    Buy a bigger piece of property (acreage) with a house on it and put a pole barn type building on it that you can use as your Warehouse might save you money in the long run.

      Heck even buy some land and just build a small cabin or something that way too zoning or whatever wouldn’t be an issue, she could just say it’s a vacation home but use it as a working area. I think if she wants to keep work and life separate then having a single spot for it would work best. I know people where I am who buy wooded lots and just plop a large shed or garage on them and use that as a private work space, one guy even built a pond and goes there to relax.

      This is the way to go definitely. Forget the warehouses please, do yourself a favor. I’m in the same spot, working from my garage. And when I found out how expensive it is to rent a place, I’m so happy with my 2 car garage. Until I buy land and build in my own land little by little. You don’t need a huge warehouse, your fast forwarding way too much.
      Those warehouses could work for Amazon.

    Don’t forget to flex things like Rent Abatement, negotiating cost for spaces that aren’t turnkey, and also one thing you gotta remember with the tall warehouses is that you’re definitely getting way more than the base square footage, there’s upward storage and the ability to create an additional level. 3K sqft with 20’ plus ceilings will do more for you than 5K sqft with 10’ ceilings. Y’all got this though!

    In the process of buying an embroidery business and moving it from a warehouse into my large detached garage that we are remodeling. I live out in the country so the next step after we grow out of it is to build our own warehouse on our 11 acres we live on. You are such an inspiration. Love watching your videos.

      That's really smart of you to buy a house with land because you can always build you a building. My friend built her Beauty Salon 😍 on her property and worked in for 20 year's.

      That's definitely the way to go. Otherwise you're giving someone else all that money to RENT a space with little to no control over rent increases.

    So, I'm gonna add that we have 2 million in inventory, 3 lasers, and picking up a 4 head embroidery machine and our warehouse is 1190 sq ft, we built a mezzanine and store a shitload of inventory in the mezzanine. We kept one $390 storage unit and our total costs for warehouse and storage unit is $2700 a month and we move between 1000 and 2000 orders per week. We are very happy, we have 2 little girls and it all works out.

    I was thinking incorporating a small retail store where there can be customer will-call pick-up or customer walk-ins at the warehouse. This can bring additional income besides online. This is where the building with the receptionist desk would work. Have a catalog at the desk to order from. You can display your latest merchandise for customers to look at. No A/C is a problem though, but I'm sure you can figure something out. Hope your continued search goes will.

    Even though we are coming into winter, a big ass fan is still a good idea. Fans aren't just for cooling, but help move the heat around perfectly at low speed. It seems like such a small thing, but you want air circulation. $10.4k seems like a lot of money at first, but the amount that you will be able to expand will cover that really quickly. Just getting one or two extra staff members in there can increase your output and give you more time for marketing to bring in the extra business. Our best decision for our business was to take it out of our home -- for space and sanity.

    You can build deck all around your garage walls like second floor if ceilings are high, make that you storage of everything, all separate door for downstairs and close it to upstairs and have your own shop

    Been following you for 3 years now since you first started. Like someone else said embroidery isn’t even my thing but sublimation is in making designs is definitely my passion. I love your business sense and your family. I relate to a lot of your ethics and you give me motivation! I’m so proud of you that you’ve come this far and are finally getting your own warehouse! That is a dream to be able to scale up so big that you need to get something bigger. The progression is huge

    Security is always a concern. Add a door break through the Sheetrock and add a door. Find a large commercial house once again to use for a lot less then $10,400.00.

    The house on the corner where I live is a storage unit for a family who runs there own business.
    They bought 2 houses in the neighborhood one to live in and one for work.
    They go in the morning and leave about 6 pm.
    In the end, they will own the 2nd house.

      This was my idea as well. Look for a smaller house in your neighborhood to live in and use the current one for the business. OR if you aren't attached to your neighborhood look for a house in a more rural area with acreage and a detached garage or ability to build a detached garage for the warehouse space. 10K in rent is money you could invest in owning real estate.

