    The homeless issue you brought up no longer exists at 25 The esplanade, for quite some time. You should make it right and provide the correct information.
    The elevator wait times are only long when 1-2 are on service. It's the best building I've lived at.

      Perhaps you did not listen closely. I made no mention of the shelter still being open. I made mention of the homeless issue existing and persisting (to this day). I stand by that. Furthermore, the elevator times are absolutely awful. I stand by that as well.

      Also, a 20-minute wait for the elevator is a ridiculous exaggeration. They've been fixed now anyway.

      I am in this building everyday and have never waited more than 5 min. Stop exaggerating

      Yeah, the homeless problem has pretty much disappeared and while the elevators are slow, the wait time is more like 2-3 minutes.

    My God, it's awful. The Moss park area has gone down so much. I used to hear gun shots at night and all those drug addicts going to nearby injection sites. It was so depressing. I had to sell my condo. So walking east was bad, north from Queen street awful. South not good either as the addicts were taking up the streets and walking west, full of dirty streets from trash left behind the homeless people. Glad I sold. Never again. Now all those new buildings have such a hard time selling anyway. The market has changed. Downtown T Toronto is no longer desirable. Not to mention the annoying and loud sirens from emergency vehicles 24/7. You get so depressed living there.

    I stayed at the maple leaf square condos in an AIrBnB for a month. That elevator wait time was insane. And to walk from the parking spot to the elevator took time too. So couple that with the elevator and it was a nightmare to just get home.

    Way to post innacurate info on 25 The Esplanade. The homeless shelter that was at 45 The Esplanade was closed OVER A YEAR AGO and the Novatel has been open for many 6+ months.The elevator issues have been resolved. Do your homework.

      @@SamTorontoRealEstate ok so you stand by your inaccurate information. You may not have said that the shelter is still open but the homeless issue is a metro Toronto issue (and beyond). It is not specific to 25 The Esplanade so why bring it up? You said we have an issue with homeless people injecting drugs in our lobby. Baloney. Even when the shelter was open that did not happen. You said that you have not been in the building for four months but even if the homeless problem has been resolved, it still affects resale values. I listed facts, you listed your opinion. This is a clickbait video. Please read CREA's updated code of conduct. Be a professional.

    25 The Esplanade is in one of the most desirable Toronto neighbourhoods (St. Lawrence market). The information in this video for this building is inaccurate. The shelter next door was only operated during Covid, it's now running again as the luxury Novotel. The building is only 35 years old - it's mature, which is why it's so well-run with no surprises and has an amazing reserve fund with low maintenance fees. The building has 5 elevators and even with one down, you still have 4 running. The wait times you mentioned is far exaggerated - we've never had to wait longer than a few minutes on a rare occasion when elevator repairs were being done. This building is 5 stars with spacious and functional layouts, amazing management and amenities, and a gem of a community. The turn-around sales are low and this goes to show residents like this building and are holding onto it.

      @@SamTorontoRealEstateThe issue is not that people aren’t listening to what you stated. The issue is, that you have misled people with inaccurate information and innuendo. You make statements without taking into account facts. If you are so inaccurate with 25 The Esplanade, who in their right mind would trust your other evaluations. Shame on you!

    I am in a social housing building and in our case our elevators are out of service for at least one week every month. As far as alarms go. I would find out if the alarms are being set off deliberately. In our case they are often set off about a half hour after money gets deposited in accounts to wake up drug dealers so they can be ready for the people in the building to buy crack and other drugs. Street people are hired to pull the alarms for this purpose by the drug dealers

    Very informative. There are so many bad builders out there. I don't know what's going to happen to these condos in 20 years when maintenance fees are sky high and the buildings start falling apart.

    I have heard so many bad things about that building on Jarvis 251. So many break in entry from nearby shelter people and drug addicts. Akso concierge not paying attention and not caring. And other more technical/structural issues. I would never buy rhere.

