There are multiple factors why people buy and sell. Yes during COVID all markets went kind of crazy. Remember you couldn't find a new car, RV, boat, etc and if you did, everything was selling above MSRP? I believe that the markets are just readjusting to supply/demand. Of course higher interest rates affect the housing market. Fortunately I am in the position to pay cash so I appreciate the falling prices. In the past year I have sold 3 homes in Key West and Chattanooga and looking forward to purchasing a vacation home in TV in the next few months.

When i visited the Villages i was not impressed on how close the houses were built on top of each other , I found it cheaper to buy an acre of land and build a custom home with a pool and paid cash for everything at a price of a manufactured home in the villages , plus low taxes and 8 dollar a month HOA fees . I even have a water well . mai quiet at night you can star gaze at night ,
Retirees would rather dance and drink to the daily music at the squares instead of maintaining a large yard.

This is a known variable about TV life. Many of us want the socialization and contact, and are willing to sacrifice ‘elbow room’ for various reasons. It’s definitely a part of the lifestyle…..

the agent can not represent the seller and buyer . real estate agents don't care if the seller lost money or if the buyer pays to much . they just want to sell it and make their money. they do not care about anything but the commission .do not listen to them. do your own research.

Interesting! I love The Villages, have spent 2 seasons there, wanted to buy but the size and scale of the area is getting to be so huge. Many buyers are in their 50s early 60s so they could be there 10-20 years then sell and move closer to family etc. it’s a generational thing and eventually people will sell and move away. If you’re in your 70s as I am renting may be better.

Crazy. I wonder if people are leaving because of the home owners insurance increasing so much? Would be interested to know why people are leaving.
They are not necessarily leaving the Villages but buying new or more homes. This is an active adult community. We have to deal with death and illness too

You were working a deal while having a root canal done...wow! I remember a couple of years ago the MLS had like 60 homes for sale. So would you call this officially a buyer's market?
Yes and it has been for some time now.
It’s only going to get worse in Florida. Insurance prices are out of control. Plus condos with HOA fees are getting too expensive. Summers are getting to be way too hot. I love to visit the villages but I would never buy there

What are the monthly HOA fees at the Villages? A ballpark would be appreciated
We do not have an HOA we do have a $195 amenity fee. The CDD takes care of the common area in the district where the home is located and can be between $350 and $1000 per year

Why so many homes for sale that are not new?
Lot's of reasons, they want a new home, death, illness, move back to be near family. Rental units they no longer want.

When the Boomers ( I am one) start moving back “home” to be closer to family..The Villages will be flooded with houses for sale..I am from Pennsylvania and plan on renting in The Villages but don’t want the maintenance of owning 2 houses.

No and you do get more home for the money at OTOTW.
@@Robyncavallaro Yes, I've heard that. And since home prices in OTOW also seem to range widely like The Villages (TV) then also like TV there should be a home for every budget. So if home prices and monthly living costs are similar, then choosing between the two 55+ communities mainly seems to be their respective lifestyles: TV (not gated) is way larger and more active; OTOW (gated) is much smaller and more laid back.

...I hope the trend continues. If prices go down enough, then a higher mortgage interest rate is tolerable. If prices don't go down enough, the rate needs to come down also (to 3%). Of course, an increasing supply of homes -- be they pre-owned and/or new-builds (especially new-builds if home owners still don't want to sell now) -- coming onto the market is all we can realistically count on to drop home prices, since whatever the Fed is doing ain't been workin' so far.

The bargains on resale is never going to be better! When u can wheel and deal as a buyer it is a win win.
People are wanting to retire away from Hussle and bussle and yet the villages is getting so big the traffic you might as well live in cement city. Took me 35 minutes to get from Spanish springs tho edge of Leesburg rediculous
How many are normally for sale at one time?
Not sure we have a normal. I can remember during COVID we had 65.
Approximately 450 ish on the VLS, another 530 ish MLS and 200 ish new homes, roughly 1,200.
Moving to TV in Central FL is a no go. The over abundance of RUclips videos of dancing in the squares to bad music, the heat, the humidity, the increase in insurance, the poorly built homes, bad political situation in Florida.Says I would rather take a hot poker to my eye than spend my hard earned money on anything in this community or state.
So why are you watching youtube videos on The Villages or Florida?

No one seems to have answered the question: WHY are all of these people selling? Are these all Covid rentals that are being dumped? Even so, why?
There is no 1 reason why homeowners are selling. This a community with 80,000+ homes 1 % of the homes are for sale is not a reason for concern. Reasons homeowners sell. Death, Illness, move back to be near family as the get to an advanced age, no longer wish to be a landlord, and the just want a new home and will have no problem selling the home the currently own.
There is no one reason why homeowner sell here but here are a few. Death, Illness, move back to be near family at and advanced age, no longer wish to be a landlord, made money on rentals now want to use the money to travel, they want to buy a new home because they can and current home will sell. With over 80,000 homes in the community 1% for sale is not really an alarming number

Can you say OVERPRICED. And there is a long way to go.
Its concerning that investing a lot of money in something and having some group or special interest come in and destroy or damage the base of the investment for one reason or another .😮😢