    Glad to hear from you!! That is amazing that you have such a problem that you need more space. Just FYI before you commit to a warehouse, you can always be small but once you upgrade its hard to go smaller. Also economically things are getting tough in US and inflation is hurting our customers.

    I wish I had your problems in having a successful embroidery business and mulling spending $10k month. BUY, BUY, BUY a property though. Either another house that’s for work only or commercial location. Love that you grew from a single needle machine in a flea market. You are such an inspiration! ❤

    To help with hand dermatitis, soak your hands in water before bed for about ten minutes. Take them out of water do not dry them and coat them in Vaseline and put them in cotton gloves. Do this every night without washing the gloves each time. Use moisturizer all through the day and do not use rubber gloves. If you see no improvement, see a dermatologist and ask about triamcinolone cream/ointment and begin using this at night instead of Vaseline. Hope you get to feeling better! (I am not a doctor but worked with a dermatologist and we saw many patients with same problem)

    Concerning your fingers/skin:
    Consider checking if there is any mold in your house/walls/structure!
    I personally know of situations, where some people’s skin reacts to spores in the air like that, while other people living in the same household don’t have any issues.
    Even dermatologists weren’t able to figure it out at first!

    Here's another suggestion.... How about finding a homestead with some land, add a granny flat or two for rent, build a warehouse/large barn, have a live in nanny, warehouse manager, and student interns work at the warehouse, and take care of the land.

    Hi Angela, I don’t know if you’ll see my msg 😆 well, I suggest that you try fresh Aloe Vera or glycerin. It really helps with skin issues…. You can also make your entire home a warehouse, and rent an apartment or condominium to go home, sleep and relax. The next day you can go to your

    Remember your family, loved ones and mental health comes first!! I know business is business and it’s your income and livelihood! But in order to keep it your passion and livelihood, you need to separate the two!!! And since you have the means to, DO IT! You and your family around you will thank you! And just a side note: I have eczema too and lupus (2 autoimmune inflammatory dz) and I found changing my diet helped alot. I’m a nurse so I used my hands alot too. And it gets a beating every shift. Try lowering your sugar and carbohydrate intake. It’s increases the inflammation in your body and therefore ups your flare ups. I know being a busy mom and full-time business women doesn’t help at all but try it for 2 weeks and see how you feel! Hope this helps!! All the beat vibes to ya!! 🙏🏼 💗

    oh my!! i had the same thing! it was awful pain!! this is no joke on what worked no medicine it was water and no sugar....tons of water and now it is gone!! i am so sorry for you and pray for a speedy healing!

    I feel your pain! I have EXTREME eczema and I have the same issues a lot of times. The doctor told me that the synthetic fibers in materials is what causes the flare ups. It could be the same for you. I'd say go to a specialist. Eczema is painful and annoying. I hope you get better. Eczema is triggered from synthetic things. That's why I started using natural products and it's gotten a lot better. To the point I've started my own business for people with skin sensitivities and dry skin.

    I thought the first storage unit offered the best option. Really good light too. Business need to spend money to make money. You will grow into the space. Getting part time helpers to start with might keep your employee costs under control. Good to see the success you have enjoyed. Hard work has paid off.

    Like Donna said, what about a store front? I wouldn’t have walk ins,but a lot of places have closed or paired down because employees are working from home. Strip Malls close by may have space and maybe cheaper.

    I'm so glad you and your family are good! I hope Roman is feeling better by now. I'm sure you are weighing all of your options as far home / work balance, employees in or out of the house, distance, car, rent, utilities, etc. you mentioned one of the tenants leased the space you wanted, did you find out what size was the unit they were occupying? Maybe its big enough. Either way I know that everything happens for a reason, and if you have to wait a little longer, the right one will appear. Congratulations on your growing business and having the ability to provide jobs for others. You are absolutely a blessing and an inspiration!

    Transitioning from a home business to a potential warehouse is so tough. The DMV is so tight on warehouse space as well. Looking forward to seeing which route you take!

