      Everything worked out with the strategy. Only thing I coulda done differently is to put a little under $5k on each transaction because the processing fee counts towards the final billed amount that hits the card. Coulda saved a few dollars but not a big deal. Hope it helps.

    Very interesting to see. I recently bought a new car and got a loan at 1.9% so it's low enough that I don't feel the need to pay it off as soon as I can, but down the road if I can leverage it to get a sign up bonus I couldn't hit organically it may be worthwhile.

    • @RJFinancial
      @RJFinancial  2 года назад

      Lotta sneaky ways to hit those larger bonuses. Even if you don't pay it off, it can be a good move if you need a ton of spend that is money you'll actually have to pay at some point. Amex biz platinum comes to mind

    • @rffinances8567
      @rffinances8567 2 года назад

      @@RJFinancial I hadn't thought of the Biz Platinum but that could be a good option. I don't have a business but I've heard Amex isn't strict with what counts so I could probably come up with something for that. That would also let me keep the Platinum travel benefits for an additional year without worrying about if the annual fee is worth it.

    • @RJFinancial
      @RJFinancial  2 года назад

      That's a great play. It makes hitting that lofty spend number much easier. Plus there's now the everyday spend you have that can go to another bonus. I probably should have waited a month as sometimes cycling credit isn't great but since I had $10k and was only using half in each payment figured I'd chance it.

    Avoiding paying interest and never spending money unless you are getting paid/rewarded to do so are 2 keys to getting ahead. Get the banks to work for YOU instead of the other way around. It does take a tremendous amount of effort over a period of years to turn the tide. But freedom & liberty are things everyone should strive for.

    • @RJFinancial
      @RJFinancial  2 года назад +2

      Agreed. I've always seen cards as an easy starting point for folks. Low barrier to entry, easy to learn, can scale it if you want, and gets you in that mindset. Not gonna retire of this move but if start to look at what bank products can I use to offset things, to your point we start to get ahead

    Impressive expansion! I had a rental condo from 2003 - 2006, with a perfect tenant, and got greedy at the peak of the housing boom. The next two rentals were disasters, including the property managers, HOA board members, and renters themselves.
    We're going to have to delay the Chase Premier again, as we pursue additional property ourselves. We've got our eye on a commercial lot that we would consider building on for yourselves. This has me thinking about rentals, would commercial leasing be more sensible for us, than residential? Either way, I wouldn't do it without max research, unlike before...

    • @RJFinancial
      @RJFinancial  2 года назад

      Ya know I don't know a ton about commercial deals. I've seen folks talk about being able to structure commercial leases in a way that the tenant is responsible for everything.. triple net i think is the term. Like most things the hard part is the capital and then finding tenants to be long term renters. Like most complexes seem to do well with an anchor store that people need, then attract in smaller shops.

    I'm in the process of using my ink to pay for my chase auto thru plastiq also. Did a small payment trial yesterday and still waiting for it to reflect. I'm assuming you did ACH, how many days did it take for GM to get the money?
    Your videos are awesome. Very relatable to my situation rn. Lol

    • @RJFinancial
      @RJFinancial  2 года назад

      Oddly enough GM didn't have an ACH option, only a P.O. Box to mail a check. I have a Plastiq walk thru coming next week showing it (but you already have that part down lol). Mailing the check took about 7 days maybe from me submitting it to GM posting it to my account.
      Also the Visa Savings credit posted a few days later. If you haven't done that you could still add your ink card and save an extra $25 for the next payment.

      Visa savings edge is a perk for visa business cards. You make an account with you ink card then you have access to coupons. one of the coupons is for plastic. I used it in the vid and it saved me $25. I think it waived the fee on up to $2,500 in payments maybe.

    • @RJFinancial
      @RJFinancial  2 года назад +1

      I used it in my paying my taxes video. More so because I have the card and wanted to make the video, so the 2x would cover the 1.98% fee.
      For me the Premier is one and done. I like the card but I can't justify the $200/year. It'd be easier to get a regular 2x card. For businesses tho, this could be a good option. Chase is really charging the $200 for a mini line of credit in your pocket i think.
      As for other one and done... US Bank Leverage card and Ink preferred are the next two i'd target after the housing thing. Big bonuses that require high spend but not enough there for me to keep the cards in year two due to them both having a $95 annual fee.

      Lot of issuers block the repayment of debt by this method. You can try it and see if they let you. On its own, it would work. You could also look at balance transfer cards and simply transfer the balance to the new card. Transfer fee is about the same as the processing fee but those cards usually come with 0% APR offers
