    43k for a bond on a cottage home. Wow! We bought a courtyard villa 1675 square foot and have a very large fenced corner lot in May. Our bond is 29k and we thought that was too high. Dr

    Tim, in 2020, when we first started researching the Villages, the Villages had a category for cottage homes and a separate category for cottage villas. The cottage villas built in the north in the past had a fence like Veranda homes. So at that time you had Designer Homes and Veranda homes that were the same models but Veranda had a wall/fence and Cottage Homes and the same model Cottage Villas which had a fence. Then at since point, after I noticed realtors mixing the category up, the Cottage Villa category disappeared from the Our Homes section on the app. I bet the walls/ fence might have something to do with the water drainage being funneled down the center of the road like in my courtyard villa neighborhood. So it looks like they're going back to the cottage villa model they had in the past. We'll have to see if these eventually get walls or fences. People must have indicated they want this for their pets. Over $3,000 more in taxes per year for the bond is a deterent for me. Oh, and the quarry. In Virginia, my home is within walking distance of a granite quarry. Even though their seismic detectors indicate a safe level of vibration during each blast, each if those microscopic vibrations, several times a week, over 25 years added up to damage we had to repair. It's not really even that you hear the blast, you feel it. All these years later, it's much less intense because they have moved further away down the granite vein.

      I have to agree with you the bonds in these newer sections are too high for me. I'll be looking at pre-owned with lower bond balances when the time comes.

    Tim:
    The bond is based on the ever increasing cost to install the infrastructure, so maybe the days of bonds under $30,000 is ending.
    The cottage & patio villas homes look nice. Street curbs would be nicer. But building these models with the precast / tilt-walls would be much more desirable, even if they cost $20,000 more.
    Any plans to build all models in precast in 2025? Or is the DZ concrete plant that makes the precast walls at max capacity?

    It appears to me that the villages are building smaller and less expensive homes these days. Maybe it’s based on data that there is less money among to ascertain from customers. Also, what is the average HOA in Florida? I’ll bet it is way higher than what the villages charges monthly. It probably matches what you pay for the bond.

    The bonds in those are the same as designers and even premiers in shady Brook and waters edge.

    Bonds are a downer big time the village’s thinks people are stupid paying 5% interest