      Right? Because I just don’t understand WHY for the life of me warehouses are so pricey!! It’s just basically an empty shell. These land owners are too greedy because paying over $100,000 dollars per year for minimum 5 years is 1/2 million dollars! Most land doesn’t even cost near this much & the buildings are usually basic if it is even constructed with cement, bricks etc.
      The cheapest unit I saw wanted £10,000 per annum excluding fees. I managed to get a storage unit, roughly the same size at less than £1k per year & I’m making it work with that. Once I outgrow I’ll just keep getting storage units until I can buy a building.

    Something to consider instead of setting up a whole A/C setup for them is to look into Port-a-cools, I have seen a lot of warehouses use them. They are basically huge portable swamp coolers on wheels you could use for the warehouse area. As for the office areas you could do a mini split system which are very affordable and efficient. A full on A/C system is not only expensive up front but that is an additional monthly cost you will notice in the summer months. After you leave you could even turn around and sell them the port-a-cools and mini splits or take them to your next place!
    My wife and I are getting to the point where we may need to move out of our house for the same reasons (space and to separate work from home). We also have 2 young kids, one being 3 years old so watching your videos it’s funny seeing someone else battle with our same daily struggles!

    My daughter just experimented and eliminated different things from her diet. She cut milk out and her eczema improved greatly. I hope you get it figured out, I can remember how much pain my daughter would be in. Very hard to do much of anything when you can't use your hands. Take care and good luck with all your decisions.

    As I looked at your videos of space you considered, I was reflecting on my friend's warehouse. She had purchase and installed a mezzanine which close to doubled her floor square footage. You could probably install shelving units on a floor above the working space

    Just a thought. Buy another suitable house as an investment property - gut it and rent it to your business. Or hire an organiser to sort out your storage solutions around your current house.

    Some things for consideration: no idea where you are located but when a big box store/grocery store closes or relocates, the prior properties sits empty. It may be possible to lease the location at a reduced rate esp. if it’s been sitting empty for a while. Negotiate? Second consideration: commercial properties that have not paid their taxes go up for auction. You may check with the local tax office to see if any such properties are available. Otherwise, as a previous suggestion offered, consider a storefront up for lease that might suit your needs. Good luck and get better. You’re to blessed to be stressed! 👍🏼

    We found an old bank. It was 4500 Sq feet and was 1/3 the price of other commercial spaces. best investment we ever made!

    Excited about your growth and growth pains! It’ll work out ask God to open he doors and guide you. He will. 😊. I sure hope your Eczema completely heals. I had issues with that like 25 years ago. I went to a dermatologist had, shots, creams etc. it was a mess and didn’t work. My family physician looked at my hands said all I needed was Eucerine cream. It comes in a big fat round jar (tube also). Stick with the jar. Dr said my hands were allergic to all the fabric dyes. I used to SEW EVERYTHING ! For me, my family and community. It was so painful like you couldn’t do anything. Eucerine worked great! It’s worth a try. Once healed it never came back

    Last year I had simular issue. We couldn't find the cause. The dermatologist had me cut out liquid soaps. It helped a lot

    Wow!!! You have a ton on your plate! I get so overwhelmed when that happens that I tend to shut down and do nothing at all. I find that making "to do" lists with every little item on those "pages" of things to do actually looks excessive but I derive great satisfaction in crossing off completed tasks. Before I know it, list doesn't look so intimidating! Try it with your morning lunches and see if it works for you! Even when you possibly get warehouse, you'll be packing up food and snacks for Roman too. When I first started watching this video I had thought buying lot and putting "pole building" up to keep costs low. Using property as collateral for construction. Anything you put into it could be recouped by selling in future to ease your anxiety about such a leap. I understand though, money is required to purchase property in the first place. You are an inspiration to so many and I'm sure you'll find the path that suits you and your family!!! Good luck!

    The last option where you knock an opening to make both units into one, sounds the best option for now. Either take everything to storage to clear your head, go on a trip somewhere where you can clear your head and make a decision, or take the last option at least until something better comes up.