    @SamTorontoRealEstate, i think you have an incomplete view of 25 The Esplanade. The biggest issues with this building is the constant car breakins, the carpark not being owned by the building (so they dont care), the mouse infestation at lower flowers, the overheating issues with some units, faulty cooling systems that management has left owners out to dry... elevator constantly rotate out of service. 5 elevators for a building of this side should be more than sufficient. They had a literal dumpster fire during covid which is a metaphor for this building. Only redeeming quality is the low price for the location. Cant wait to sell when i can afford a better building.

    Opinion on 17 Bathurst? I just bought a unit and will be moving in there. I know Concord gets a bad rep, but I really like the finishes in this building.

    Very informative. Back in the day they demolished lots of affordable rentals around jarvis to build condos. I wonder if in a few years these low quality condos might end up becoming rentals for those needing affordable housing.

    I think condos in the older section of Concord Cityplace east of Spadina are more appealing to live in than the newer Concord buildings west of Spadina . They usually have reasonably sized kitchens with peninsula counters as well as gas cooktops instead of electric.
    Also theres less dumb money competing to buy older units/bidding up the prices.

    Developers creating condos based on estimates that a studio or 1 bedroom means x-amount of occupants at time of build, however, todays economy got like 200%+ increase of occupanrs per unit cureent date so elevator times will increase if housing market stays inflated and no new affordable units are available.

    18:31 LMAO MY OLD SH!T AGENT TRIED TO MAKE ME BY Bachelor there at the height of the market with no parking for 700,000 and she was convinced that I'll make a lot of money not to mention when I put an offer in I got a letter from the property management saying no short-term rentals allowed which was exactly what I was going to use it for and she still said it was a good deal I had a horrible AGENT and it was a place for my son thank God I didn't get it

    GUPTA group makes bad condos. i was looking at the ones coming up at younge and york mills. no condos around their great location but since GUPTA group is making it i wont look it at.

      but what a great location though the GUPTA group snagged with that one. whats the development hell? i hope they dont skimp out on materials and go high end with it not like jarvis.. i could see many downsizers coming their from the immediate surronding area who do not want to leave the area they live in who will buy their.. big pressure on that project to get it right..that area just south of and east off are all multi million homes with many 8 digit homes.. they cant put up what they put up at jarvis their. @@SamTorontoRealEstate

    Given your experience, i honestly trust your judgement about how bad some of these buildings are. I give you props for being up front about your thoughts.     Completely inaccurate description of 25 The Esplanade. Homeless people? Addicts? That's an issue all over the city so you could say that about anywhere you don't like. Elevators? Lived there 2 years, never once waited 20 minutes - maybe 5 at a stretch when one is out of service. Best building I have lived in and my neighbours would agree. I think you might want to revise this nonsense.

    Your comments on 25 The Esplanade are absolutely inaccurate and it’s obvious you don’t really care to research the facts before providing making click bait videos. If you had spoken to any resident from the building you’d understand the amount of love and care people have for this building. Having lived across downtown Toronto in several apartments, and being a single female, feeling unsafe couldn’t be far from the truth. It’s extremely bizarre how you’ve decided to slander our home. We’d love to show you our community if you decide to take off your misinformed glasses one day.

      I claimed many times that this is merely my opinion, based on my experience. I did not state anything factually incorrect. It’s factually correct that every time I’ve been to this building, I’ve seen homeless issue. It’s factually correct that every time I’ve been to this building, I’ve waited for a eternity for the elevators.

    Your commentary on 25 the esplanade is totally incorrect. During the height of the pandemic the Novotel was used as a shelter to support the most vulnerable in our community. This is called community service which I think you have overlooked. While housing the homeless did had some colour to our neighbourhood, it has been long over. Your information is out of date. Our community remains vibrant as is our building. Please remove the commentary on 25 the esplanade. 👿

      I expressed no disagreement with housing the homeless or what was done. In fact, I was wholly for it. I said as much in the video. Furthermore I made no. Mention of the shelter still being open. My commentary is totally accurate with regards to all discussed.
