silicon valley extremely expensive and famous cities, plus Casbad CA and Bellevue WA)! So, you can see why Frisco houses are more expensive! Location!Location!Location!

Thanks for the insight! I like that analogy. Yes, that's a perfect way of putting it. I just replied to someone having the same thought. It's beyond just the size per square footage; it's also about what comes with it.

What is the property taxes rate, and are there any incentives? So these 40 ft lots are entry-level homes, price $700,000 -$800,000, so you are paying more for less. Texas is getting like California!

Where is this community (and Lexington) located on the map?
Hillcrest (future) on the east, Coit on the west, Main st on the south and Eldorado pkwy on the north.

Memorial high school in recent US news ranking ( based on test score ) is better than Allen high school which is one of the best in north DFW always and better than 2 good Prosper high schools in 2024 US News ranking.
Future major students to be fed into memorial high school is the super rich Frisco Fields community residents. According to previous several Frisco high schools's US news ranking history, in 2 or 3 years, Memorial high should be improved from "very good" to "Excellence" soon!
By the way, Niche and great school ranking is not based on test scores.
From the rich South Lake community's Carrol high school case, memorial high school may become the best high school in Frisco and northern DFW suburbs soon ( I would say - no more than around 3-4 years!)
* Some parents ( even they have not very smart kids ) are always complain about teachers & schools.
* According to many complaints, niche's ranking sometimes can be political! I will more trust student's test score!