    Praying for you. It will come. You are such an amazing person. I would like to do an embroidery business. I am retired and would like to have a small business. Love spoiling my grandkids and it gets expensive. Plus I would like to have a business so they can work at the business also. I want to teach them to work hard and have pride in what they do. I know I don't have enough confidence in myself to start anything, but then this 62 year lady watches a young amazing hard working woman and YOU inspire me. Should be the other way around😊.     Same! I was diagnosed when I was 17. I found that ocean water makes it better, Eucerin after a warm bath and/ or hydrocortisone ointment makes it better

    For the eczema when you have a flair up if you have cotton gloves if not get a pair. Use a lot of Curel (The reddish pink label) on your hands and then gloves on and go to sleep. yea weird but helps sooooo much!!! I have to do it usually during the spring. been doing it since I was 6 so almost 20 years

    I would look into purchasing a piece of property. There are companies with modular buildings they can be very big usually used for construction sites or military buildings. They are modern units that comes with AC and can be assembled to fit your square footage. They are a lot quicker then building especially if you really need to get moved in and organized immediately. Hope you find a solution soon. Good luck on your journey.

    Totally agree I work from my house 5 days and 2 days I work from my small shop the only time I feel like I’m not at work is when I leave most of my things at the shop on Saturday which restricts me from work at home and then I actually turns off work mode in my brain lol… so I say go for it because you need that separation

    i used to rent warehouse space for the same reasons you mentioned. But after about two years i did get tired of driving back and forth to it (traffic here is awful). Plus there's insurance, utilities, blah blah blah. i loved it-- it was callled "flex space" where the front was an office and the back was a warehouse. it was $900/month (several years ago). BUT I did get tired of driving back and forth to it! Ended up buying an Amish-made pre-fab building that was placed on our 3/4 acre lot. It's perfect! Now I can go out there whenever I want, and just walk a few steps back to the house. Maybe if there is a place in the country where you could move, with some acreage-- maybe that has an on-site pole barn? or you could build one? just a thought :)

    Get a property with a shop garage in the back.....in Idaho they have that type of garage with an attached shop🤷🏻‍♀️, do they have those where you live? Room to grow, a place with acres 🤔,

    As for the children getting them ready for school, write down a checklist so you won't forget anything in the morning. If at all possible make their lunches the night before. I know it's a lot to ask, but once you get the hang of it, it will become second nature. The same holds true for homework assignments, due dates and so on and so forth. Have as many calendars in the pc opened up and synchronized, th as t way things don't overlap or you forget about something. It's easier on the pc because you can see it all in one shot. Business, personal, school and school activities for the kids, appts, etc. You can stretch a day as long as you want or prioritize by writing down non negotiable things first and things th as t can be left for the next day or next week follows.

    Great videos very inspiring . If your in need for a warehouse and if the over head is to much .. Try looking for a commercial lot for lease or subleased maybe 700 to 1500 month then buy sea port storage containers, they come 20 footers and 40 footers. Sord of like ware house and you can move them worse case to other locations if needed to. The used sea port containers can cost $1500 to $2750 each. Enclosed to weather proof. Secure. There really tractor trailer bodies. Many businesses use them especially manufactures. My friend has a business where he manufactures picture frame mattings and he stores everything in his sea port containers. He even ships to Walmarts and MIchaeles When there trucks come all his orders or supplies are ready to be shipped...etc
    The way your going you need show room..etc and all that stuff .. Keep pumping. Also Keep the storage units as a back up plan worse case

    I had the same problem a few years ago, random eczema out of the blue. What helped the most, Evening Primrose Oil. Literally, sticking a pin in an EPO capsule and rubbing it on my hands/fingers multiple times a day. Peppermint essential oil and Lavender essential oils were also very helpful. Just be careful with the peppermint not to rub your eyes (it will burn). After a few days you will get some relief. Hope this helps.

    I feel you about packing in the mornings! For packing lunches, I try to pre pack the cold items the night before so that in the early morning I just have to focus on the hot food. As for the business, I know you can do it with the warehouse because over the last two years you guys have grown so much so quickly that once you have the warehouse plus employees, you’ll probably need a bigger size warehouse than what you are looking at right now lol

    I was so happy to see your video and see you are all doing great! You are such an inspiration to everyone. I had an out of the box idea just for in between time until you find that perfect warehouse- maybe find an Airbnb or something short term that you can retreat to as a family when work day is done just to give you some immediate relief and some time to relax and recenter mentally? If you can’t move the business quite yet, maybe remove your family from business space short term? Just a thought? I know when I get overwhelmed I feel like my brain goes into grid lock and I can’t decide anything. Sending positive and calming thoughts your way 😊

    I'm glad your back, I missed your videos 😃 my son is in daycare and over the years he's had a few accidents but it hasn't stopped us from sending him there...don't let one accident hold you back from sending him, its not like it will happen everyday or week, it may have been just a one off thing....and with the warehouse if your struggling to find one near your house you might just have to bite the bullet and find one further away, there may be a place cheaper and exactly what you want, and if you have to drive 20-30mins then so be it. I've always had to drive 30mins to and from my jobs, even longer with peak hour traffic... but either way you will figure it out, cant wait to see your next vlog 😘

    I have bad eczema on my hands from embroidery too! It comes from the fibers in the clothes drying your skin out. I went to a dermatologist and after 2 years we finally found a cream that has been working. It's a prescription called Tracrolimus Ointment 0.1%. If you aren't able to get a prescription I have also found a lotion called "Gloves in a bottle". It helps protect your hands, but you can still embroider without the awkwardness of wearing gloves. Hopefully this helps!

    As an eczema (of the hands) sufferer, here’s my tips that I’ve come to learn.
    1. Never, ever, ever wash the dishes without gloves on
    2. Never get house paint or paint thinners or paint cleaning products on your hands
    3. Throw away any hand soap or shower soap that flares up your eczema
    4. Soap is bad!!
    It’s a long road to recovery once you get a fresh round of eczema.

    Sounds to me like u need to buy property, build a barndominium, home upstairs, shop down stairs. Or property, home and build a huge separate shop to run business on your property. At least the money stays in your pocket and u can build your shop the size you want. In the shop; create an area that is safe for your kids that is open and accessible to your work area.

    Glad to see you hope Roman gets better and definitely a get a nanny( run every check that’s out there). Sacrifice for now with the space you have and re-organize, while saving all the money you were going to spend on the warehouse for a year or so, then buy a building.Then you won’t have to worry about the lease going up and/or something comes up with the leasing company. Just my thoughts, take care of yourself and your family 😊

    Hi Angela , greetings from Australia .I am the new subscriber and enjoying your content.
    I run small business and it's exciting and challenging when you have growth. Just a few suggestions on the warehouse search. You may want to consider looking for someone else that has a larger space that they may be able to sublet to you. With covid and everything that's happened in the last few years there may be businesses that are willing to sublease a portion of their factory to you .Which would improve their cash flow and maybe you could negotiate a shorter lease ie.. for one year or two years. It could be a win/win situation for you both. The same could apply to you guys if you rented a larger Factory and then found someone to share or sublease it too. Another suggestion maybe leasing a factory that is a little bit smaller and putting in a mezzanine level which would basically consist of a staircase to a second flat floor level with a handrail across the front for safety. This could also be a cost-effective way of gaining more space that could be used for storage. I wish you well in your journey.😄 Justin.

    Happy to hear you finally made the big move to a warehouse! I always wondered what you were waiting for, lol, it was clear your business was only getting bigger, congratulations🎉
    Btw, as a fellow sufferer of the dreaded eczema, the stress and constant handling of skin drying materials, cloth and cardboard, it was a formula for disaster. It's tuff to get rid of, but will go away at some point, steroids will likely be involved, (side note- your skin will glow). Tap and pat but don't rub or scratch. Best vibes sending out to you and the family!
